Many of these "cheap" apartments seem to be located in questionable buildings. If the apartments are so cheap, how can these buildings possibly afford ordinary upkeep? Yes, it all sounds amazing when viewing sea views from a bedroom window and imagining oneself walking to the sea. But the cruel reality includes the wear and tear of the building, and the quality of owners who already live there. This fantasy of picking up a "cheap" property in and around Scalea seems fraught with horror. I do appreciate your enthusiasm, though.
K Jones honestly most of these building are absolutely fine. You are not going to find monster neighbors in your blocks unless you are really unlucky. Most people are very welcoming. That said Scalea of course is not a rich place but if your budget is tight it can be a very good option

I don't think one needs a "wealthy" neighborhood in order to determine whether owner responsibility and care are priorities in a given building. There are nuances in the purchase of a property, nuances in neighborhoods, often from street to street. And, of course, many of these nuances are lost in internet sales. It is absolutely amazing to me that any of these properties can sell simply by being on the internet. But there is evidence of Americans doing just that without visiting the city or the building first before making the purchase. Absolutely incredible.

In all honesty I do not think these properties are an investment opportunity however if somebody wants to buy a very cheap property and live near the beach these ones are almost unbeatable. That said there is more money going into Calabria so you may see some capital gain. You should also be able to some airbnb income in the summer months.

Question is, why the heck are they so cheap? Crappy neighborhood? Crime? Buildings in bad condition? Renovation needed? Hidden costs, taxes, fees or other not directly visible costs? Better question would be, could you rent them and realisticly for how much?
No is true const (at least for some of them) they are cheap becouse in some places Italian real estate is cheap, right now I’m in Italy in a 1200^m2 house and it costed around 160.000€ and is 10 mins drive from grottamare (seaside town). This is becouse in Italy in some places there is a really low bird rate so there are way to many houses so is pretty cheap to buy and live. Is good for retirement but not for cashflow I know some people that tried renting out but these apartments are like 1-2 hours drive away from airports and only get rented in summer season and then for 100-250€ a week so is nothing good to rent out most of the time. And you need to go trough a lot of burocraty in Italië they will let u wait for hours on end just to send you off. Is only possible to do something there if u know people there or have family or live there. Cheerse and good luck searching for a nice place to stay or rent out.
I hear that many of these places in the south are also plagued by the Mafia, hence the reason no-one (Italian) want to live there. Also some builders may knock your door with "an offer you cannot refuse".... lol....
Patrick this is not the case. In Scalea crime is not a major issue. Most of these buildings are in pretty decent condition and HOA/service charges are on the low side. If you have watched some of my other videos I do say Italy is not an investment opportunity in the real estate market however there are some places in Italy where a lifestyle purchase can be a very good option for somebody who wants to retire or a digital nomad that wants to use the property as a cheap base. Forget about long term renting as yields are not great but moreover Italy is very pro tenant. You may be able to make some decent money on the airbnb market.
Good summary KingE. In high season you should be able to get at least 200 Euros a week even for the more basic apartments but factoring in tax charges/agency fees etc you will net nearer half this number.

It depends where you go but English is usually good enough in most countries.
I love them and want to make an offer. I love Italy. I would prefer to buy near the seaside near Saturnia but I know prices are higher up north.

In general LV prices are higher in the north but not always.
Campania being one example where prices are often more expensive than the north.

It depends how far. Right next to the station probably but fairly near is OK especially for those who do not have a car
