I have lived in Puna for 2.5 years now, moved here from So Cal. Watched a few YT videos. So far, this gentleman gives the most accurate description of the subdivisions. There are more smaller subdivisions like where I live. I must say, the most superficial videos are put out by realtors. So, don’t be fooled. If you have the money, come and rent for one year first. My buddy who's hawaiian always would say PUNA was the armpit of Hawaii, where all the mokes live, but he's one high makamaka living in the hills above waikiki. I love it here.
I'm actually moving to Vegas but when I get situated there I'll be looking to buy land in Hilo maui or kauai and slowly build on it as i fly back and fourth and after I retire this kanaka is coming back to hawaii to live out the rest of my life. our queen would be happy that her people return home there's nothing more she would want to see even though she is gone she still watching over us hawaiians.
Yes the trade off is cheap land, but more property upkeep and infrastructure maintenance because of the temperature and rain. Farming is a massive challenge here, but doable depending on crop selection… And expensive! Either way you will pay, if you grow or buy. Getting machines to come out and move rock costs a lot which is required here for any serious fruit production.
Most of the lots in Orchidland Estates are 3 acres, but in comparison to Hawaiian Acres lots most are narrower and deeper. Hawaiian Acres lots are 150' x 871' , while Orchidland Estate lotss are are 125' x 1045.44' .

So happy I found your channel. We used to have a lot in HPP but sold it and purchased in Fern Acres. We are happy with our decision. At this time we are renting the property while getting things together on the main land.

I visited Pahoa area & bought a plot in Nanawale Estates. I did drive around and chose a street where the neighbor is nice & no “car farms” like you said. I’m looking forward to build my Hawaiian retreat 🤙🏼😁👍🏼
Mahalo Sean or Shawn. We bought a lot in 1996 in Puna Palisades and we had hoped to be off grid, but they put in electric overhead wires less than 2 years later. Many of the residents moved at that time. We had kids who were college bound & have never had the $$ to build and all of a sudden old age hit us, along with cancer, arthritis & all the "joys" elder hood brings. I really like that you advise people to learn about the history of Hawaii and why it was illegally taken as it was a recognized sovereign nation from 1847 when King Kalakaua made his trip around the world. He did that in order to get Hawaii recognized as a sovereign nation among the crown heads of Europe and Japan and he accomplished that. There are a lot of books & even some You Tubes about this. I recently read a book that covers Hawaii from Cook on. It is called "Lost Kingdom" & is written by Julia Flynn Siler. It reads like a novel, but the whole thing is there. I've studied Hawaiian history for 25 years & have read just about everything, but I actually came across some things I didn't know in that book. We've found that when we respect the culture and the people that they respond in kind. (not everyone, of course). Sean/Shawn, you have given very good advice.

Homesteadin' Hawai'i thanks for your reply. I think it’s important for all of to know who the land actually belonged to before it was stolen. I have been mindful of that in Los Angeles too. Part of prepping for making a move to the BI is to learn as much as I can about Hawaiian history and culture so I can be super intentional about how I occupy space there. This video in particular is incredibly helpful on understanding different considerations and aspects that visitors can’t really see in a couple of weeks. Any plans to make a video about Mountain View or Volcano. Is there a reason that land is so cheap?

Great video man! I have been waiting a long time for videos like yours that get in depth about Puna. I wanted to ask you if there are any areas in Puna that have more soil than lava rock? Any deep soil pockets in Puna like farther up north?
Mahalo for watching. Most of lower puna is all rock. I'd say that any large subdivision is on rock, large properties outside of subdivision may have some soil. Best soil spots are held by large landowners like shipman or kamehameha schools that lease out for farming. Papaya farms rd has cinder soil, Many spots in Mountain view have some soil. North of Hilo and beyond is where the real soil is at.

