    I think I like all 3 of them, but am not a big fan of all the cupboards in the master bedrooms...it reminds me of a kitchen. Hmmmm.....

      I understand. In some models you can opt out of the bay in the master with the bank of cabinets.

    I do not mean this ugly, but with the prices of park models, singlewides? Why not just get a double wide or a single wide? Just saying. Storage is the problem of most Trailor parks. The mobile homes do not have enough space for storage, just saying.

      To be brief, it's concentration and dilution.
      To NOT be brief, Avg. singles are $75k and 900 sf. or $85/square. Doubles are $135k and 1400 sf. or $95/square. HUD 500 sf models average $80k, or $150 per square. New homes average $160/square. Other RV park models (400 sf) and "tiny homes" are all over the place in price. I mean we've seen the 400 sf models from $65k-$180k ($160-$450/square) and ITH's Incredibox at 128 sf and $25k is $195/sf. In all fairness, a price per square foot analysis is valuable to consider, but not the primary defining decision maker.
      We have seen quality issues being highly variable in the full spectrum from mobile / manufactured to stick built tiny homes. The average single wide we've seen would be considered "fair" quality and by no means have features many buyers consider nice or higher end. Not that there's anything wrong with lower quality for lower price. You get VOG walls vs. finished drywall, plastic faucets, thin doors, cheap vinyl flooring and so on. On the nicer built singles we've seen the price approach $120k ($133/square - close to a stick built home). Doubles are similar in nature. We've seen higher end doubles in the $235-$250k range which gets you at or near the $133/square price. HOWEVER, with MOST (not all) RV park models and HUD tiny homes we've seen, the level of quality and construction is much higher. Note that many park models are certified to ANSI RV standards and are not intended in most locations to be permanent residences. We have been most impressed with the Texas Cabins from General Shelters and the Skyhawk and Skyline HUD 500 sf Florida models in terms of craftsmanship, material use and overall quality, thoughtfulness and so on.
      We should make a video discussing this, but not many folks watch our "discussion" style vids.
      In summary, good quality mobiles, parks, and HUDs average around $125-150/sf. Then you get into the weeds with financing and insuring. Park model and HUD 500 manufacturers are not making an 800-2400 sf home - they are CONCENTRATING a home down to 400-500 sf, keeping the price in line, but being able to pack in better materials and attention to detail. Mobile home manufacturers are making bigger homes and trying to keep the cost down, and thus DILUTING the home and thus have to utilize lesser quality materials.
      Interesting to note - Clayton Homes (Warren Buffet) owns over 18 mobile home manufacturers, sells more than 50% of the mobile homes sold and finances 6 times more mobiles than their nearest competitor. Quality is as variable as the multitude of companies they own. Caveco is not a Clayton company but owns several builders we consider higher quality such as Palm Harbor and Chariot Eagle. There are other independents that build higher quality homes as well such as Skyline Champion and Skyhawk. Not to say they don't make less expensive, lesser quality homes for people to choose from.
      Bottom line, you get what you pay for, or what you can afford!

      @@50pluslife360 I agree, you get what you pay for. About 3-4 years ago, I was going to get an ITH on the mountain, which I don't think is ready now. It was going to take about year to get it then. I think now he has got it down to a couple of months. So, I went another direction. At the end of the day though, just take ITH, when you add on whatever, I think 20K is about a 130 sq ft. So you add another one that is 200 and the price is higher, let's say another 35K. It still gets higher. I understand about sq ft, I'm a builder, who retired the first time from the Federal Gov. I should have just been a builder all these years, I enjoy it more. I used a lot of stuff from the tiny house's like Randy did. The house I built was not much larger, I would guess 900 - 1K. I used a lot of the stuff from tiny homes to make my home seem so much bigger. I use it to chill in, not my primary resident. Thing I have seen as a problem, I have noticed some of my peers get TH or PM's, there is a problem with financing them or insuring them. I have about 4 or five acres, I am letting the goats clear off for me, the underbrush. I'm considering putting TH there, just collecting rent and keeping the property occupied. In the Mtns, you have squatters and other problems with vacation homes if you do not rent them out.

      @@outdoorlife5396 The HUD 500 sf in FL and the Texas cabins are much easier to finance and insure. A lot has to do with foundation type. THOW and mobile homes are similar, yet mobiles are HUD and THOW are generally RV. That seems to be the decision maker when it comes to insurance and financing. Location plays a part in it too. Florida has stricter requirements on homes in these classes and TX considers the General cabins as stick built homes when they are placed on the proper foundation
