It’s interesting that the buyer pays the real estate agent fee in Italy….in the US, the seller pays (pays their agent and the buyer’s agent fees-usually 3% each for a total of 6%, but can be as low as 4.5% total or be much higher depending on the location and market .

I'm originally from Romania but live in Wales for 15 years we are thinking to buy a property in IT, but will keep our house and business here in UK as well, and we are planning to live in both countries, is that possible?

What about those 1 euro houses? Can one expect up to 50 % of that in closing fees?

These will attract similar fees to a property of say up to 80k, this is why you cannot work on percentages.