I lived for 4 years in Kona in early 2k and greatly miss the Aloha atmosphere as well as looking to move back soon to the Big Isle somewhere affordable. Question: Would you mind doing another video of neighborhoods with smaller land lots like Ainaloa, Fern Acres, Eden Roc, Hawaiian Shores/Beaches, etc?
Really love all the content and hopefully will get a chance to start a homestead there in a few years. What are your thoughts on fern forrest area? We found a lot we like but its hard to find additional information online about the subdivision. How is fern Forrest in regards to building unpermitted? Maybe another video with a few more areas in the future?
A lot of people are moving up to fern forest. A lot less traffic than Pahoa side but it's wetter up there. I was thinking of making a video like you propose but have since decided not to promote moving to Hawaii too much as it's starting to get hard to live out here.
I think this is the best video I have ever seen for regular people without a huge wad of cash who are thinking to move to Hawaii. The candid information and perspective are priceless. The encouragement to understand the setting, history, and culture is imperative. I am on the Hamakua, and as it gentrifies, we are getting a lot of people who are attracted by the beauty, but whose attitude destroys the very heart of the real, intangible beauty of our island.
It has changed heaps since i first got here. It's weird, I try to be sensitive to being a malahini and always thought others were the same, but that's not the case. I guess it's my surf background growing up where localism was king and respect was earned.

@@sarahwierenga6069 The Black Sands Beach Community would be THE place to go off grid and feel safe knowing the building officials won't come looking. The lots are small, the community is walkable (within the neighborhood) but don't be fooled, the Black Sands Beach Community is several miles from the actual beach.

thank you so much for the video. My dad was born in Hawi. My sisiter and I want to retire on the big island in 2023.Your video was very helpful. We live on Oahu now. We already looked at property and stayed in an air bob in Mauna Loa estates which we really like but it is at least a 30 minute drive to any big store. We are coming back in april to look at property and stay in Pahoa. We are a little worried about the lava zone 2 which I guess all of pahoa is. Seems like it would be safer to stick higher up the mountain in volcanos away from the lava. Any information you could give us on the volcano area good or bad would be much appreciated. The whole Kohala district is a little pricey for us!
@@HomesteadinHawaii I’m not too worried about the volcano because it could be a long time before it erupts there again. However, a dear friend of mine who lives in Waimea brought a good point - the crater has so much lava in it that it might crack somewhere sooner than people are expecting. I love Waimea too - it’s just gorgeous there - both the dry and the wet side.

Even after the 2018 lava flow in the Leilani area taking nearly half of that land and heaven knows what gas and heat is seeping up into the area now land and home prices have gone way up...amazing the pressure now on everyone to have and find an affordable home and life even on top of a lava pool...I toured that area in 2018 that beautiful road to the beach with all the fruit trees we ate from all those homes on the shore line and in the water at tide pools...all gone...yet prices have doubled and tripled...20....30...40...thou for 1 acre land...don't know if they are selling...like you said and I have seen it too a young couple I talked to just before the lava showed up putting their and their families money and labor into a 1 acre lot there only to see the lava cover it over there just bought and paid for bulldozer entry and plot clearing...gone... or cut them off from the road to town or the beach ocean boat ramp...think they paid near 20 thou for their 1 acre....now the gamble there is up to 40 thou to try your luck....no thanks...
There are loads of spots on our island. We used to have some great spots in puna before the last lava flow, but now Hilo is the place to go on the east side. Then all over the kona coast there are loads of awesome spots. Mahalo for watching.
Hey there! Love your vids man. I love what you do and dream of one day owning land over there. Question,can you grow mangos over there with all that rain you get? Its it easier by the coast vs more inland like mtn view? I've heard that some mangos varieties don't like all the moisture .
One day, maybe. I am a little hesitant on making videos like that right now because it is not deemed pono by the local people to be encouraging folks to move out to Hawaii. So I am trying to move towards focusing on the how for any tropical environment.

I'd say fern acres is an extension of hawaiian acres. Some lots may have more of an open view and it really depends on neighbors so if you are thing of moving there really check it out. For me it's too rainy, roads are less than decent and it's too far from the beach, but maybe that's for you.
Fern Acres is very nice! Good paved roads, thanks to the $200/lot Mandatory Road Maintenance Assessment, and weather is cooler than Pahoa! Lots are 2 acres, mostly, 100’W X 850’Deep! We own two 2-acre side-by-side lots (giving us 4 acres), and the roads go for like 7 miles into the subdivision, with not heavily-crowded homes built yet!

