Just moved to Vegas in late 2018 from California. Best decision of my life man, life has been so much more better & beneficial for my family and I. Whenever we miss Cali we can always go visit as it’s right next door so it’s perfect honestly
@@SeanUyehara Hey, I only been to Vegas once. I don't drive but I enjoyed it. I'm not big on partying but I want to come back for a visit. Can you do a video suggesting some things to do.
I have lived in Vegas for 6 years (also from Hawaii) and felt like I was ready for something new. After doing research about other states, none has beat the pros of Vegas honestly lol love that there’s so many places to eat especially late night, concerts and large events happening in our backyard.
I moved from Los Angeles to Las Vegas in 1989. Best move I ever made. Saving a ton on income taxes and property taxes isn't the only advantage. This video lays out the issues very effectively.
Im 22 and have always lived in California but I want to move out of my moms house but not feel like I’m downgrading. In Vegas I can get a way nicer place for way cheaper so I’ve been considering it, thanks for this
Moved to Henderson NV in 2016 for a job I started in Chicago. I immediately got a $300+ a month extra income due to no state income tax. Love living here!
Thank you! Me and my boyfriend have been doing endless research on living in Vegas for over 1 year and this is the year where we are finally making the move. I'm so excited to get away from over crowded los Angeles 🔥
That's awesome to hear! Making a move is a huge step to consider. Please let me know if there is anything we can assist you with regarding your move. Talk soon Bri Lynn
You forgot the cons of all those desert critters. In most states, people only have to worry about mosquitos, flies, and spiders. In Vegas, there are LIZARDS and SCORPIONS that can get in your house and yard.
I’m born and raised in Louisiana and just moved back to Louisiana from Vegas a year ago after I got engaged. We just had a daughter and me and my husband and kids are excited to move back soon!!!!
We were lucky enough to move here over 20 years ago from the LA area. We have seen a LOT of growth. We absolutely love it here!!! We moved into an area called Green Valley Ranch. We did not have kids at the time (we have two now). Boy were we happy to choose this area. It's awesome!!!!! We have some of the BEST schools in the country in this area. Homes were a lot cheaper then. It's a bit more expensive now, but still WAY cheaper than LA. Sean, you did an awesome job with is video!
Thanks for the love Jannette! That's such a cool story, I remember when my parents considered moving to Vegas back in the 90s, home prices were under $100k! Yes for sure we can enjoy the cheaper prices compared to LA......but things are sure increasing rapidly here.
I left Atlanta for Texas 10 years ago for the same reason and it was the best decision I’ve made. I’m now looking to move to Vegas in 2022 and wish I would’ve just did it this year but I’ll be able to plan my move better for next year. Good Luck with your decision 🙏🏾
I'm in Chicago now and thinking about moving there . Heat is kind of scary since I work outdoors but I'm still interested. Still having about two years before I'm ready though
I’ve never been to Vegas but I’ve been considering making my first trip to Vegas to live there. I’m doing my research. Thanks for this video! Very informative.
I am a Las Vegas resident of Vegas for over 10 years and I greatly appreciate your ongoing insight, however, I believe that there are a tremendous amount of people moving here that fail to do all of their research before moving to Vegas as a "whole"....
Very informative. As someone who's lived in Vegas for quite awhile, I think you covered everything very well. It would be interesting to see your take on different neighborhoods, like how Summerlin is mostly retirees or Henderson is more family-friendly while the strip is good for singles, although some of the cheaper rentals around there can be super shady. A breakdown on utilities might also be helpful. A lot of newbies get burned in the summer by that first electric bill. 🌞
@@kingdaughterfaithlovehope4877 Hi. What are you needing specifically? Electric bills can be high in the summer while your A/C runs constantly in the 110 degree afternoons. One bedroom apartment can be $150 or a two story 4 bedroom house with two A/C units for upstairs/downstairs can be $550. The winters can be as low as $50 and $150 for each. Hope that helps. 🌞
People...research the school situation. The overall Standardized Test scores are dismal. Plus, private industry wages are often wayyy less compared to other urban cities. Check out comparable regular salary wages BEFORE moving. Vegas is more a small/mid-size urban city so it's easy to get around but you definitely need a car. It is HOT here - blazing, blazing hot from June to September
Thank you for this list, I have been considering moving there for the past year coming from New York City. I find it funny how all your cons don't affect me so it's making me feel better. I'm expecting a second interview over the phone today so I already had a positive outlook, but this is making me feel even more positive.

