You should avoid zero down unless you HAVE to. You want equity in the home at move in if possible. You should strive to have a 10-20% down payment on a home. Currently its cheaper to rent then to buy in Vegas too, so personally I would wait it out a bit more. You should also have 10k set aside for emergencies too dont forget.

Except, it seems that none of these homes are appropriate for anyone 60 or older as there are no single-story homes. As to HOA fees, mine cover 2 parks and 2 pools ... and the HOA fees are only $189 -every THREE months.

These units are not affordable. $1,200 ~ $2,200 mortgage, depending on interest rate and your credit score. $500 ~ $1,000 utility bill (electric, water, gas), $100 ~ $250 HOA fee, sewage and trash collection fee. Maintenance and Repair bill, etc...

If its Lennar or any of the super fast building companies, its a total pass. Bad build quality in general and stuff breaks after just after the warrantee is up. caulking, drywall, and doors all had to be replaced after a year. Cant have a starter home if you have to keep fixing stuff right after buying... Imagine after 10 years. AND screw HOA.
I would never want to buy one of these! I don't like neighborhoods where you can't have people over - because there's no where to park, and the HOA Frequently tow cars! How do you get furniture upstairs? To small for so much debt!

Yes, I think for entry level home, you don’t need that many pools or dog parks. Those facilities are eventually paid by the owners .
