Nick on the Italian Property channel also does a great job of portraying flow. I particularly liked your frequent use of the floor plans. A simple but effective way to provide context.

      Thank you for the comment. The restoration works looks impeccable : - ) We love it. A reconfiguration of the lower floor on the second apartment and the home would even better. Not sure that upgrade would be all that expensive. Other than the views, was there anything else that resonated?

      Thank you and that is a great question : - ) We quickly learned that Italy itself has a lot of seismic activity. There is a lot of research on this topic. We encourage everyone to please discuss this directly with your realtor. Earthquakes occur in Umbria and many other areas in Italy. Granted, in some areas, this is more prevallent. Remodeled and restored homes often include anti seismic measures. We will definitely ask the realtor and get back to you on that. Having lived in New Zealand, we are probably more acclimated to this and earthquakes are much more a part of every day life. Thank you again and wishing you a wonderful week.

      We have more earthquakes in NZ? Ive never been in an earthquake here in my short 50years lol but im in Auckland.

      ​@@michellegarvey1 What is your definition of an earthquake? Earthquake refers to any earthquake from 0.1 to the strongest recorded in Japan in 2011. And yes, NZ has more earthquakes than Italy, but on a small scale Kilometers of kilometers deep. Most of Italy is safe from large-scale earthquakes, if it weren't there, there wouldn't be millions of historic buildings from north to south of the country in perfect condition!

      Hi Michelle, we lived in Wellington, in Wadestown, just behind the fault line. We were grateful to be on solid rock. Before that we lived in Raumati and Paraparaumu, on the beach. Each time the earth moved, you would feel it in your bones. We did live in Remuera for a couple of years and I do not recall any seismic activity during that time.       @Pedroarthurbarbosa, thank you for commenting. This is the one through that does constantly come to mind. There are buildings that have stood for centuries. With all the seismic activity measures we saw in NZ, combined with our realtor pointing out which homes have had this included in their remodeling, we were certainly conscious of the risk, however less so over time.

      Thank you for your comments on the property, it is gorgeous and great value. Heaps of potential. The nearby services insert at 16:31 on the video time line, however a map would offer a much better perspective. Placing that all on a map is a great idea and we will try to do that on the next one.     Wonderful house! Thanks for sharing! Do you know what are the regulations for using an open fireplace in Italy?

      Great question. In terms of open fireplace, about 80% of the properties we saw, had some internal fireplace. Many people burn wood to keep their homes warm. What is interesting, they also cook meat over the coals, barbecuing inside the house. We have yet to try that. To my knowledge, we were not aware of any specific regulations, however we will ask. There are also a lot of outdoor wood burning fireplaces with bread and pizza ovens. We were not aware of much regulation in this space either. Would always recommend that you ask your real estate agent as they are very familiar with the local laws.

      Love the kind words about our channel. Mariia and I are just as excited about the season we are in and every small step we take. We know that this will be a special time and journey for us. Thankful to be sharing this with people like you. Relais Paradiso resort and spa is about 2 minute drive and about a 15 minute walk. Their website is www.relaisparadisoumbria.com We saw pictures of the food they serve however we did not eat there. The closest after that is La Ruzzola Pizzeria, about 5 minutes by car and their website is www.laruzzola.it In the town is Agricola Sensi and they provide olive oil, grain and legumes. Their website is aziendaagricolasensi.it Lastly, we have found that there are so few absolute rural places with a simple walk. The best intersection or price and proximity (based on our adventures : - ) are places just places like this. Homes that are absolutely rural tranquil and have a 5 minute drive to the bars and restaurants. Thank you again for your kind words.

    for 2 people what do you need 1 house of almost 400 m2 for? perhaps you don't know how cold it can get in Umbria and how much it can cost to heat 1 house that large

      Great question and thank you for posting. We visited the home late last year and Winter was rapidly approaching. It was fresh outside : - ) One of the features we loved about this home was the combined units. This was our thinking. We have a large family. Between the children and their significant others, we have a lot of adults to think about. Bring in brothers and sisters along with their children and the number grows very quickly. Add to that close friendships that go back 40 and 50 years, the god children etc. and our extended family is significant. This is a very close group of people and we spend a lot of time with them. When Mariia and I are on our own, we would close the door joining the units and live in the first, smaller unit. Between the master on the lower floor and the living kitchen on the ground floor, that would be ample space for the two of us and significantly reduce the heating build. With the changes we contemplated for the second unit, it could potentially be rented as its own unit for additional income. Thank you again for the question and wishing you a wonderful week.

    Is the furniture included? And is the $285k for both units?

      Two great questions. We believe that the furniture is not included and could be negotiated. In Italy, it is common place to negotiate for the furniture. The entire home is for sale and the price includes both the units.

      Angela, thank you for the great questions, let me tackle each one individually. Is the town dying. This is my opinion only and would highly recommend that you go see for yourself or have David walk / talk you through. When we first parked, we saw two large cranes working on the left side of Castle Torri. We took this to mean at least one restoration was happening, potentially two. Next, we saw that renovation had started on the unit across the street. We were in other similar hamlets that we saw no active renovations and that was concerning. This totaled 2 or potentially 3 restorations underway, nearby. Lastly, we saw a number of renovated properties, small stand alone homes that we did not get pictures of, apologies for that. On the other end, we would not know if someone left recently, we would need the local tribal knowledge. There are also additional properties that need renovation, in Torri. This properties are on the market. Believe that one is on the market, on the Southern side of this property. The other renovation is the neighbor on the other side of this property On the whole (this is a best guess), I would venture that they are holding steady and likely growing. This is a small hamlet without a grocery or wine store. It does have a lovely working Olive farm also. Hope this is helpful.

      Why is the town so quiet? We took this as a plus : - ) Parts of Italy get completely flooded, with tourists. These are normally the towns and villages with Historical, Religious or Other significance, along with the presence of a historical center. As with all generalizations, this does not hold true for every single case. Castle Torri was built around 1250 AD and on its own, it ticks the box. With that said, it is slightly back from the main stream towns (Spolleto, Foligno, Assisi, Spello, Orvieto, Peurguia etc.) and is more of a dormitory area than a tourist area. Personally, I love the peace and quiet. We want to retire away from the daily grind, people and constant traffic, yet still be close enough to get to the main services, in minutes.
