This doesn’t really make sense. ROI should be cap rate. How is your ROI 9% when your net income yearly is $16,607 and your villa cost you $268,900 ?? That would give you a cap rate of 6.17%
Also, investing in vista cana is not good idea for Airbnb because there will be soo many units available for rent and you are essentially competing with legit beach front properties with 16 hole golf in cocotal where Airbnbs for new 2 bed condos there are going for 150 a night

Definitely double and triple check price per night's. My airbnb can charge as much as 200 a night and as little as 70 in slow season.
