Inflation causes operating expenses to rise along with rents. As rents rise, real estate taxes rise too. So an increase in rents due strictly to inflation will not translate into a 1:1 increase in NOI. You were making a good point though.
Great content! Starting small is better than not starting at all. It’s a mental game, just have to get out there and take the first step. It’s never too hard. It’s only difficult if you believe things that are false. Keep out the doubt and guard the door of your mind.
That 59k house is now 35k. In addition to HOA fees you’d have to pay monthly the house sits around a golf course which you’d have to pay them an additional 40k to live there to be a member. No wonder why this house has been sitting.
Looked up this property. There's a monthly HOA fee of $509 ($14,000 annual dues) plus a non equity one time membership of $56,000 all required. Sold for $30,000, still a strong cash flow but above wasn't included.

Back up, you got ahead of yourself and skewed the math. And you did not say you negotiated the price down to $80,000, this was never stated or inferred. Just FYI, learning a lot from you. According to the video he mentioned to put 3000$ down for the down payment, which is around 3.5% percent of the 80k. For first time home buyers that applies but for the second house you cannot put 3000$ down, more like 16,000$ down payment for the second house. Please do the numbers right that way you don’t misguide some of your viewers. Everything else is on point 👌🏽

Grant I enjoy your content I learn alot from you all the time. I do want to however point out that on Saturdays webinar AND today you keep telling people they can buy foreclosure homes for 3-5% down. This is not true Grant And would appreciate it if you clear this up. Foreclosure homes are sent to auction and then MOST of the time put up for bidding with ALL cash. Your under the impression that REO’s and foreclosures are the same which is understandable because you deal with commercial units. Thanks anyway tho keep on building!

Just in membership fees alone, you’d be in the negative. If there’s any repair costs or issues, even further in the negative. It’s a great example but research the property through and through. I know he’s just giving examples of how it could work out and he would never touch this property because it’s not worth his time. If he was interested I know he would’ve done the research and stayed away.

The market has changed. With Covid there’s a ton of cheap 1-4 unit deals but if you got money for the 32 unit then go for it. Whatever deals you wanna get.
