If we could go back in time, I think we would have bought something too that would have qualified for the Golden Visa, thank you for sharing your experience.
@@christobar There were a few reasons for us. A big reason is that there isn't a ferry between Madeira and the mainland, which meant that road trips were out of the question (and we love them...in fact, we're in the middle of a road trip between Nazaré and the south of France). Also, with a larger dog, it meant that we'd always need to leave the dog at home if we traveled off the island. And we weren't interested in living in Funchal, but that means while it may be beautiful to look at, it seemed like daily life (errands) would need to be done in a car on windy roads. But, don't get me wrong, I go back and forth on it frequently. Good luck!

Just to add for another thing to consider...where we lived in Canada properties had an average of 3 days to 30 days on market...depending on condition and location of course...whereas in Portugal properties can be on the market for months and even years. They do not have an organised mls system and the real estate market is very different than North America. So that's another thing to consider before purchasing. Thanks for sharing and have you tried Grill Meia Laranja in Nazare? It's very good and excellent prices.

Had you bought in 2019 just before Covid lockdowns, it could have been a financial hardship when people weren’t able to travel and rent a vacation home.

Thanks for watching @rfotofolio8087 and mortgage practices are different here. The mortgage needs to be paid off by the time you’re 80, so the mortgage length is determined by how many years you have until you turn 80. Also, we had to out 25% down. Otherwise, not a problem.
Why would you buy to rent short-term in Portugal and live in the US? Short-term rentals require a lot of work. You are probably making no money as you need to hire people for that. In your case, it would be way better to rent long-term until you decide to move to Portugal permanently.
We address all these questions in the video. Rates were exceptionally low, prices here are rising faster than most other places, and so getting a great house at a great price and a great rate was a win. For us, renting for several years and then buying at prices that were much higher and rates likely much higher would have had a worse outcome. However, you do you, and if that’s what you would do, that’s great. We just came to a different conclusion. Thanks!

You’ve picked a very competitive niche but it’s also a niche that - once monetized - has high revenue per view….probably why it’s competitive. Keep working at it and maybe work to develop a unique angle that can stand out. I like the retire by 30 concept and maybe it’s speaking to the under 30 crowd in some effective way…not being under 30 not sure what that is….good luck!
