    It's not easy to build but once you have an Engineer that is sincerely doing his work. You will minimise cost but you need to have a little knowledge of what you building. Some people have spent much money but still could not finish because they have greedy Engineers or greedy relations that will start up their own house once they are handling your own. Which means you are building 2 houses without knowing it.

    Great job! Well done.
    I built mine in my village in Anambra and it has a very similar design to the one you showed here. Cost me about N19m, including ver good quality finishing and fittings. But that was in 2014. Amazing how prices have changed.

      Ha, before Buhari came into power? Prices of materials are now 3 times what you bought them back then. Cement was about N1,500 then, now N3,800. It was N4,500 for part of last year.

    You are almost spot on with your costs. I am a Chartered Quantity Surveyor in UK and have a construction company here. I am currently building an almost identical building in my village in Nigeria supervised by myself and coincidentally at exactly the same stage you are in. I agree with your costings and materials prices. We'll done.

      People can be rest assured that anybody I bring on my channel and specifically praise his/her work is good at what they do. I don't sugar-coat and if the person is lacking in some areas, I will say it. The guy is one of the most qualified artisans I have ever worked with and I love his work ethics too. He delivers great work on schedule, no stories. Gives you updates ... I cannot speak highly of him enough.

Unlike some ogas that will collect the work, leave it for their inexperienced boys and disappear. I met him almost 10 years ago and even back then, he did not do the work himself unless it's a very complicated design. 😄 That his polite nature is factory-fitted. It shines through the first time one meets him. Glad you had a good experience working with him. 👍

    Just subscribed after seeing this analysis. You did an amazing job. Yes that house at the stage it is definitely costs between $45k to $50k.
    The next big stage is the finishing and facility installation, which is like to cost at least the same amount or more depending on the choices of material. Well done Flo!

    I cried blood building. I wanted to do mine in 6 months until Nigeria happened. Inflation is killing. Cement was N2600 when I started and then shot up to N4500 down to N3800 as we speak. Y16 was N3800, now it is above N6000. I thank God for not giving up. I just finished POP and tiles. Only toilets/bath stuff and painting remain. I am still in shock.

      You couldn't have bought a bag of cement for 6,000 naira last year. I built my house in Lagos between 2020 and 2021 during the COVID-19, cement was btw 2,000 -2,300 then depends who and where you bought from. I'm currently constructing another building for myself in Lagos from last year, and supervising it myself like I did that built in 2020-2021. As at Nov 2022, a bag of cement was sold for 3,100 naira. I dont understand how and where you bought yours for 6,000 naira, my dear. This year, cement cost #3,800 - #4,000.

    I think you did an honest analysis of the step-by-step process of building a house in Nigeria.
    However, I would like viewers to think big and start small while building a house. I can tell you that I was shocked by the amount I spent to build 'one room and parlour," which was well over ₦1.5 million, including finishing.
    Besides, it also helps to build your house in stages.
    More importantly, cut your cloth according to your size, and don't envy anyone. Know your limits!

    I noticed you didn't add conduit plumbing and electrical...so we have to consider those too.

      The only electrical and plumbing you do in the skeletal part is passing of pipes at the decking, that should be covered by the miscellaneous. The rest of the pipes are laid after the roofing so not included here.

    Flo thanks for the breakdown. It will be nice to also mention that with the 23million one will invest almost another 10 to 15million to plaster, do pop, wiring, plumbing, doors, windows, window protector, tiles, installation of rails, furnishing, painting etc. People should be aware of all these because it does not just end in roofing the house 😂

      Yes o, that why I stressed at the beginning that this is for the skeletal part of the building: foundation, dpc, walls, decking, first floor walls, parapet and roofing. After this stage all man on your own. Some people can even spend 50M more for the fittings alone. I've seen a house that the marble on the walls and floor alone can build another detached house. 😁😅

      Going by the price of things currently, N15 million can’t finish everything on that list o. Prices are increasing exponentially, the exchange isn’t helping matters.

