Always do a 24/hr follow up with your tenants after they've had a work order completed in their home. Tenants love feeling like they are a priority and that they aren't just forgotten about once their problem is fixed. Always make sure the work orders were done properly and in a timely fashion. Maintenance should always wear boot or shoe covers upon entering a person's home unless you want to continue paying for the residents carpet to be cleaned. Even if no shoe/boot marks are left - most tenants do not like workers coming in with their shoes on or uncovered!

I’m going to be managing a complex’s that has been without a manager for some months now. I hear the turn over with managers is quite high. I live in a small town and locals are telling me im in over my head. But I just left a company I’ve been with for years to pursue this. I’m also moving moving out of my house to go live on site. I don’t wanna let people discourage me, I want to take this challenge and do great at it. Every tip is greatly appreciated

This is just in case they decide to internal or external modifications to the property and then later claim, "... it was like that when we moved in." Modifications, like knocking down a non load bearing partition to make a larger lounge area may prove costly to restore. Often, when the tenant is required to notify the property manager of any such changes they don't and go ahead anyway. Okay, if you visit the property every 6 months; but, if you do not go there at all, or send some, " newbe" around on your behalf they may not be aware of any changes from the original plan.

I have the worst slumlords that run and own my building. Management is Abra Management in Los Angeles. I moved in 2 years ago. My ceiling started leaking two months after I moved in. Many tenants have leaks in their ceiling. 2 years later they have not fixed the problem. That is the tip of the iceberg. They do not maintain anything. The building is falling apart around us. There are about 200 cigarette butts in the entryway that are left by my ghetto next-door neighbor. No one cleans it up. Many lease violations and they don't care. Due to the rapid-fire rent increases and greedy landlords and developers, it is difficult to move on from this situation. I am the kind of tenant you want in your building. I treat my home as if it were my own. Any previous landlord would give me a high recommendation. It is pretty miserable here. The lack of respect for tenants is epic.

The owner of my building offered me this position with a 1/3rd rent and 20/hr for ten hours per week. I was about to take it. Then I sat down and wrote all the responsibilities down and it’s for a luxury high rise building with over 100 units and I’m like,”so I will be a property manager for a high rise building for around $1,000 per month in discounts and pay????” No way. I told her I expect free rent at the minimum….she said she will think about it. I think for 100 units I should get a yearly salary and free rent. She wants a property manager for a high rise with 100 units for for 700 off in rent and 300 in pay. That’s insane. And she has 25 buildings and owns a 16 million dollar house. Get out of here with that offer.

My issue currently is that my new property manager has already right out of the gate entering peoples apartments without notice and we caught her trying to do that with our apartment and denied entry without notice especially since I've never before seen this woman. Then later *at 7 at night* she issued an inspection notice to everyone but us saying they were going to inspect at 10 that next morning and never showed up. Can they just show up any day or time now? I can't keep waiting around all day every day wondering when they'll show up or worry that they'll enter when we're not here. Also since we can't keep a maintenance man there's alot of things wrong but when we do have one I almost dread asking for repairs because in the 5 years we've been here we NEVER get any notice when they're coming to fix something, sometimes they don't even knock they just try to barge in but can't since I keep the door on and they usually have the audacity to get all pissy when they can't just barge in like they want. What can I do to make the appearances without notice stop? I can't move and I'm constantly on edge or paranoid someone is just going to show up especially if I'm not there
Thanks for the tips! I obtained an on-site property management position in 2017 with little given to me of my duties. I have found the most challenging is getting people to pick up their dog poo. Does anyone have some suggestions on what can be done to get dog parents to scoop the poop?
I would post up outdoor cameras via Alarm.com Video Analytics in common areas where the poop is not being picked up. This way you have video evidence of the poor dog owners. Then post pictures of the culprits (Dogs that is) on a wanted board in the clubhouse. This should help to change the culture there.

That's a great question to ask at your interview. To be honest, if the position requires you to live on site, I imagine they will require you to stay on site 5 out of 7 days a week, but it never hurts to ask! Everything is negotiable.

Advice: NEVER describe your community as a "complex." That went out 30 years ago. Second. If someone pulls up to your leasing office with loud music blaring on their car radio - don't blast them with your community standards but rather, strategically come up with a way to respectfully address it from a community standpoint. It's possible that they are simply hard of hearing (you won't know until you interview them) or, they may have come a friend or family member who likes their music loud. Just saying...

Absolutely! I mention it to them as well so they know I did store that documentation in their file. Helps to prevent certain shenanigans later.
