with properties offering such low cap rates like 4-6 percent, how do you pay the investors monthly from that property, as well as pay yourself ? you have the pay the bank, investors, expenses on property, all with a 5 percent cap rate ? can someone explain that. Also, do you out source different property managers since they are located in different states / cities ? or do you pay property management companies a salary to exclusively work for you and only your property ?
Thanks for the response you are a real one. So to confirm, no investors gets paid right away from a property. Until the property performs well enough to pay investors or until you refinance, No investor gets paid . We would love a video on how you convince investors to want to invest into a product that not only does not pat interest right away, but in general has a long term agenda. I have your books, been to the seminars, and love these videos. Please do a sales pitch video on raising capital for real estate investors. Key words, how long a meeting should take, the small details that close it out, because its hard to sell something that doesn’t pay investors right off the back, unless you literally give them real equity of the property with name on the title and all.

Is it possible for a bank to give you 700 milli though like some US banks surely got that money but they surely won't give 700 mill expect if your networth and stuff are high
you raise 1 billion dollars to sell at 2 billion dollars to the retail buyer when the building is valued at 4 billion dollars the retail buyer sells and or leases the building to avoid countinueing paying the carrying or holding cost the people who will fund these deals are people that earn 10's of millions annually which in real estate if you are a top producer is common so basically these people can afford to loose a few million no big deal now there are things to preparate for like approval of construction from permits presumably potentially maybe not but anyways then there is how each person gets compensated for there work based on there job
