    True, the market sets price given enough time, but if listed too low, a property can garnish an offer very quickly and have a day or two of an acceptance window. This could result in a home being sold below market.

    I had the agent who helped me buy my house find an agent to sell my old house. The agent for the old house charged about 0.5% more than the typical Realtor, and I got the impression that this was what the buyer's agent was charging for the referral. No referral is free, it would be good to be up front on what that fee might be, and why the referral might be worth that fee. Frankly, the referred agent did not do a great job of suggested the right price and the right staging (virtual only).
    The other factor is the Realtor who works the local subdivision. They do a lot to support the community, but whether they are the best agent isn't clear.

    You are fabulous as I said before If I was in Cali you are the one I would hire!!! I’m looking to relocate to Raleigh and the few agents I spoke with so far are the worst! I’ve been in the real estate world as investor for years and the NY/NJ agents I know are exceptional so how can I find someone with the similar in Raleigh? Agents in the south are shameful

    This has served us well when selling- look at the realtor’s market analysis and days on market. Then we listed under our competition and at a final price we could accept. The home was looked at as a good value- the natural intersection of quality and price. We’d have immediate showings and offers, once above asking price because it was a fair deal and the buyer didn’t want it to get away.
    Overpricing and haggling I just don’t think is a worthwhile strategy.

    Thank you for another great video and so much useful information to help us make the right choices.
    Trivial observation, but when you meet the realtor in person for the first time and are expecting them to l👀k like the picture on their business card or Facebook page . . .
    Sometimes that’s a surprise and the picture appears to have been taken 20 years earlier. They don’t even appear to be the same person.
    It’s just seems a tad bit deceptive :-)
    Love the confidence and professionalism in all of your very well done videos.

      Hello again...great observation. There was a realtor in my area who used to put a picture of herself on her signs and business cards..the catch: it was her baby picture. I was like: What the heck? Strange! Not sure why people do that. It is deceptive. Appreciate your support of this channel...and me:)

    Hi Audra. Perhaps you have covered this in one of your videos, but I was wondering how important you feel advertising on Social Media is? Is it an effective marketing tool? And if an agent does not believe in advertising on this platform, is my listing going to miss out on reaching potential buyers? I would appreciate your input. Thank you!

    Hi lady! Love the hair. I have a question: we had a younger than us broker and his wife, who is a realtor come take a look at our home and suggest listing price. I really do like them, both as people and their real estate advice seems on par. They are super energetic, have done things like help with curb appeal and estate sales for people downsizing a bit like we would, as we eyeball retirement in the next decade. Their hands on attention to detail and “can do” attitudes are contagious And they use Social Media a ton with listings. What is your take on the benefit of social media? Would you be comfortable with a newer brokerage that is showing results but may not have the portfolio of the larger players or the longevity? I feel like we;ve found some true gems, but also do not want to take a chance. That being said, almost 99% sure they are our people. Thoughts?

      Good job getting out of Florida! We were going to move there, visited a couple times. Seems so many you tube videos SCREAM do not move here. Taxes and insurances are out of control, and all those "summertime" attractive boat moorage properties on the canals.....well, in WINTER IT IS A DIFFERENT STORY they all get flooded with the hurricanes. Good decision.

    Audra, I enjoy your channel. There are many of us that have to sell homes that are not multimillion dollar homes. The homes are located in bad neighborhoods (high crime, rural area, dying economy), have structural problems (leaking basement, looks bad, not layout well), and have homes in the area selling for under $50K. I realize that you probably never had listings of this type or would pass on them. I want you to imagine that you are an agent in one of these areas. How would you advise your sellers and buyers.

    Before I ask my question I want to take a moment to thank you for all you do. Your insights are fantastic and very helpful.
    Now for the question. I am looking to move from SC to Fort Lauderdale. There are 3 homes I have found at the usual online sites that interests me. All 3 are waterfront and in the 8k to 11k square foot range. I know no one in the area and after a quick search found hundreds (seems that way to me) Real Estate agents in the area. My question…how to even begin to select 3 or so agents to interview out of the multitudes listed? I seriously have zero idea how to even begin the selection process.

    I interviewed 2 agents. The first one wanted us to spend 50K and list the house 55K under what we thought was worth. I said no way. The second agent said to spend 20k and list it at least 25 k more than the first agent, and he offered to cut his commission by 1%. I thought that was a reasonable plan. I looked at his website and he hasn’t sold much this year, which isn’t surprising in this market, but most of his business is rentals. I update him every week on the progress we have made getting the house ready but he never reaches out to me. Now I have doubts. Does this sound like a red flag to you? I’m in Austin TX. I don’t want a high pressure agent, but I do want more communication on what’s going on in our area with sales. I look every day on what has listed and what is pending, and for how much. I see homes going for more than both agents suggested, but I don’t necessarily understand why. This is a huge decision and I’m delaying listing or signing any list agreement until I feel confident about the listing price. Am I too involved? Or should my agent be doing all this research and giving me feedback?