@@villalondv I was thinking of heading up that way to do a video, but probably won't get to it for a few weeks. Plenty of lots in your range. You can get 2 lots side by side in Ainaloa and get a half acre for that price. Ainaloa has good infrastructure and internet. lots are small at 1/4 acre so as the subdivision fills in it's going to feel tight. But having a double lot helps there. Mmaybe some 3 acre lots in Hawaiian acres but most likely down a horrible road and no internet.This shutdown is going to hit Hawai'i hard. We are such a tourist based economy. Guarantee a lot of cheap property coming in the upcoming years.
Aloha, I am new to your channel. I visited Hawaii just before the pandemic and stayed at the Waikaloa Hilton. I had a rental so my wife and I explored the island down to Kailua-Kona, and another trip to Hilo stopping at rainbow falls, and other areas. I have also traveled to Indonesia which is absolute paradise and you get way more for your money, but you can't own property there if you are not a citizen...so I have been checking out properties in Hawaii Big Island on the more affordable east side and liked your video that gave me an 'on the ground' look of some areas close to where I am looking. It seems like properties have gone up in just a few years but i am predicting they will drop back down due to the pandemic and economic conditions so I have time to explore. I am looking in the puna Mountainview area and wondered what your opinion was on that area? Is the crime rate high? It is in a Lava zone 3. The area just around volcano town is really nice, but 30 miles to any real city, a little amenities there in volcano. Mountain view is nice too. Its all street by street really

I'm a Calif native born and raised ...I was looking in Leilani Estates to buy land several months before the lava popped up I talked with the then manager and he wanted all sorts of things done to the land , Big concrete house foundation and concrete garage area , dig into the lava to set a concrete septic tank , He said he had a drone and would fly it over property to check up on it I reminded him he was in zone 1 and he said there has not been a lava flow there since 1963 or so....I did not buy....guess I was right..I said people should have trailers they could hook up to a truck and pull out of there or small shacks easier to part with not huge homes on concrete foundations..while there looking around met several nice people . One man had a very nice ornamental garden lot cross the street from his home running back into open land, One young couple had bought and had the land bulldozed while I was there in 2018 and their family members were helping them with that. An uncle he said was going to park his fishing boat there to use the nearby Ocean ramp access now no access..I'm hoping their land was not covered by lava they were close to the bottom part of the estates the other near the top ....he gave me some fishing tips and some bait..I have been to Maui also we camped out on both Islands in a tent ...Maui is much more fun with many sandy Ocean access areas but of course land price is in outer space somewhere.. If I can't find a nice safe affordable spot of land on the big Island I'll guess I'll go play at homeless beach bum on Maui .. I'm getting too old near 70 to fight off wild dogs and drug dealers , roosters and thieves from isolated land.... go mobile on Maui in my stealth Van and just keep moving around...would be nice to garden now and then for a feel of the land...I met nice local people also camping out on Maui at McKenna beach park back before the big homes were built cross the street from the Ocean ramp park..the cops gave us a warning to move before the home building started...we would just park there at night and leave in the morning...Nothing like hearing the tiny waves lap up on the shore and the Whales slapping their tails Ocean top in the middle of the night in a full moon light...put your head under water and hear the dolphins talking during the day... magical waters..I think I talked myself out of weed pulling...lol...Take care
Leilani is crazy with all their regulations. Never made sense to me being in lava zone one but I guess it works out cause all the permitted homes get to be bought out from the lava flow by we the taxpayers who remain and the permitted house doesn’t.
Puna district is scary I live on oahu but have lots of family on big island but puna is haunted being back in the days when syndicates ran hawaii people who got murdered was brought to puna and their body's dumped all over in the puna district.
It's not that scary, you sound like my Hawaiian friend on Oahu who shares the same stories, looks like you get more murders over there than here these days though.
I've been looking for a video about this area, these subdivisions, and with the kind of information you are providing for about 3 years. So...which subdivision (and which part if you can be this specific) is best for a family of four (two school aged boys)? Homeschooling is an option.
I'd say that if you're into the hippy ecstatic dance, raw food thing and dont need to be too close to things, 1hr to hilo, I'd choose seaview. If you plan on having a job off the homestead, looking to be more near town, I'd shoot for lower hpp, preferably a dead end street that you checked out first ahead of time. The kaloli side of hpp has an awesome 2 mile trail to a white sand beach. Makuu side has some nice tide pools to dip into. All of it has good fishing, walking or biking with kids. Both places will still require lots of driving regardless. But that's country life.
I really enjoyed this video it was nice to see the subdivisions and I'm glad that you were speaking the truth about the crime and the dogs and you know what the neighborhood is really like it's a bad things about it we was talking with a realtor like I say I really want to do move that way but the realtor was really like actually stop talking to us because we wanted to do our own Homestead and live off grid so do you have any suggestions on what we can do about that like I know we're planning on coming down there and we want to spend at least 30 days just to see what it's like but you're suggesting maybe a year we like the serene but we also like people we would like to be able to fish and we would like to be able to Garden we would like a rooster or gold so I don't know what do you think would be a good place for us we bicycle we walk and we like the beach
Do you consider yourself a full on hippy or someone who enjoys off grid life but also what the rest of society has to offer. I'd go Seaview if I was more of a hippy, HPP for the working class homesteaders. Both have good biking and fishing spots, especially if you are in lower HPP like I said, more by the coast. Avoid up the mountain, you'll feel stuck. But then again, it's more expensive by the coast.