Hi Ben, the summer months is when it is hot. Probably around May-Sept. As far as schooling goes, I believe Henderson is pretty good, but i'm not 100% sure. I'd definitely check out some public websites that ranks schools

Awesome video! I’m 21, thinking of moving out to Vegas because of Hawaii’s expensive living costs. It’s nice to hear this from someone who used to be a Hawaii resident. Thank you for sharing this information! Could you compare your living costs, differences etc. from when in Hawaii and now in Vegas?
Oh man, its been almost 20 years since I left Hawaii. The cost of living in HI just doesn't make sense for me at this point. I enjoy visiting home, but wouldn't move back unfortunately.
That is the reason why I moved away from back home and came to Vegas I lived here since 2005 the cost of living in Hawaii was too much I was also working 3 jobs

Sean, EXCELLENT video, excellent presentation!! I see you're a realtor so you obviously know your stuff. I can tell you put a lot of thought into this video and did a lot of research. I was lucky enough to live in Vegas back in the 90s for 4 years (bought an older home off Mountain Vista, between Flamingo and Trop), worked at the MGM Grand running a deli, and absolutely loved my life there. I had friends, made great money, and since I don't gamble, I loved the casino atmosphere without going broke!! I would still be there if my wife didn't want to move back to Ohio. I'm one of those who HATE winter, so the intense summers in Vegas never bothered me...small price to pay for 4-5 months of mild weather between November and April!! The only thing you did forget to mention in your video, when you were discussing traffic, was the INSANE traffic on the Strip, which is unavoidable. Anyway...great job!!!
Glad to see this video! We’re looking to move to Vegas probably in 2023. We’re coming from Oahu 🤙🏽 definitely glad you brought up the schooling. I wanna make sure my kids attend the right public school.
I grew up in Hawaii all my life & moved to North Dakota 🥶 when I was 20 years old & lives in ND for now 4 years & i am ready to get out of here🤣 went to Vegas just last week & man I gotta say.. I loved the vibe & all the local foods I missed! Lau lau, poke etc. & Vegas seems more of my lifestyle. I got Texas & Vegas currently on my list but Vegas is ahead right now. Thanks for this, I needed this.
Mahalo Sean. Your Pros and Cons review of the Las Vegas area was very informative and comprehensive. I'm originally from Waimanalo, O'ahu now residing in Monterey, CA. I'm familiar with the cost of living in both states. Being retired military I was considering moving to Las Vegas in or near Henderson, NV.
Thank you Manley, I appreciate the feedback. As you know Vegas is the 9th island and there are so many folks from HI and CA moving here simply due to the cost of living. Let me know if you have any specific questions that I can answer for you seanu@loandepot.com
That's so exciting. Where are you relocating from? Some of the major grocery stores here in town are Albertsons, Von's, Smith's, WinCo, Whole Foods, Trader Joe's, Sprouts and as far as credit unions go, Clark County Credit Union, America First, One Nevada, Silver State Schools, WestStar, Greater Nevada
This is very informative video because i need to stay in vegas to start a new life, and i wanted my family to go there in vegas to have a happy life. And yet thank you for this video and this helps me so much to move in vegas. From France~
Looking to move to Vegas from CA. The main reason we picked NV is the cost of living and if my husband has a meeting in CA he can still get there easily. Definitely worried about the school system though.
All of our friends that have moved to Henderson love it there. I'm not too sure about it. We're beach people, but we do like the desert and have relatives in St. George. I'm on the fence about.
Totally understand, I can go to CA anytime I want to enjoy the beach if I miss it that much. Like they say there is a price to pay to live in Paradise.
Very fair/balanced report. I've lived here for 15 years. The summers are brutal although we do get a bit of a break in that it's dry heat. Humidity is terribly uncomfortable. Fall and winter is really beautiful. Crime particularly in certain areas deserves a mention. Poor air quality and the lovely scorpion community are not great selling points either. However the sunsets are simply glorious.
Thank you for mentioning the crime part. I’m actually moving to Vegas in February from Portland Oregon and I am seriously concerned about the crime there. Do you have any recommendations of places to live besides the obvious Henderson and Summerlin? Or places to avoid where there’s higher crime? And now that you mention the damn scorpions now I have to worry about them too lol.
@@SeanUyehara maybe if I make the move we should do a little colab on 1 of the contributing factors of me moving to Vegas hahaha Stay on the grind man the channel is looking great
Thank you for such an informative Video! Im hoping to get a transfer from my current job to work in Nevada (preferably Las Vegas or Henderson) in the next few years to better me and my family's lives.
I don’t agree about the 24/7 being open. We just moved from Hawaii about a year ago and I trip that all the retail stores and grocery stores close early. Nothings open 24 hours. I’m in Summerlin so idk if that makes a difference.
I went to Vegas recently for a EDM concert and it was on the 4th of July weekend and my god I wanna move there but this video justade me wanna go even more
Moving to southern Nevada soon. I love to ski. I love to take the boat out. What is the best area to live to be able to access both Lee canyon and also Like Mead?
I'm seriously thinking of moving to Vegas from Los Angeles, your video helped a lot, thanks. Driving in gridlock on the 405 for an hour and a half one way every day is just not sustainable haha

