      Renovation can also be as costly as making a new house, but also that depends on many factors.

      considering the house/building is still structuraly sound, renovation is cost-efficient than building new, otherwise considering other factors like a very old and delapidated building, newly built is more cost-efficient - IMHO c",?

      I am no expert but I think that will depend on a lot of factors. Like the percentage of the house you will keep as it is. Because if you need to demolish, that will be an added cost vs just starting from scratch. So it's a matter of what type of improvement, if you have to demolish something or just improve without undoing the current structure as it is. Which comes in different costs.

    Ganito din problema ko dito sa apartment kasi nasa 1st floor yung room ko. Ginawa ko nalang ay tinakpan ko ng wallpaper yung umiitim na stains sa ceiling na nag momolds kasi nakakadiring tignan. But I know hindi talaga ito ang right solution for that na pang matagalan.

    Sir Slater, in a different video you mentioned that you have some U.S. electric products. They run on 110V not 220V. Did you use local XFMR's oor a larger XFMR to run those products. Thanks.

    Engineer Slater, I have an inquiry. We had our house built by an Architect/builder. After the turnover of the house to us, we found so many sub-standard in their works and finishes. Although they were professional enough to take the responsibility of rectifying those sub-standard works, I have this growing concern within me about the integrity of the structure of our house. Have they done the foundation of our house according to building standards? What if they also messed up in that area? Even though, the architect assured us that it was properly done, I still could not help but be worried considering their poor performance. My question to you sir, from an engineering perspective, now that our 2-story house has already been built, is there a way of finding whether our house is structurally well built or at least the foundations of our house are up to the standard? Your response will be greatly appreciated.

      If your house is 1 storey you don't have to worry much about structural integrity. If it's 2 storey, they should be using 16mm size rebars for columns and beams.

    Yes on another problem I've noticed in the Philippines they do not use a concrete vibrator to get the bubbles out of the concrete that doesn't help either and you are correct you have to use the correct waterproofing but you're better waterproofing and put a tile on top of it to protect it from the sun

    My question is about the tiles.o know Pilipino they love America made and European made but actually it just came from China.if I’m not mistaken..

    Soil poisoining is a MUST, whenever po magpapagawa ng houses or any structures, in allows us to prevent yung natural elements na makaksira in the long run sa ating bahay (foundation,walls especially), during excavation phase pa lang, mainam na pa soil poison na muna natin bago tayo mag proceed sa works, then to prevent from water leakage (mother nature's water level) mainam na maglagay tayo ng mga waterproofing membrane, whether its a bentonite strips, PU, roof membrane water proofing.
    to keep our house from heat, insulation is a thing as well, di pa kasi ganun ka known ang pag insulate sa mga bahay, sa mga high rise pa lang na practice dati, but we are getting there, but insulation is a must din po. para di natin salo lahat ng galit ng haring araw sa atin haha.

    With termite protection, you can have a reticulation system so that yiu won't need to have your house drilled when there are termites

    Thanks for this Slater. So most probably hindi rin pala adviseable yung cementitious waterproofing sa mga parapet walls... soaked pa rin ang walls namin pag matindi ang ulan. kahit ilang beses na namin pina ayos same pa rin sa mga contractor sa lugarnamin pero bumabaha pa rin sa sloob ng bahay. Is there a directory of contractors na legit categorized by location and specialization?

    Most of the waterproofing used are topical application which needs replacement in time. There is crystalline and colloidal silica hydrogel that seal the concrete within its matrix or internal ly by blocking pores and capillaries. AQURON AND CONQOR Colloidal silica hydrogel waterproofing can do this even in marine environment.

    We have a roof deck and AAC blocks for exterior and interior walls so we do not really hear from inside when it rains unless it is really a downpour.

      Double Pane Insulated Windows aren’t common in the Philippines. They’re mostly in super high end luxury houses or even then most still have single pane unless the builder is knowledgeable about them. The good thing is it’s available in the market. Andersen Windows in the US is available in the Philippines so you can buy them.