Mountain view is a pretty sweet spot. Some lots have good soil and nice views. Rainier than down by the coast and lots of driving. Like all spots, it's best to check them out in person.
hi there im a new subscriber I was wondering what you thought about Hawaiian beaches were coming out in may "covid willing' and are scoping land there.
I just watch this video again and every time I watch it I learn something new. Some of the things that I'm going to be looking for and a property first of all I do not want to have gray skies everyday I love blue sky. At the same time I want to be at a higher elevation so that I could grow a lot of food like you do and get a lot of rain also. It will also be important for me to have good internet connection and I would like to have good phone connection. Do you have any thoughts or suggestions?
Ocean view has an ocean view, but it's pretty remote, few beaches nearby. On recent lava flow and in zone 2. Gets voggy does have that issues. But get the right street and I hear it is pretty nice

I own an acre in HPP, plan to move out at the end of the year (quarantine permitting), and would like to grow fruits and vegetables. How do you personally prevent getting rat lung disease? Thanks!
@@countrysidelivingwithtracee In most tropical countries with rat Lugworm Disease, it is too much of a risk to eat raw produce because of the possibility of a slug hiding in your produce. So it has been advised to cook your greens in these areas because that kills the pathogen. We eat tons of greens, they're just all cooked.
Just got fiber optic at my place. We are coming up!! You can definitely start out in a small cabin in most places, best thing is that it be hidden from view and you should be good starting off that way. Some subdivisions are more strict though.
22 years off the grid in Black Sands. Save so much $$$ that I now own 3 properties.

Mahalo Sean or Shawn. We bought a lot in 1996 in Puna Palisades and we had hoped to be off grid, but they put in electric overhead wires less than 2 years later. Many of the residents moved at that time. We had kids who were college bound & have never had the $$ to build and all of a sudden old age hit us, along with cancer, arthritis & all the "joys" elder hood brings. I really like that you advise people to learn about the history of Hawaii and why it was illegally taken as it was a recognized sovereign nation from 1847 when King Kalakaua made his trip around the world. He did that in order to get Hawaii recognized as a sovereign nation among the crown heads of Europe and Japan and he accomplished that. There are a lot of books & even some You Tubes about this. I recently read a book that covers Hawaii from Cook on. It is called "Lost Kingdom" & is written by Julia Flynn Siler. It reads like a novel, but the whole thing is there. I've studied Hawaiian history for 25 years & have read just about everything, but I actually came across some things I didn't know in that book. We've found that when we respect the culture and the people that they respond in kind. (not everyone, of course). Sean/Shawn, you have given very good advice.

Homesteadin' Hawai'i thanks for your reply. I think it’s important for all of to know who the land actually belonged to before it was stolen. I have been mindful of that in Los Angeles too. Part of prepping for making a move to the BI is to learn as much as I can about Hawaiian history and culture so I can be super intentional about how I occupy space there.
This video in particular is incredibly helpful on understanding different considerations and aspects that visitors can’t really see in a couple of weeks.