I'll help you with North Las Vegas. It sucks! The southern part of NLV is really bad. The good parts of NLV were nice several years ago, but have gotten a lot more ghetto in the past couple of years.
@@rossvesci1706 I would suggest either Henderson, Summerlin, or Centennial Hills. Centennial Hills is nice, but it's way NorthWest in the area. Henderson is nice for the most part, but has a couple of rough areas. Summerlin is a nice area. It has cooler temperature than most of the Vegas area in the summertime. It also has Red Rock Canyon, Dave and Busters, and Red Rock casino, which is a very nice casino. I like Summerlin the best, but the other two are nice too.
Really just depends on what time of the year you visit and where you are visiting from. If you come in the summers it is HOT! If you come during the winter we do get into the 30s at night

You forgot to mention the car insurance in Vegas as a con. Your rates will skyrocket here lol. Not to mention registering your vehicle is expensive. Between the car insurance and registration, those cancel out the no-income tax. Also, driving in this city is nuts. It is literally a free for fall, all day, every day.

Maybe you can make another video about the security, crime and to be honest I know Vegas have so much fun but I just want to know more the Cons. Thank you Sir and be safe always. Mahalo
@@edmondbarayuga4199 I think like any other city in the country, you will have good areas and bad areas. Overall Las Vegas is a great place to call home. One of the pros is that our property taxes are significantly cheaper than TX. We also do loans in TX and I can tell you, the first thing everyone mentions is how high the property taxes are.
Great video. I'm glad you escaped uber expensive Hawaii. I lived in Southern California where house prices and taxes were outrages. 7-$800K Sounds about right. Over a million to be on the coast with a view. I can Imagine how expensive things are in Hawaii when shipped all the way from the mainland. Covid must be a nightmare for them.
I take the bus and while I would rather have a car..... the fact that the buses run 24/7 compared to many other cities is a great advantage that is often overlooked.

The only thing you did forget to mention in your video, when you were discussing traffic, was the INSANE traffic on the Strip, which is unavoidable. Anyway...great job!!!
Appreciate the feedback, thank you so much 🙏
Glad to see this video! We’re looking to move to Vegas probably in 2023. We’re coming from Oahu 🤙🏽 definitely glad you brought up the schooling. I wanna make sure my kids attend the right public school.
Sounds good, I'm here for you if you have any questions in the future. You can always email me directly seanu@loandepot.com 🤙
Thanks for the great info Sean, considering leaving LA for LV due to all the reasons you just mentioned.