      Exactly. Cost of land in Lagos can set one back by a lot. And here was someone telling me in the comments that the money I stated for the skeletal part of the house could have bought me a big house in Lagos. I laughed my head off because I know how much it costs to make just the foundation in Lagos.

      @@FloFinance Am not sure he lives in Lagos.. The total for this your house as it is now which is around 24M cannot buy you a good land within Lagos.. Mowe and Redeem area is where you get land between 5- 8M, When you go towards the Lekki Corridor from Ajah which is fast developing, you can get Land from 12M upward for full plot.. the ones you see for 6-9M is either people are not leaving in the area yet or its water logged and you have to sand fill. I have few Pptys in these areas so i know. ordinary bungalow 3 bedroom you see developers selling them for 30M -50M.. this your massive house in this video in Lagos will not go for anything less than 50M at the state it is now. My sister well done. You be man.

      I'm pretty sure the guy does not have any experience building a house anywhere at all. When people who don't know any better read such comments, they will think those giving them the correct cost is lying to them. Even here on RUclips, there are videos of how much houses cost in Lagos so that comment is at best ridiculous. If he is a builder I hope he will not go and use 12mm rods to build storey buildings for people. 😅 Thank you. And well done. It's not easy what you are doing.

    Hi this freeman from Midwest states to build hv a big house of that sides and land like fany courtyard with drive though gate here it cost alot in all materials needed even bricks concrete permit to build laborers to do all that most tm it a timeliness to get done they did sofore cost in nigeria or Africa countries u must be rich or hv gd amount of money income coming on set different types bank accounts and be start knowledgeable before making decisions home is a big investment from your last videos of the building of home in nigeria before u left all the issues of getting people doing job right running out money i pray u finish one day god bless u as your journey experience videos help bless other here and there

    My first time of seeing your channel. You really did a nice job. It makes me feel like a rich man as my own is on parapet level for like 2 years now and as a result of that, I can’t drink water and drop cup for my people who are on my neck. Disturbing me that it has stayed long , that people may be laughing. I don’t even knew that I’m this rich, at least from your estimate, I have about 16 to 17 million naira standing there.

      Please don't let them push you into anything. That's how they push their relatives into a life of crime so they can make money by all means. Anybody that is ashamed that your house is not complete should come and give you money so you can complete it. In this day and age someone is pushing another to come and complete a house because people will laugh? Na wa!
      The only thing I would encourage you to do is IF POSSIBLE, save money and roof it because at that parapet level, the blocks are exposed to the elements (rain and sun). But once you roof it, you can take as much break as you want because by then the roof will protect the blocks. 2 years is still ok but I am talking about the next few years.     I think you could have built borehole inorder to save money on water tankers.I have similar projects back home but mine is only bungallow on 2 plots of land...great job sister!

    Flo, good job on the estimates. That is pretty much what I have spent so far up to roofing. Aside from labor of course. Engineer, carpenter and Iro bender fees are not small change, lol.

      Bless you too. That's one of the reasons I made this video. Things are very expensive in Nigeria and keep rising each day. Most times it's not our relatives or whoever is handling the house ripping us off. It's the Nigerian factor.

      @@FloFinance you are right about the price of materials not being stable, I noticed that whatever price that goes up never comes down. When I started in 2019, a bag of cement was N2600, It eventually got to N3600, then N4200 (as I was told earlier this year). Thanks for referring me to the door shopping video, it’s well appreciated.

    Thank you or your insight and depth in the building videos you produce regularly. Your information is most encouraging and motivating for those of us who are sceptical, and scared of what the total cost would amount to.
    However, having searched diligently for it, I am yet to find any video where you have discussed the use of burnt bricks in building. To this regard therefore, please permit me to humbly ask the following questions (with the hope that you will take out time to get them properly researched out):
    1). Are burnt bricks produced in Lagos-Nigeria? Where exactly and by whom?
    2). How much does a burnt brick cost?
    3). About how many burnt bricks will be required to build a standard 3 bedroom duplex?
    4). What would be your recommended total sum for completing a 3 bedroom standard duplex using burnt bricks?