Great video man! I have been waiting a long time for videos like yours that get in depth about Puna. I wanted to ask you if there are any areas in Puna that have more soil than lava rock? Any deep soil pockets in Puna like farther up north?
Mahalo for watching. Most of lower puna is all rock. I'd say that any large subdivision is on rock, large properties outside of subdivision may have some soil. Best soil spots are held by large landowners like shipman or kamehameha schools that lease out for farming. Papaya farms rd has cinder soil, Many spots in Mountain view have some soil. North of Hilo and beyond is where the real soil is at.

I lived for 4 years in Kona in early 2k and greatly miss the Aloha atmosphere as well as looking to move back soon to the Big Isle somewhere affordable. Question: Would you mind doing another video of neighborhoods with smaller land lots like Ainaloa, Fern Acres, Eden Roc, Hawaiian Shores/Beaches, etc?

Really love all the content and hopefully will get a chance to start a homestead there in a few years. What are your thoughts on fern forrest area? We found a lot we like but its hard to find additional information online about the subdivision. How is fern Forrest in regards to building unpermitted? Maybe another video with a few more areas in the future?
A lot of people are moving up to fern forest. A lot less traffic than Pahoa side but it's wetter up there. I was thinking of making a video like you propose but have since decided not to promote moving to Hawaii too much as it's starting to get hard to live out here.

I think this is the best video I have ever seen for regular people without a huge wad of cash who are thinking to move to Hawaii. The candid information and perspective are priceless. The encouragement to understand the setting, history, and culture is imperative. I am on the Hamakua, and as it gentrifies, we are getting a lot of people who are attracted by the beauty, but whose attitude destroys the very heart of the real, intangible beauty of our island.
It has changed heaps since i first got here. It's weird, I try to be sensitive to being a malahini and always thought others were the same, but that's not the case. I guess it's my surf background growing up where localism was king and respect was earned.

All of puna is either lava zone 1,2 or 3. We all at risk in some way

I see off grid type setups in both locations but I do know that nanawale has been trying to crack down more. Pretty sure you can get away with it at hawaiian beaches. Have you checked out black sand beach community?

@@sarahwierenga6069 The Black Sands Beach Community would be THE place to go off grid and feel safe knowing the building officials won't come looking. The lots are small, the community is walkable (within the neighborhood) but don't be fooled, the Black Sands Beach Community is several miles from the actual beach.
Excellent videos as I put offers in on properties in Puna area, while we live in Haiku around of Maui & my boy friend grew up in Oaha & lived in all of these islands. We love Puna. The Aloha. Your channel is such a resource & love the community & love for land & the ppl. Can’t wait to start gardening. Do you have any luck w/ papaya, jack fruit, mango, avocados, egg fruit, lychee, lilikoi? I heard some it’s a no bc rain knocks off flowers. That can happen in haiku w/too much wind.
Everything you mentioned except mangoes do well on the east side. Welcome. Hope it treats you as well as Maui. Big island is very different.

thank you so much for the video. My dad was born in Hawi. My sisiter and I want to retire on the big island in 2023.Your video was very helpful. We live on Oahu now. We already looked at property and stayed in an air bob in Mauna Loa estates which we really like but it is at least a 30 minute drive to any big store. We are coming back in april to look at property and stay in Pahoa. We are a little worried about the lava zone 2 which I guess all of pahoa is. Seems like it would be safer to stick higher up the mountain in volcanos away from the lava. Any information you could give us on the volcano area good or bad would be much appreciated. The whole Kohala district is a little pricey for us!

@@HomesteadinHawaii I’m not too worried about the volcano because it could be a long time before it erupts there again. However, a dear friend of mine who lives in Waimea brought a good point - the crater has so much lava in it that it might crack somewhere sooner than people are expecting. I love Waimea too - it’s just gorgeous there - both the dry and the wet side.

It you are in upper hpp closer to the highway, good internet is possible, but down by the coast...forget about it

Even after the 2018 lava flow in the Leilani area taking nearly half of that land and heaven knows what gas and heat is seeping up into the area now land and home prices have gone way up...amazing the pressure now on everyone to have and find an affordable home and life even on top of a lava pool...I toured that area in 2018 that beautiful road to the beach with all the fruit trees we ate from all those homes on the shore line and in the water at tide pools...all gone...yet prices have doubled and tripled...20....30...40...thou for 1 acre land...don't know if they are selling...like you said and I have seen it too a young couple I talked to just before the lava showed up putting their and their families money and labor into a 1 acre lot there only to see the lava cover it over there just bought and paid for bulldozer entry and plot clearing...gone... or cut them off from the road to town or the beach ocean boat ramp...think they paid near 20 thou for their 1 acre....now the gamble there is up to 40 thou to try your luck....no thanks...