Thanks John, appreciate the feedback. When are you looking to relocate?
Moving there from Atlanta,GA June of 2022. Very excited. Thank you for the tips💚

Good review! U are spot on. Also if you like 4 seasons....u wont get it in VEGAS ..but u can easily drive to snow as you mentioned. Thank you.
Thank you!
Awesome content. Thanks Sean.
Thanks for watching Monte. Let me know if you have any questions that I may have missed.
North Dakota! Oh man, I bet you were loving the weather here! We're licensed in TX as well, so if you do decide to move there we've got you covered.
I’ll definitely keep you in mind if I decide to buy my home in Vegas.

Thank you Fam. Planning to move by the end of the year the info you said was really helpful.

What about grocery store chains and the most popular credit unions in town? Waiting on my lease to end next year and am moving there!
That's awesome, glad I can help Alice
Hey bro, thanks a lot for the vid! Very helpful info!
You're welcome, glad we can help!
Thank you for this 🙌🏽
You're welcome!
Looking to move to Vegas from CA. The main reason we picked NV is the cost of living and if my husband has a meeting in CA he can still get there easily. Definitely worried about the school system though.
totally understandable. the education is definitely one thing many struggle with here.
Do be...don’t put your kids in it. Are you crazy?
All of our friends that have moved to Henderson love it there. I'm not too sure about it. We're beach people, but we do like the desert and have relatives in St. George. I'm on the fence about.
Totally understand, I can go to CA anytime I want to enjoy the beach if I miss it that much. Like they say there is a price to pay to live in Paradise.
If I could do it over again, I would have moved to St. George and not Vegas.
Thanks for your feedback Elizabeth

Thank you for such an informative Video! Im hoping to get a transfer from my current job to work in Nevada (preferably Las Vegas or Henderson) in the next few years to better me and my family's lives.
Thank you so much, let me know if there is anything we can do with the relocation 😀
I don’t agree about the 24/7 being open. We just moved from Hawaii about a year ago and I trip that all the retail stores and grocery stores close early. Nothings open 24 hours. I’m in Summerlin so idk if that makes a difference.
I've definitely noticed that Summerlin does seem to close earlier. Great point!
Most of the valley is like that. A lot more things were open 24/7 years ago, but most grocery stores close at 11pm now.
One word... covid...
@@keithstoneholdmystones1259 before covid

I'll help you with North Las Vegas. It sucks! The southern part of NLV is really bad. The good parts of NLV were nice several years ago, but have gotten a lot more ghetto in the past couple of years.
@@Bigjizay what Erea is good to live in vegas
@@rossvesci1706 I would suggest either Henderson, Summerlin, or Centennial Hills. Centennial Hills is nice, but it's way NorthWest in the area. Henderson is nice for the most part, but has a couple of rough areas. Summerlin is a nice area. It has cooler temperature than most of the Vegas area in the summertime. It also has Red Rock Canyon, Dave and Busters, and Red Rock casino, which is a very nice casino. I like Summerlin the best, but the other two are nice too.
@@Bigjizay what about Mountain edge
what do you need to pack on vegas
Really just depends on what time of the year you visit and where you are visiting from. If you come in the summers it is HOT! If you come during the winter we do get into the 30s at night

You forgot to mention the car insurance in Vegas as a con. Your rates will skyrocket here lol. Not to mention registering your vehicle is expensive. Between the car insurance and registration, those cancel out the no-income tax. Also, driving in this city is nuts. It is literally a free for fall, all day, every day.
Have you ever driven in LA ?

@@SeanUyehara Aloha. Watched a lot of videos about the Pros and Cons living in Vegas and it pretty much y'all have the same thing to say. I am also from Hawaii but choose to relocate in Texas. Living out here kind lonely because Ohana is not here. In your personal opinion, do you think Vegas is a good place to raise a children as you mentioned marijuana is legal in LV.
@@SeanUyehara Appreciate it Sir. Thanks
