- Airbnb bought a new A.I. Startup called game planner AI, and with that startup and a few tweaks to their policies, they've started banning listings at a record rate. here's the scoop.

It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties. after three bad experiences in different parts of the world with Airbnb, I no longer use them, no issues at a hotel and not crazy fees
I'm glad that airbnb is finally cracking down on these fakes. I've seen so many in certain metro areas around the world, that I just stopped using Airbnb because it was taking me hours to scour my potential apartments when travelling to tell if it was "fake, not realistic, other people living an a single property, etc."
Their AI also changes my chosen cover photo on their search for the thumbnail constantly and its so irritating
Happened to us last couple weeks ago! A cabin sold and new owner chose us to manage. (We're highly rated). Launched our own listing, got 8, 5 stars in a row and then banned for a "duplicate" by a bad robot. ( no dupe to be found and former owner MIA) The appeal process was ridiculous. Couldn't add supporting docs. Took a couple weeks of non stop fight on every front possible to get a human to intervene and unbanned.
Sorry to hear this. Airbnb can make negative decisions and good luck unwinding.
I know they are currently hiring humans.
The new host format is so goofy! It forced reorganization of my images into the wrong rooms, and things like access codes and house rules are more buried. I'd like a software that can cut thru all the airbnBS. Thinking more about off playform web page every day
hate the new format so much, I actually send then a feedback. hopefully they get enough feedbacks that they will do something about it.

I don’t see anything bad about their changes. Many people try to take advantage of anything to scam people. Fighting the scammers is a never ending series of new rules as they become needed.
Until not scammers get caught in the net.
They are allowing up to 3 dogs for guests to bring to your house. I’m a host the dogs are allowed all the client has to do is claim they are service dogs. Very hard for the host. You are not allowed to ask the client for some kind of proof that the dogs are really service animals so it puts your property at risk.
@@margaretwilliams8627 perhaps. Yet most insurance has breed restrictions. Which is dog racism but still a big factor if a guest bring in a breed on the list and a problem happens.
my 2-year listing, 4.76 star listing got removed. Appealed 3x Got rejected. There's no turning back.

I like the thumbnail! Illegal Airbnb's are being banned worldwide. Ours are fine. So are the Airbnbs of my friends. But illegal Airbnbs are being found more often now, which is good for the people who are legal.
What is an "Ilegal Airbnb" ?
@@shiaolan in areas with regulations, Airbnbs that are not approved Aribnbs. In many areas there are now laws about how many nights you can host, where you can host etc. I think that's what he means. In Japan hosts can host for only 180 nights per Airbnb unit by law, (for example).
This is crazy bc my duplicate listing just got suspended after that guy posted that his was in the fb group. But what’s crazy is my listing was created for events just like that example you gave, it literally states it’s for gatherings and had a different price point, I’m not going to fight them on this but I will create a back up account before I need it (again lol).

That’s why hotels you can cancel 24 hours from arriving!! I spend 6 months a year traveling and will not use airbnb as it’s about the same cost and not worth the trouble!!

Abnb are getting more authoritarian by the minute , abnb have made enough noise that our government has introduced more laws and restrictions , abnb are manufacturing their own demise,

So with respect to “duplicate listings”, am I allowed to have a duplicate if I have a property with multiple structures (e.g., main house, guest house, pool) and I want to have one listing that is just for the main house and then a duplicate listing that includes the main house, guest house and pool?

What is a use case for duplicating a listing as a host? I understood their new policy on circumventing is for those listings that are banned and the host tried to make a new one using a new account but it’s same address, description, photos etc. Am I missing something?
I was banned mid europe trip and I was host...they couldn't figure out why. I no longer host and I no longer use them at all
Should uber drivers be advertising so they get the work? Interesting. I find this all fascinating. I also think the buy up of properties to rent them out at high prices is contributing to inflation and the problem with housing for normal people. So there's that.
I'm curious how many hosts have strict cancellation policies and what was the key driver for choosing that setting?
Are they running on such razor thin margins that the loss of a few rentals would significantly impact profitability?
We maintain a strict policy because we are in a distant travel market (Alaska) with a 56 day lead time. A cancellation even 2 weeks out takes us way out of our prime booking window.
Can you explain what to do when you have listings in different countries but they are asking for you to go into all your listings and take videos to verify the listing. Having to fly from us to Russia then uk then Japan seems unrealistic and expensive cost. I use a 3rd party cleaning company and don’t have friends and family in these locations.

Do I need to worry about a duplicate listing if it was made far prior to this new regulation that they’ve been commented and also my current primary listing has all five star reviews never been suspended or had any issues I made the duplicate during slow season to allow for longer stay and it actually did my listing during that time because two days after creating it I got a three month booking last year when it was created and I should’ve added to allow for longer days with larger discounts for the incentive of booking longer stay on this listing
I believe older listings are still subject to the policy yes. It sounds like youre clear though. There wont be any related event you were trying to circumvent on

but why make a “new listing “ if you got bad reviews.. in that case change how you manage your property and try to get better reviews otherwise same thing will happen..

The bad reviews you got in the beginning might not be valid anymore sense updating and including things or repairing the things that led to a bad review. Those first 3 reviews will sink you and you can’t risk the next year will pick up your rating

@@jcorona5457 Everyone gets bad reviews at times. I have never had them sink any of our units. It is also a lot of work to make a new listing. Best to stay honest and just improve how you host.
This will be happening in ours and adjacent communities. Wondering what Airbnb is planning to do with existing bookings on these listings?
How about when duplicating my listing, before publishing the new listing, I unlist and clear the photos, descriptions, amenities and other info from the original listing. Would this protect me from having the AI ban the new listing?
I like that you are trying to remove the reference material, but we don’t know if Airbnb databases the photos that I’ve have ever been on your listing.
If they only took a snapshot of what’s on the listing currently that sounds like it would work, but I would not trust that
This has been going on for 2 years
Home loan agreements typically limit the use of the home to a primary residence and restrict the use of the property for rental purposes. Other residents of a community should research the property to identify the lender and report the use of the property for commercial purposes, thereby placing the borrower into default.
Owners of property listed on AirBnb or Vrbo are not "hosts" and the occupants are not "guests". This entire industry needs to be held to zoning restrictions which would prevent having short-term commercial rentals from occurring in residential neighborhoods and apartment complexes.

Airbnb has turned into a sh!t show ever since they went public. They stick it to the owners and give the guests everything they want. Every owner I know is begging for a new platform.
Guests are saying it's invasive and too expensive and the owners have really wild expectations that guests will do housekeeping chores and pay a cleaning fee. People are just not going with airbnb anymore.
I have a case now where one my properties in in works and won’t be finished in time (check in is in 16 days). We offered the guest another listing with the same featuers 2 min away but the guest does not accept to change. Would it be possible to force cancel free of charge ? Thanks a lot for your guidance Sean as always!

Airbnb may suspend a listing (innocent violations, like a double booking because your API software accidentally let a vrbo booking come through)
I guess the science not to stay and wants to cancel, but he’s trying to force you to cancel by holding onto the reservation and on a multi week reservation you would do better to create a New listing and get a new booking while you go through that dispute process.
Few reasons why you could make a new listing
Ohh.. makes some sense. I thought you were talking about people, or management companies, that might use another host service like Red Awning. The original listing would be very similar to the Red Awning listing from an Ai point of view. What about this kind of double listing?
Multiple separate buildings on same lot or land is one reason i heard.

I no longer rent Airbnb to many dirty places and you’re expected to clean the place before you leave ummm hell NO that’s why I pay you all those fees and many times expensive rent! Much better off in a hotel less hassle and I get room service!