There are loads of spots on our island. We used to have some great spots in puna before the last lava flow, but now Hilo is the place to go on the east side. Then all over the kona coast there are loads of awesome spots.

Best mangoes grow in kona. Some grow in Hilo side but they’re not that great

One day, maybe. I am a little hesitant on making videos like that right now because it is not deemed pono by the local people to be encouraging folks to move out to Hawaii. So I am trying to move towards focusing on the how for any tropical environment.

I'd say fern acres is an extension of hawaiian acres. Some lots may have more of an open view and it really depends on neighbors so if you are thing of moving there really check it out. For me it's too rainy, roads are less than decent and it's too far from the beach, but maybe that's for you.
Fern Acres is very nice! Good paved roads, thanks to the $200/lot Mandatory Road Maintenance Assessment, and weather is cooler than Pahoa! Lots are 2 acres, mostly, 100’W X 850’Deep! We own two 2-acre side-by-side lots (giving us 4 acres), and the roads go for like 7 miles into the subdivision, with not heavily-crowded homes built yet!

Plenty of lots in your range. You can get 2 lots side by side in Ainaloa and get a half acre for that price. Ainaloa has good infrastructure and internet. lots are small at 1/4 acre so as the subdivision fills in it's going to feel tight. But having a double lot helps there.
Mmaybe some 3 acre lots in Hawaiian acres but most likely down a horrible road and no internet.This shutdown is going to hit Hawai'i hard. We are such a tourist based economy. Guarantee a lot of cheap property coming in the upcoming years.
Aloha, I am new to your channel. I visited Hawaii just before the pandemic and stayed at the Waikaloa Hilton. I had a rental so my wife and I explored the island down to Kailua-Kona, and another trip to Hilo stopping at rainbow falls, and other areas. I have also traveled to Indonesia which is absolute paradise and you get way more for your money, but you can't own property there if you are not a citizen...so I have been checking out properties in Hawaii Big Island on the more affordable east side and liked your video that gave me an 'on the ground' look of some areas close to where I am looking. It seems like properties have gone up in just a few years but i am predicting they will drop back down due to the pandemic and economic conditions so I have time to explore. I am looking in the puna Mountainview area and wondered what your opinion was on that area? Is the crime rate high? It is in a Lava zone 3. I want to have atleast .5 -3 acres to possible have a vacation/retirement home with land to grow food or produce to sell. Keep up the good work on your channel! Mahalo!

I'm a Calif native born and raised ...I was looking in Leilani Estates to buy land several months before the lava popped up I talked with the then manager and he wanted all sorts of things done to the land , Big concrete house foundation and concrete garage area , dig into the lava to set a concrete septic tank , He said he had a drone and would fly it over property to check up on it I reminded him he was in zone 1 and he said there has not been a lava flow there since 1963 or so....I did not buy....guess I was right..I said people should have trailers they could hook up to a truck and pull out of there or small shacks easier to part with not huge homes on concrete foundations..while there looking around met several nice people . One man had a very nice ornamental garden lot cross the street from his home running back into open land, One young couple had bought and had the land bulldozed while I was there in 2018 and their family members were helping them with that. An uncle he said was going to park his fishing boat there to use the nearby Ocean ramp access now no access..I'm hoping their land was not covered by lava they were close to the bottom part of the estates the other near the top ....he gave me some fishing tips and some bait..I have been to Maui also we camped out on both Islands in a tent ...Maui is much more fun with many sandy Ocean access areas but of course land price is in outer space somewhere.. If I can't find a nice safe affordable spot of land on the big Island I'll guess I'll go play at homeless beach bum on Maui .. I'm getting too old near 70 to fight off wild dogs and drug dealers , roosters and thieves from isolated land.... go mobile on Maui in my stealth Van and just keep moving around...would be nice to garden now and then for a feel of the land...I met nice local people also camping out on Maui at McKenna beach park back before the big homes were built cross the street from the Ocean ramp park..the cops gave us a warning to move before the home building started...we would just park there at night and leave in the morning...Nothing like hearing the tiny waves lap up on the shore and the Whales slapping their tails Ocean top in the middle of the night in a full moon light...put your head under water and hear the dolphins talking during the day... magical waters..I think I talked myself out of weed pulling...lol...Take care
Leilani is crazy with all their regulations. Never made sense to me being in lava zone one but I guess it works out cause all the permitted homes get to be bought out from the lava flow by we the taxpayers who remain and the permitted house doesn’t.

