    We paid off $40,000 of debt faster because we took our housing payment and applied toward our debt. so far we've saved $135,000 in housing and utilities. Where would you redirect your housing payment?

    Hi there great video! I am actively looking for a new role in the industry since moving from the perfect RM job ever. It seems that the companies here are expecting a load of over 300 units for one person. I have had a taste of this and frankly it was brutal. Do-able with a good team however, even then!! I have met a great recruiter that is helping me prepare for some job shadowing. Ever so grateful to have been blessed with this support. I miss my PT gig with 15 units, it was the best gig EVER. I had a FT job on site so I know what heavy work loads look like with a 24hr never know what is going to happen ;). Good for you and your wife, great to fall upon your video today!!!

    Great video my friend , I am a resident manager / superintendent in midtown Nyc , I live in the building , which is a 85 unit coop , where 6 shareholders are on the board who basically make all the decisions of how and where their money in reserve is spent . Upgrades to roof , Local law 11 etc ( each shareholder pays an avg of $3,000 maintenance fee a month.

    Im a property manager at 2 HUD buildings in Midtown NYC, It's a COMPLETELY different beast! There's porperty's and there Properties.

      I understand. We turned down a couple. We weren't desperate going into is - so we took our time to find the right ones and agreed on the terms before signing on the dotted line.

      I'm about to be a burbank/HUD manager. I haven't found any of those videos yet. I used to live in a HUD complex though. I can imagine. All I know is everyone's about to hate me. Ha!

    The system you have for showing and renting seems very effective. "Responsible with a hint of professional" LOL! You must set very clear expectations with tenants. If you are to that property, the resident are used to things running a certain way. If they previously had someone sitting in an office 40 hours a week. They may not like, at first, always leaving messages, and emailing, when they are used to talking to a live person.

      My wife Fiona is full time now. We saved a couple hundred thousand dollars in rent over the 12+ years as resident managers, payed off all of our debt, bought and sold real estate and now I'm a videographer, speaker and trainer for small businesses.

      Dawn Bolton now I have 2 parks and only get paid for 1. I pay for rent water and electric. And my pay is only $300 a month lot cost 305, water 75 and electric 275... it's all a joke and my first bill is 1500 and a 7 day notice... great management company. ...

      Though Fiona is doing very well in property management right now, the book is about bring a resident manager - allowing us to pay off all debt and live on far less because we had no housing and a couple places we had no utilities either. We were able to find positions by keeping our eyes out for them and locating them in the newspapers (online), craigslist and other sites. Look for the positions far before you need them.

      It’s all about connects , I’ve been a live in super in nyc in which each apt average cost 2M. Having a live in resident manager / super in which the building has the super living for free at a $5,000 a month apt for free
      I am blessed and take nothing for granted. It’s a great job. And best of all Christmas time is the best each tenant gives u a envelope

    how do you set up your system for maintenance, so that you have everythingproperly logged?

      It depends on the arrangement you have with the management company or the owner. I've done all of the maintenance and none of the maintenance. The easiest is to get a spiral book from peach tree management supplies.

    My husband and I are interested in becoming property managers. I am already property management certified and have a background in housing. We do like to travel and just wondering how possible that is with this kind of job? Can you take vacations?
