That is the culture of KASTA. Only "human" will setup one of the 1st floor bedroom for maid and use the low class room inside high class house for dog & cat poop station.
Actually there is a window at the maid's room, you can catch a glimpse at 9:09. I just don't understand why the WC is not at where the shower is...probably the architect wants the shower closer to the window (right hand side of the video). For this layout here a shower screen is just not practical.

Thanks for reviewing this massive high end property. Learnt some new concepts from this video: Solid and void; vernacular architecture. This also also the first time i am hearing about centralized refuse chamber for a landed property project. The pump and suction system must be very powerful.
They used to have retails there at the plaza, eg: cafe etc, but it died after a few months. Also a few years back they used to host ramadan buffet at the plaza too. Just that it coulnd't sustain. Majority residence in putra heights will go up to putra point commercial area instead.
Keeping it kinda minimilistic must have been really hard with this kind of a budget for the designers themselves. Nothing seems outlandish or loud. The focus clearly has been on keeping things simple, using good materials and the natural feel of things.
I think strata is a safe bet, individual title landed can come with many disputes like renovation, conversion to gng, security cctv causing privacy issues, no maintenance by the town counsil, etc. I think if money is no issue, the monthly payment is 100% worth it.

Erm, I'm not a water expert *disclaimer haha. But it depends on several reasons for eg the fitration system, is it active using mechanical pumps? Or is it passive using ecological elements. That decision then is a balance between design and cost. Successful ones would be the lake in Desa Park City where until today it's always clear, and this same landscape designer built a similar one in Gravit8, Klang. Therefore it's also important to know who's maintaining the lake, because it's easy to built, difficult to maintain. Especially when it's handed over to the MC, the first cost to cut is always landscape cost unfortunately.
Fabulous place to live, love it. Just one thing I found some of the shots moved on too quickly I know that is a favourite editing method these days but I enjoy longer views of each room in house tours.

Very nice design, very much prefer strata bungalows as i believe it is more secure in term of capital preservation.. there are abundance of self built badly design bungalows out there in KL that have been sitting empty for years..only have issue with the maids room..looking at the amount of space..1 maid would not be enough lol, and it doesn't seem to have any windows? Hmm when will designers treat the maid with respect as well..if i was a tan sri i would be damn concerned if the person making my coffee and bread in the morning is not living comfortably in my house, will be scared of what she'll put in my coffee then.

Well, I'm not too sure but you're most probably right. If this is an individual title property, I think that amount would be the maintenance fees of the property as well without the security, landscape and clubhouse. A wonderful video which I have watched a number of times. I am subscribed to your channel for over 3 months now and watched most of your other videos. I hope you will not be offended when I point this out to you. You often say the "refuse room" with a "re.." rather then the correct "ref.." as in "referee". I also notice that the showers are not provided with a seat! Senior citizens will find it most difficult to soap their feet and lower body whilst standing up. I have seen some other videos where a stool was placed in the shower space, probably for the house occupants to sit on whilst showering. This house seem to have a rather narrow and small "wet" kitchen. The dry kitchen and wet kitchen should have been amalgamated into one kitchen with an island and a space for a breakfast table. Asian families do not often bake bread or cakes, so why do they need a "dry" kitchen. If needed, a small breakfast room can be allocated next to the enlarged dry/wet kitchen. Well there are apartments, townhouses, and link houses as well in this masterplan. Maintenance fees is attached to ownership, so yes you'll need to pay even if you're not staying. If the unit is built not sold, developer will then pay for the maintenance.

Unless it is a corner unit, the double volume glass walls do not offer privacy. The neighbours are too close for comfort. The wall window drapes need to be drawn most of the times.
Unintentionally a TOD. That's how planning works. Inefficiently that is. Development itself is nice, not my preferred residential estate, but I'm sure they'll manage to market the development eventually.
It's slowly getting better. But I hope that we are still 100% cautious about it. Hopefully the economy will pick up soon when the lockdown is uplifted.
Erm, I don't think it's the same with Desa Park City as the typology and location are distinctively different. I think the other development around that area is okay, just that this strata development is slightly more premium=)
This is a really super nice and well-planned neighbourhood and nicely executed. Went googling and found out that this is done by one of the best architect company, BEP Akitek, who is also the master planner for Desa Parkcity. Impressive township planning portfolio. The show house interior looks a little rojak though, not sure if it is by BEP Akitek too...perhaps interior design is not their strength. But 5 million...I guess people who can afford this price don't mind paying the on-going maintenance fee, probably higher than my mortgage payment. Facade wise I think it is important for such an up-scale project to protect from proprietor's bad tastes lol. Look at Seri Pilmoor at Ara Damansara, very nice and coherent design vs Tropicana Golf Club nearby (where our PM stays btw) filled with different designs, some nice, some okay, some outright rubbish. But who am I to say as I can't afford one?
One last positive point. You get to know other millionaires and politicians that are going to be your neighbors. A lot more "kang tao" in the futurn. Hehe.
