@tiame Great to hear from you, thank you for the kind comment. We have hard that they are also called Maritime pines 🌲Mariia loves calling them “Broccoli trees”. She always wanted a long driveway with either the Maritmes or another pine. Pine trees consume a lot of water and unless your property is grandfathered in the right neighbourhood, they are tough to grow in Las Vegas. Thank you for being a part of our adventure!

@TAG993 Mate, always great to hear from you : - ) The episodes we publish take a while to make so there is quite a lag between post dates and when we were physically in the house. At the time of our visit, it was not under offer yet. Wishing you a wonderful week.

@DT-vc7hd Always good to hear from you. We saw the renovation pictures, in my opinion, it was really well done and to a high standard. We forgot to mention this, the property has solar (photovoltaic panels), so that should offset some of the utility costs on sunny days. The heating is done with a pellet stove so it is the least expensive method, after solar. Do agree that heating costs at this size are still a consideration.

@DT-vc7hd The apartment comment is spot on. Our thoughts were to live in the house initially and AirBnb the apartment. Eventually the house would be too large for the two of us and we would movie to the apartment. Easy access from the road, lower costs of maintenance, etc. Given that the house and the garden have separate entrances and are not currently connected, the apartment could be sold as a stand alone unit to offset the cost of purchase. The other alternative would be to live in the apartment and AirBnb the house. If that worked well, the income from the house may be a good base for funding or offsetting financing / a mortgage payment. Lots of great options!

@juliannadougherty2647 Great to hear from you : - ) Agreed, potential is amazing. There is a way to connect the house and the apartment. If I am not mistaken, you could bring the stairs in the apartment up one level and into the dining room area. They also sell a hydraulic elevator that is super quiet and for 15K to 20K the elevator would be a great choice. 2 dimensional video footage does no justice the view. It is very good from the kitchen windows, especially during sunset. Agree on the colors. The white vaulted beams would pop even more with a brighter array of colors. This one stole our hearts. 100 yards to a small pastry store and small convenience store. Stones throw from Tuscanny. Thank you for being a part of our adventure.

@pjenn1 You read our minds. 2a and 2b are listed for EUR240K. Note that 2b in unfinished and would need a large investment to complete. Unit 1 is listed for EUR300K. Both are also listed for EUR540K. We would follow a similar approach to yours. Live in unit 1 and rent out / AirBnb unit 2a and 2b. Privacy is achieved with creative gardening. What did you like most about unit 1?

Having grown up in Umbria, he brings a unique perspective. The process is very different from the UK and the USA. Sadly, some of the properties are listed but you may not be able to see them. @@DT-vc7hd We saw it through the same eyes, we may be kindred spirits 😂 There were at least 3 separate visits to this home, on a sunny day and in the rain. The views change as the sun moves and lights up different areas of the valley. The drive up to the house from Assisi is its own special experience as you wind through the countryside. The previous did exactly what you envisioned. He had a couple of areas where he nested during the day. Of note, he spent most of his time on the ground floor in the kitchen dining and the first floor living area (apartment 1), doing just what you said. It’s a home for families and every generation.

@@DT-vc7hd On the second topic, the answer is a definitive yes. We had the same pause. We distilled the possible solutions as follows. First, buy the whole house, rent out the part we did not need (2a and 2b) either as a single unit or split. AirBnb would be an option, privacy would need to be managed with creative gardening. The second was to buy the apartments along with friends. They would have their unit and we would have ours. Community in retirement will be priceless. The last option is to wait for a unit to sell however it is highly likely that the first unit to sell would be apartment 1, which we prefer to apartment 2. This way we could meet the neighbors 🤣 Which apartment did you like the most?

@DT-vc7hd It was very hard to fault this house. What amazed us the most was the indoor out door flow. So each to open up on warm summer nights. Once inside, though the spaces were thoughtful larger than most homes we were in, every room felts cozy (not snug). We felt like Goldilocks, everything was just right! Julianna, great to hear from you : - ) The floors are such a warm finish. We think the wood cabinets are custom made, we have seen them a few different times, in different house. Agree with you, they can make the area dark and the room feel smaller. New furnishings would be great. There are many artisans around and you could have the cabinets professionally recolored. Also agree with you on the wall colors. Something really soft, warm and rich. The house had the most amazing feel inside. Rooms are the right size yet it felt so cozy. Any thoughts on changes to the kitchens or bathrooms?

@@marleeseason in the upper kitchen I'd add a row of Italian hand made tiles..lol be the lower kitchen just less clutter..it's a lovely home. So solid..maybe an awning or 2 outside too!

Agreed, the top kitchen needs more character : - ) the lower kitchen was still a little too busy for us. The wood grill in the lower kitchen would be amazing to cook on, you would use every open door to vent though. The pizza oven on the first floor was a huge surprise. It’s absolutely the real deal. Would be great for bread and other recipes. Thoughts on the bathrooms?

It is a large Villa, divided into 3 apartments, would highly recommend that you please take a look. This is about as a nice an apartment as you can buy just outside Assisi, they start from EU 240K.
