Most Nigeria avoid credit card particularly not knowing that it is key to a lot of openings. I applied for a credit card even as a student and I got a 1000 limit. The trick I use on using it is, once I shop on it, I pay it off within 2 days. Congratulations on your new home and thanks for sharing your story.

Pay your credit card before the due date after the statement date. Also, don’t use more than 30-35% of your credit card limit as this affects your credit score. The limit usage (30-35%) only affects your credit score but not your credit history.

Cibc wasn't that great I prefer td bank but if cibc works for them great. We used cibc for many years, for 10 years but td bank was just an overall better deal. It actually use to be td ( Toronto Dominion) but they combined with canada trust (they use to be a brown bank) but when they combined they were just the best banking system. I mean the best. I love bank of Montreal too! I trusted that bank for everything! Putting documents together for home ownership in Canada, I'd say it was a good experience. The builders are amazing! It was a fun process picking houses from the original plan and working with the builders to mix and match what you want in your home. W were kinda broke so our house came with standard features but later down the road we did our own renovations. Congrat on the home!
When a house is 1M and plus… 20% is mandatory, you can’t get a mortgage with 5% and 10% (after 500k) like you mentioned. 1M + in canada has some insurance that isn’t covered or something 1) CMHC mortgage insurance is not available for homes priced over $1 million. ( maximum mortgage will be at 800k ) …. 2) you will not be able to benefit from the first time home buyer incentive.( at least in Toronto Vancouver and Victoria) But yeah congratulations on your house and I’m happy for you Also when you give 5% you will have to buy an additional insurance (if I remember correctly) the premium will be included in your mortgage… Also private lenders are good when you flip a house

They multiply it to know how much mortgage loan you will qualify for…it is multiplied by family income (husband and wife) if you’re buying together or an individual income if you’re single or buying alone.

1. The law firm we used was very reasonable, we paid 1,200 Cad 2. It is a family community and yes schools are nearby. I work from home but if I was to go to office it will be 15mins drive. 3. Homes around here depending on the square foot is priced 650k-800k cad 4. No Tope works in the bank and we did not pay him. Also, we didn’t use a realtor, we found the house ourselves. I hope my answer helps
I didn’t use a realtor found the house in a neighborhood I like and then contacted the person that listed it. The contact was in the for sale sign. I also have to say that a friend of ours saw the house first and then asked us to come check it out.

They want proof as to where your down payment came from. They want to ensure it's legitimate and you're not financing debt for your down payment. I had to provide 3 months of statements where our down payment was held. In our case they wanted 2 previous years of T4s for my spouse's yearly income. We got our home on one income.
