Most Nigeria avoid credit card particularly not knowing that it is key to a lot of openings. I applied for a credit card even as a student and I got a 1000 limit. The trick I use on using it is, once I shop on it, I pay it off within 2 days. Congratulations on your new home and thanks for sharing your story.

@preciousajunwa, you have done a great job paying your credit card every 2 days. But, that’s not the best way to use your credit card 😅. Pay your credit card before the due date after the statement date. Also, don’t use more than 30-35% of your credit card limit as this affects your credit score. The limit usage (30-35%) only affects your credit score but not your credit history.

You have done well to let people know the reality(in the sense that what worked for A might not work for B) and that singular point you didn't miss out, where the down payment wasn't actually earned here, kudos to you cos I feel with the way some people use the internet as a guide to what they do with their lives, it's good you stated that, so some don't start putting unnecessary pressure on themselves.

So very well said. I have lived in Canada for over a decade, and I cant help but watch in amazement the unnecessary competitive spirit of Nigerians migrating to Canada in the last 5 or so years. Buying a property is a basic human need - i.e shelter over your head. And as Mimi alluded to, a lot of Nigerians that buy within a year come into Canada with their down payment in hand.

My husband is very strick about those points when it comes to credit scores and he actually helped me to build mine but 😢now I old phone bills started popping out from old phones I got couple years and my credit score dropped but it’s ok will pull up my socks thank you for sharing very helpful

Depends on the area and size of house but you will easily find a nice brand new home from $650k and above in a new area.

Cibc wasn't that great I prefer td bank but if cibc works for them great.
We used cibc for many years, for 10 years but td bank was just an overall better deal.
It actually use to be td
( Toronto Dominion) but they combined with canada trust (they use to be a brown bank) but when they combined they were just the best banking system.
I mean the best.
I love bank of Montreal too!
I trusted that bank for everything!
Putting documents together for home ownership in Canada, I'd say it was a good experience.
The builders are amazing!
It was a fun process picking houses from the original plan and working with the builders to mix and match what you want in your home.
W were kinda broke so our house came with standard features but later down the road we did our own renovations.

Thank you for your kind words. It is hard to get job outside of Canada unless you are looking for jobs in high demand such as Truck driving. The goal for Canada is to first hire within before employing a talent from outside. There is really no step or advice other than just continue to apply.

They multiply it to know how much mortgage loan you will qualify for…it is multiplied by family income (husband and wife) if you’re buying together or an individual income if you’re single or buying alone.

When a house is 1M and plus… 20% is mandatory, you can’t get a mortgage with 5% and 10% (after 500k) like you mentioned. 1M + in canada has some insurance that isn’t covered or something
1) CMHC mortgage insurance is not available for homes priced over $1 million. ( maximum mortgage will be at 800k ) ….
2) you will not be able to benefit from the first time home buyer incentive.( at least in Toronto Vancouver and Victoria)
But yeah congratulations on your house and I’m happy for you
Also when you give 5% you will have to buy an additional insurance (if I remember correctly) the premium will be included in your mortgage…
Also private lenders are good when you flip a house
Lol who said my house is 1M hahahahaha how do I afford that🤣.
My home is far below 1million and yes I pay CMHC mortgage insurance and this is Alberta so I get the first time home buyer incentive. Also we don’t pay land transfer fees in Alberta and to your last point, I have life insurance premium that covers both home, car, etc.

I didn’t use a realtor found the house in a neighborhood I like and then contacted the person that listed it. The contact was in the for sale sign. I also have to say that a friend of ours saw the house first and then asked us to come check it out.

2) what area did you buy your house from? is it a family community ? and is it far from school and place of work?
3) what is the price for the home range you bought
4) did you pay Mr. Tokpe as a realtor?

1. The law firm we used was very reasonable, we paid 1,200 Cad
2. It is a family community and yes schools are nearby. I work from home but if I was to go to office it will be 15mins drive.
3. Homes around here depending on the square foot is priced 650k-800k cad
4. No Tope works in the bank and we did not pay him. Also, we didn’t use a realtor, we found the house ourselves.