When someone is ripping land ask them to do yours as they're now in your neighborhood and you need not pay for transport.

Puna district is scary I live on oahu but have lots of family on big island but puna is haunted being back in the days when syndicates ran hawaii people who got murdered was brought to puna and their body's dumped all over in the puna district.
It's not that scary, you sound like my Hawaiian friend on Oahu who shares the same stories, looks like you get more murders over there than here these days though.

I've been looking for a video about this area, these subdivisions, and with the kind of information you are providing for about 3 years. So...which subdivision (and which part if you can be this specific) is best for a family of four (two school aged boys)? Homeschooling is an option.
I'd say that if you're into the hippy ecstatic dance, raw food thing and dont need to be too close to things, 1hr to hilo, I'd choose seaview.
If you plan on having a job off the homestead, looking to be more near town, I'd shoot for lower hpp, preferably a dead end street that you checked out first ahead of time. The kaloli side of hpp has an awesome 2 mile trail to a white sand beach. Makuu side has some nice tide pools to dip into. All of it has good fishing, walking or biking with kids.
Both places will still require lots of driving regardless. But that's country life.

I really enjoyed this video it was nice to see the subdivisions and I'm glad that you were speaking the truth about the crime and the dogs and you know what the neighborhood is really like it's a bad things about it we was talking with a realtor like I say I really want to do move that way but the realtor was really like actually stop talking to us because we wanted to do our own Homestead and live off grid so do you have any suggestions on what we can do about that like I know we're planning on coming down there and we want to spend at least 30 days just to see what it's like but you're suggesting maybe a year we like the serene but we also like people we would like to be able to fish and we would like to be able to Garden we would like a rooster or gold so I don't know what do you think would be a good place for us we bicycle we walk and we like the beach
Do you consider yourself a full on hippy or someone who enjoys off grid life but also what the rest of society has to offer.
I'd go Seaview if I was more of a hippy, HPP for the working class homesteaders. Both have good biking and fishing spots, especially if you are in lower HPP like I said, more by the coast.
Avoid up the mountain, you'll feel stuck. But then again, it's more expensive by the coast.
What are your thoughts on Fern Forrest?
A lot of people are moving up that way, I might have to make a video

Mountain view is a pretty sweet spot. Some lots have good soil and nice views. Rainier than down by the coast and lots of driving. Like all spots, it's best to check them out in person.

I just watch this video again and every time I watch it I learn something new. Some of the things that I'm going to be looking for and a property first of all I do not want to have gray skies everyday I love blue sky. At the same time I want to be at a higher elevation so that I could grow a lot of food like you do and get a lot of rain also. It will also be important for me to have good internet connection and I would like to have good phone connection. Do you have any thoughts or suggestions?

Ocean view has an ocean view, but it's pretty remote, few beaches nearby. On recent lava flow and in zone 2. Gets voggy does have that issues. But get the right street and I hear it is pretty nice
what's the Ham radio scene like do your neighbors get into radio to connect with each other?
I don't know much about Ham radio but there is a pretty active FB group, Hawaii Ham Radio. They're the ones to talk to I'm sure

I don't eat local lettuce and only eat greens that I can cook. The raw stuff will kill you.

@@countrysidelivingwithtracee In most tropical countries with rat Lugworm Disease, it is too much of a risk to eat raw produce because of the possibility of a slug hiding in your produce. So it has been advised to cook your greens in these areas because that kills the pathogen. We eat tons of greens, they're just all cooked.

Just got fiber optic at my place. We are coming up!! You can definitely start out in a small cabin in most places, best thing is that it be hidden from view and you should be good starting off that way. Some subdivisions are more strict though.
