    When it comes to investments, there is no asset more enduring than land. As the world evolves and cities ooze out, the allure of a legacy property becomes not only a symbol of prestige but a testament of your foresight.
    When you invest in top-tier amenities - such as amazing location, close to town, yet completely private with private access to natural reserves - such as food plots to attract wildlife, owning 2,000 +/- feet of live water, amazing views - exceptional amenities enhance the value of your life - and your property.
    Come along with me today and we’ll take a look at this property - 34 acres, creek, barn, magnificent location.
    Historian Edmund S. Morgan noted: "Ownership of property gave not only economic independence but also political independence to the average American".
    The Library of Congress observed: "Between 1747 and 1799 George Washington surveyed over two hundred tracts of land and held title to more than 65,000 acres in 37 different locations." Land was the future.
    "Land is the most permanent estate and the most likely to increase in value," wrote a youthful George Washington.

    God's country no doubt. Price for what you seem to be getting...its not for the average 'Joe'. It has potential as a business like a camp ground, or small development if the local economy can support such. If its there for a family looking for a largish piece of land, "its pricepoint (35 acres in the 500's) makes it seem like - "we dont need to sell, but if we get our price we will." God bless them. Get them their price Brad.

    • @SummerSausage1
      @SummerSausage1 10 месяцев назад +2

      Nothing new...the house you are sitting in right now used to likely be farming land. God isn't making more land. Where are houses going to be built? The only option is farms turn into houses.

    • @TheCharleseye
      @TheCharleseye 9 месяцев назад

      @@SummerSausage1 It's really not the only option. It's not even the best or easiest option. There are plenty of zoning laws in many developed areas that are keeping them from building more/affordable housing. If those laws change (which really only requires a ballot measure and enough votes) there's really no reason to chop up what's left of the farms and forests, just for people to have a roof over their heads.

    • @SummerSausage1
      @SummerSausage1 9 месяцев назад +1

      @@TheCharleseye You have absolutely no idea what you're talking about. I'm sure you're saying this as a theoretical person, who has never developed land before, let alone in KC.

    • @TheCharleseye
      @TheCharleseye 9 месяцев назад

      @@SummerSausage1 That was quite the response. I countered your claim with options for housing development that don't require destroying farms. You came back with...empty insults. Gosh, you sure showed me.

    • @SummerSausage1
      @SummerSausage1 9 месяцев назад +1

      @@TheCharleseye You spoke words, but nothing of substance. Once again you lack an understanding of real estate development because you're an 'arm-chair expert', but here you go: firstly, while zoning laws are not the sole solution to housing issues, they are undeniably a critical component in addressing them. In rapidly growing areas like Kentucky, both zoning reform and responsible land development can work in tandem to meet the ever-increasing demand for housing. Secondly, zoning reform may not be the easiest option, but it can be one of the most effective ways to ensure sustainable, equitable, and planned growth. Developing available land is often more cost-effective and efficient than continually pushing the boundaries of urban areas. Additionally, it's essential to recognize that homes need to be built somewhere, and eventually, land must be developed to accommodate this need; otherwise, we may face a situation where people have no choice but to live in tents or inadequate housing. Thirdly, while zoning laws have indeed been a barrier to affordable housing in some places, they can also be updated to encourage affordable housing initiatives. Striking a balance between preservation and development is possible with thoughtful policy changes. The land in the video is ripe for that to happen, if you had an ounce of brain to see that. Moreover, responsible development need not involve the wholesale destruction of pristine natural areas; it can coexist with environmental conservation efforts, ensuring that land is used efficiently while preserving its ecological value.

    Dumb question how are the winters in KY? And how far is the nearest hospital to this land?

    • @BradSimmons
      @BradSimmons  10 месяцев назад +6

      @anotherbutt4chair56 - those are both good questions really. College and Regional Medical Center are 8-9 miles = 12-15 minutes.
      Here is a lengthy (sorry) reply I give to folks who ask about storms, weather, etc. Hope you benefit from it:
      Couple things - 1st - we are nowhere near tornado alley - you can look that up. We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing... Diagram here from Wikipedia: en.wikipedia.org/wiki/Tornado_Alley#/media/File:Tornado_Alley_Diagram.svg
      Secondly, July and August are our hottest months - in the 80s. But everything is air conditioned, so it is 60s in the morning and night - and 80s in the peak of the day.
      3rd - we came from NJ 30 yrs ago - here we enjoy two things that I like: it stays lighter, later - 9:30, its still light out - because we are so close to the next time zone - we like that.
      4th - we also enjoy about 3 extra weeks of spring - and 3 extra weeks of fall. Which equates to 6 weeks less winter for me - I'm happy.
      5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full.
      And wow, did I ever find something for you! the most comprehensive weather site I've ever been to - this weather info is for our Bluegrass Team office: weatherspark.com/y/15759/Average-Weather-in-Danville-Kentucky-United-States-Year-Round
      Lastly - a good, honest answer about snow…. Now some years, we get nothing. 2 times in the last 30 yrs I’ve been here, we’ve gotten 12” - but the average honest answer is: we get 2”-3”, 2-3 times per year and its gone in 2-3 days.
      if this all interests you - Get on our Exclusive Buyer's VIP list here, to know of new properties - BEFORE they hit the market - BluegrassTeam.com/homefinder - or of course just call or text 859-379-5263
