If you are looking for cash-flow, there are almost no markets where single family will be better than multi family. If you are looking for appreciation, single family generally will perform better in my experience,

@@humanbeing20118 The interest rate is not the only factor to take into consideration, you need to understand the cap rate. Essentially it is the noi/price. Once you know the cap rate, then you can determine if it is worth taking a loan. You also need to calculate the debt coverage ratio. When buying the property, you also need to calculate the cash flow. I would recommend you learn about profit and loss statement, plus balance sheet and cash flow statement.
10k down on a 300k investment🤔 Must be a first time home buyer because in my state, atleast requires 15% minimum for a duplex and thats with MIP (20% recommended) & 25% on 3-4 family.

Duplexes are great investments but the returns will likely be a little lower than multi-family. Although, the exit strategy with a duplex is easier because you can sell it to anyone who wants to live there OR buy it as a rental. There are less qualified buyers for multi-family, so you may have to wait longer to exit the investment.
Grant can you do a show on negotiations. On being easy at the beginning and then hard later. When money goes hard, how you are negotiating, asking, doing credits at closing etc. That would be awesome!

It’s so funny how he was saying stuff about riding around in his dads car and stuff and talking about real estate because when it was like 3-12 we would ride around and go drive through the mansions and I would just wonder how these people got there. I’m a big car guy so I always take pictures and videos and just wonder what they they. After like 3 years of just watching videos and googling I found real estate. Now I’m 16 I have a plan and use all this as inspiration to get through high school and start investing. My dad and I always go out to car dealerships to look at big lifted trucks and shelbys and stuff and I’m just like I’m going to get to the point where I can get him one of these. I always like going through model homes and want to run my own buisness so real estate is really my thing. Want to be able to get up to those apartments one day and be able to travel the country looking at deals. Thanks man!
30 days for due diligence and another 30 days to close to deal? Not really how residential real estate works. Those numbers may work for larger commercial or multi-family properties but not for a duplex. 30 days to close the deal and that timeline includes your inspections (due diligence) and appraisal timelines.

in my market (Philadelphia sububs), by Noon on the day this is listed it will already have 10+ cash offers, seller's agent will throw out all FHA and all offers with less than 20% pre-approvals, it would be a bidding war, and it would sell for $400K with all contingencies waived . cash buyer.
@@dustin9719 i make my own deals, public records research , look for long time owners and write letters. Last 3 multi family deals were secured that way.
Same thing happening here in AZ man. It's tough right now, but just need to keep staying persistent. Or find a private equity lender so you can be one of those cash buyers,.

HVAC is not most expensive. Just find someone who doesn't add 20% mark up. What's most expensive is plumbing, especially invasive plumbing repairs that require demo.
Uncle G I'm looking to get into the multifamily game, I want my first deal to be something that I live in one unit so I can use it for income for my loan, what do you know about that?. Also what can you teach me about cap rate? I'm thinking starting off with a duplex or a Ford unit and then do a multiplication like you said bumping right up to a six or 10 or 20. For the example with a lower price why is it 255,000 x 0.525 instead of 245,000 x 0.525 since you put a down payment of 10k ?

How do you get by putting down 20 percent down for an investment property? This deal you only put down 10k but 20 percent would be 60k.

Screw a duplex I'm buying a comershall multi family unit property with 20 units +. As my first property ever owned. Go 20X or go home

Duplexes are great investments but the returns will likely be a little lower than multi-family. Although, the exit strategy with a duplex is easier because you can sell it to anyone who wants to live there OR buy it as a rental. in my market (Philadelphia sububs), by Noon on the day this is listed it will already have 10+ cash offers, seller's agent will throw out all FHA and all offers with less than 20% pre-approvals, it would be a bidding war, and it would sell for $400K with all contingencies waived . cash buyer.

Im shocked when he speaks of due diligence he didnt mention hvac units those are always 1 of the most expensive items to replace.

HVAC is not most expensive. Just find someone who doesn't add 20% mark up. What's most expensive is plumbing, especially invasive plumbing repairs that require demo.
Becareful in florida too. Hvac gets replaced like eevery 5 years in florida due to sea air if the property is close to the beach

I'm looking to get into the multifamily game, I want my first deal to be something that I live in one unit so I can use it for income for my loan, what do you know about that?. Also what can you teach me about cap rate?
I'm thinking starting off with a duplex or a Ford unit and then do a multiplication like you said bumping right up to a six or 10 or 20. I'm Sacramento California the market is hot, the rents keep going up so the values are going up as well. I'm looking on loop net and I don't see anything in that falls into the 1% rule. Uncle g if you could help put me in the right direction that'd be great.
