Yes, I know about it 😊 It’s near MRT-Boni and Forum Robinsons plus there are public utility vehicles.
Units are reasonably priced for the space given and I like how some units are bright and airy because there are a lot of windows. So it’s good for residential 😊 though we’ll still have to see how they maintain the building

5. Pwede ka bang magbigay ng mas maraming pictures at videos para mas ma-visualize ko yung property?

Opo, ma-forfeit na kasi yun po yung compensation sa owner dahil hindi niya nabenta sa ibang interesadong bumili yung property 😊
May tanong po ako sa rent to own. Ang contract po namin ay 10 years, so after ten years mapapasamin na po ba yung bahay at titulo ng bahay?
Mejo nalilito po kasi ako dahil sabi ng iba maya option lang daw kami na bilhin yun bahay after ten years?
Hello, it depends po sa napagkasunduan at contract niyo kung naka-specify po na pwede niyong bilhin yung bahay pagkatapos ng 10 years. Kaya para malaman po kailangang basahin yung contract 😊

Hi, I'd like to know pwede ba na mag-train ako as a real estate agent sa isang developer to get an extra income, and once na ma-qualify ako as their agent-- at the same time magaavail rin ako ng own unit ko from them? Hello, yes, you will be able to get a property discount through your commission. Pero merong ibang real estate developers na kapag hindi ka na affiliated or hindi ka na nag-wowork sa kanila, hindi mo na rin makukuha yung commission mo. So for example, binili mo yung condo this year pero yung commission makukuha mo, 2023 pa. Kung hindi ka na nag-wowork sa kanila, hindi mo na rin makukuha. Hope this helps 😊

Question po. Yung rental credit na napag-agreehan niyo ng seller, yun po yung lalabas na down payment po di ba? So meaning po, parang itinabi lang po ng seller yung rental credit na yun para if ever na ipapasok na for bank financing or pag-ibig (if allowed), yun po yung ibibigay sa bank or pag-ibig na downpayment? Tama po ba understanding ko? Sana po mapansin. Thank you!
Tama po na rental credit yung down payment pero hindi po iyon ibibigay sa bank o Pag-IBIG. Bayad po iyon na down payment sa seller at iyon po ay equity na kailangan para pahiramin po kayo ng bangko o Pag-IBIG 😊

It really depends doon sa owner kung bibigyan ka niya ng discount o ibebenta niya sayo sa mataas na presiyo 😊
Is rent to own applies to Maceda Law?
In a real rent to own arrangement, it is not covered by Maceda law since you are just being given an option to purchase the condo
Mam ano Po ba mga hidden charge Ng condo?
Hidden charges when not explained by your real estate agent are the following:
• Membership fee to condo association
• Condo association dues
• Realty tax on your unit
• Share of realty tax on the land where your condo is constructed
• Share of realty tax on common areas

Sabay po ba babayaran ang option fee at monthly fee?
Depende po sa usapan kasama yung owner. Yung iba gusto sa umpisa ng rent, yung iba pumapayag na installment yung option fee at kasama sa buwan buwan na bayad 😊

@@russelreyes6102 merong zonal value sa BIR kaso hindi po iyon ang fair market value. Usually hindi tama ang pricing ng owners at minsan based sa emotions pa kaya best na real estate appraiser ang mag-assess ng value po 😊