      What I have found so far, is allot of lazy realtors. And I can't Stand lazy or rude people. And I have been running into both.

    I'm really enjoying your videos and learning so much!! Would you happen to know any trustworthy agents here in FL near Lee County? I'm currently dealing with 2 brokers. One has 5 years of experience, the other over 20 yrs. My husband's cousin is a realtor, but I already said no to getting family involved because I don't feel comfortable. None of them have offered us a home inspection report or appraisal, so I'm still looking for a good fit. I'm doing the legwork since my husband has already moved to NC to get our property livable over there. Any suggestions would be truly appreciated.

    Currently buying a house and I’m in escrow in California. I’m pretty annoyed with our agent at this point. When we had signed the counter offer we didn’t realize was agreeing to allow the seller to stay in the house additional days after closing. This was not verbally discussed at all with our agent. Our agent said well it was in the counter offer that you signed. Agree that we should have read over what we signed more carefully. Just seemed shady on our agent’s part to put that in our counter offer without any discussion with us. And we already are past the contingencies. So at this point would be difficult and costly to consider walking away.

      Hello there! I am so sorry to hear that you signed a counter offer and you didn't know what you were signing. In my opinion your agent should have discussed it with you. If you signed off on contingencies, it would be rather expensive to back out. How long is the current homeowner's rent back? So sorry!

      @@AudraLambert It’s five additional days beyond closing. We have heard of the scary stories of squatters and people dragging their feet to leave. So now we have to hope that they will leave after the 5th day that was agreed upon.

      Also, the final walkthrough before closing we were thinking beforehand would be vacant. But now since he’s moving out after closing the concern is making sure the condition of the house too.

    should the sellers agent be paying for be pre-listing inspection, repairs around the house and staging? or the seller themselves?

      Well, I pay for it for my clients (not all repairs). However, most agents do not. I would ask your agent if they would pay for it..can't hurt. They may say no...they may say yes. Negotiate it:)

    What if your in an area that will not get multiple bids , you really like the agent , but your thinking , what if they lowballing the selling price for a quick sale ?

      Yes, that can be a huge risk for you! You really need to trust your agent and have a good idea what your house is worth. If there is not a lot of activity on your house, its tempting to consider a low ball offer. Just know the market, set the expectations as to how long its going to take....and hire a great agent. You'll do great.

    Could you please tell me how important a Tax Assessment value is when placed on acreage? Our property taxes are sky high...Could I simply ask the exact price as the tax assessors have determined to be the value of my nine acres?

    The issue we are having is; our property has 3 encroachments, on 3 sides of 2.5 acres this is all wooded. Our agent has dropped the ball, not sure what her job is? Should she be the in between? Should she be talking to the people encroaching ? We don’t know, she has taken measurements because we are willing to work with the people that have encroachments. Please help🙁

    I disagreed with a realtor about price. But, it wasn’t me that wanted the higher price. It didn’t make sense. I believe she didn’t know the market as well as she thought even though she lived in the area.
    We replaced all of the outlet covers, because they’d been painted, before me, I asked her which color ivory or white, the walls were off white. She said white was always safe. I chose the ivory, which was quite light, not those yellowish ones. She thought they were stunning. I wish I had fired her!

    My next door neighbor just started garage sale and he asked some questions to a realtor. I ask if he can sell the house to me without agent. He already feels obligated to the realtor and want him to earn the 5% commission fee (from both me and neighbor).

      If there is no contract yet, can he just pay the agent a percentage or three to do the paperwork?
      Your other option is to offer him what you’d offer without a realtor. There may be some other ways now to resolve this. I had a contract once that the percentage depended on who sold it or found the buyer, long before Zillow. The selling company only wanted 1% so the rest, up to 4% was how much you did. And, Audrey’s right you get what you pay for, but this had a soon to be ex whose mother was a realtor and I didn’t want her in the house!

      @@Reed-2big Thanks for all the suggestions. I can try, but the problem is hard to tell if the price the realtor provided is authentic. 1% is nothing for us if the realtor does his job. If I decided to buy, all the documents and process can be done at the title company which I went through last time when I bought my current house.

      @@AudraLambert It turns out that my neighbor will hold the contract and only pay the realtor (his friend) and pay him a flat fee if I buy it. Otherwise if I didn't buy the house, he will sign the contract later. He will hire a home inspection, I am debating if I can ask the same inspector to represent me and pay extra if any.

    i really like your hairstyle! but i bet you look good without make up or styling your hair. All your outfits look good on you. Just 1 i didn't like but that's my opinion. I'm a mechanic and contractor not a fashion expert. You're my fav agent. Though I'll probably never need to buy or sell anything again I would want you to do it. I'm surprised the other agents arent trying to BOEING you cause you reveal all the secrets. You have so much info. Wait did I hear you say you were 25 this year? Dont lie.
