    Having a bed that hides away is super helpful. 700 sf with a 2 car garage and two covered patios would be the perfect setup. $200/sf is $140,000 garage $50,000 porches $20,000

    That looks bigger than 400 square feet. I added over 400 to my house as one room and I cant imagine all that fitting.

    That looks bigger than 400 soft. I’d live in that though. I live in about a 200-300sqft cabin. Swapped the fridge with my mini fridge which makes for a bit more room. I only have a shower/toilet and a tiny sink . Counter is 3ft left to right by a ft 1/2. Plug in wall heater that stays the same temp until you adjust it manually. 4 cupboards/1 drawer/2medicine cabinets. I have to unplug different stuff when I use my toaster oven(it bakes,air fry’s etc)
    I love the small space for my 8 lb dog and I. Easy cleanup. Heats up/cools off SUPER quick. I pay one flat fee for rent(utilities water sewer garbage is inc)
    It’s beautiful right out my door. I’d move to another small place again EXCEPT…..I’d want a stove/oven and a full size refrigerator and preferably a washer/dryer. I NEVER in my life thought that I’d live in something so small. I always thought apartments were way too small. When I saw the cabin in person, I was like wholly crap. I had no choice. I had to get something ASAP or I’d be draining my bank acct living in a hotel. I’m glad my brother and I got in a big ugly argument. Long story short. I’m not sure if I’d recommend it for 2+ people unless you get along well. I got rid of almost everything to be able to fit in the cabin. It’s all working out very well though

    Pretty cool . Really for any single or married couple without kids , this is all you need . Too bad you can't just buy an acre and put this on it . They need to change the law so you can do that .

      yes! Our smallest floor plans, ~ 240sqft, are studios with attached bathroom and full kitchen!

    Everything looks great only thing missing is the bathtub. Showers are ok when in a rush. Still need that nightly soak that eases insomnia

    What if you do not want a kitchen I.e. no stove, no refrigerator or sinks just living area and stand up shower/toilet, sink in bathe room etc and room?

      Removing the kitchen/appliances would bring down the cost a fair bit, but still would run ~ $125K - 135K.

      The smallest size we offer is ~ 240 Sqft and is a studio with attached bathroom. We build primarily in CA but service parts of UT as well.

    I would say that this would be perfect if it was too on top of each other you can still put you can put 400 sq ft in the backyard of your house without having to pay more taxes you can get a sinner incinerating toilet and put that in the house instead of having to worry about the septic tank not that you couldn't just hook it up to the septic tank maybe just as easy since you've already have one if you already have the house you know then you go ahead and hook up the electric to the same thing I mean that's why it's okay because it's 400 square feet of space like it's important to if you're going to put one in your house in the backyard as long as it doesn't take up spatially for more than 400 square feet then this would absolutely work and if it had two floors it wouldn't make a difference as far as taxes are concerned either so I would say if I could see two of these stacked on top of one another even if we're talking about 365 sq ft actually I feel like 365 square feet is perfect for the backyard and then you stack another one on top so that would be the upstairs bedroom / closet area 360 sq ft would be ideal 365 would be ideal for a backyard house and I'm only talking about spatially wise like like the grounds that is covered by this house would only be 365 sq ft so having two floors wouldn't affect anything it would just have you have more space and I mean real floors not cubby holes and calling them bedrooms okay I'm talking about a whole second story on your house would be perfect for the backyard even if it was just 12 x 25 ft so long as it is two floors completely two stories that would be perfect amount of space for a person a woman two cats and her Spirit guides cuz ladies got to have storage space folks I mean I'm just saying you guys act like yeah if you're a dude this is ideal the same thing all the time they don't really care about the clothes or whatever flamboyant nature of the flamboyant nature I don't think a man could live in here that that has clothes like a woman but a regular man could maybe deal with this I don't know I'm just saying two of these perfect one of these not enough

    How much? I’m in Lafayette, CA and we’re building a 400 sq ft unit with mini split and tankless water heater, full (shower) bath, and 13x19’ bedroom. We downsized the “kitchen” area because we don’t intend to rent it. I know how much we’re spending. No dollar figure on this one?

    Since the bathrooms in these small houses are so close to the kitchen and little living room area , its very important that the bathroom has a fan or a window to open up or els lordy!! It will make the whole little place in there smell like a sewer. Just saying. Because I’ve seen restrooms in a small place like that that don’t have fans or a small window to air it out.

      So true! We install proper ventilation in all bathrooms and kitchens to minimize this risk.

    I've seen bigger places then this that are 380 sq ft so this cannot be 400 sq ft I'm sorry you're being duped somebody's lying somebody somewhere is lying 400 square feet does not is not the equivalent of a kitchen and a bathroom I'm sorry I've seen it done better there's there's other ways of going about this this is not why am I seeing these tiny little places pretending to be 400 square feet when they're not I've seen 400 square foot homes with two bedrooms in them you're not going to tell me that this without even a one bedroom in it is 400 sq ft I'm so sorry to tell you but no
