I would like to see the 40×60 house plan with (small pool and barbeque pits and small garden can plant spices) on the roof and have one shrine room , one living room, 2 Master bedrooms with dressing room and 3 single bedroom, gym, theater, carpark, kitchen, dining room, store room and more prefers to see with using wooden than glass

Sir/Mam, please try to make 40*60 east facing plot house designs where ground can have 1bhk+ parking 1st and 2nd floor can be duplex, on first floor we want 3bhk + big front balcony to spend time with family, on 2nd floor we want working room with other activities space (TT table, mini jym, sky open terrace garden and a small kitchen slab to make coffee/tea), please help us with this design sir ..

1.In 1800sft north east very commercial purpose where each floor has 5 to 6 shutters and total 5 floors and in pent house 1 unit of 1bhk and 1 unit of 2bhk and in ground small lift and parking and 3 shutters where one shutter is having both north and east side
2. Full rental purpose 250yards 6units of 1bhk in 1 floor and lift in between spiral steps and total 5 floors and in terrace 3 1bhk and in ground 2 shutters and parking and 1 unit of 2bhk
3. 60*60 with 5 bedroom ,2 maid's room of 1bhk,3 attached toilets(bath tubs only for attached toilets or shower bath partition) and 2 common toilets, movie hall, drawing area, family lounge ground in garden and terrace garden,swimming pool, multifunction hall,3 car parking,full modern kitchen and wet kitchen ,BBQ,OTS for utilitiy area.
Function hall,pooja room, lift, maid's rooms,car parking in ground floor
The villa should be triplex from 1st floor to 4th floor where from 1st to 3rd all bedroom,kitchen and all and in 4th floor theatre and all game space etc
Steps should be royal in villa and in between steps the lift should be
And another spiral steps from ground to terrace and lift should be from ground to 4th floor
At ground floor all the sides space should there for walking through and in all these three sides the box like thing for plants and space should be for walking of 2 people
This is no doubt a great design but we do not have access to the floor plans. Other architect firms provide us the same . May be you should look at the pros and cons and decide to publish the floor plans or not!

only issue is that , it doesnt have utility area

Every project I see is with WOW factor however you do not make these projects keeping a common/middle class family in mind where washing area, pooja area (though you include it), store room etc. are not there.
I am really die hard fan about your design and presentation style... But your are moving from latest design to outdated design.... Please look in to your one Year old design they are fabulous.... But latest one are not up to the mark....
