    I’m building a cabin in the woods in Canada (colder, humid, climate on the East Coast), and the the floor is built on top of 3 ply 2x10 pressure treated beams sitting on helical piles that stick out of the ground roughly 1 foot. We have a vapour barrier on the forest floor under the cabin and covered it with gravel.
    The floor was built with pressure treated plywood on the bottom, flipped over and then set on top of the beams so that joist cavities (16” OC) have pressure treated plywood on the bottom, and the joists are open to insulate.
    We used 2 inch rigid XPS foam (R10) on the bottom against the pressure treated plywood, and spray foamed around the edges to air seal each cavity, and then added two layers of R12 fiberglass batt insulation to insulate the rest of the cavities. We have 3/4” tongue and groove plywood as a subfloor to go on top of the joists and are ready to put it down but we are getting mixed opinions on weather a vapour barrier is needed or not between the joists/insulation and the 3/4 tongue and grove plywood subfloor.
    You seem to be the most knowledgeable person I’ve found on RUclips on the topic so I figured I would comment and ask! Any advice is appreciated!

    Thank you for the video…what are your thoughts on putting wool batt insulation and no vapor barrier. The ground and pillars already have 20mil vapor barrier. I’ll be putting some along the walls and installing a commercial dehumidifier.

    I live in a mobile home with a moisture barrier on the soil and underpinned, there is insulation then a plywood subfloor. I am wanting to install laminate plank flooring but am getting different opinions on if I should put down a moisture barrier under the laminate planks. Some say that a moisture barrier will rot out the subfloor. I live in south Louisiana so it is quite humid. What are your thoughts? Thanks!

      I agree that a moisture barrier can trap humidity between it and subfloor and rot over time. We never attach plastic to wood in order to prevent this from happening. That being said, even insulation can trap moisture so be diligent about monitoring humidity even if your vapor barrier is only on the dirt floor.

    I am located in Virginia Beach area where flood is quite prominent depending where you are located at… in order to maintain our flood insurance lower, the “Flood Remediation” often recommend more flood vents (to my understanding)… so, if I seal ALL my vents and door, there is a possibility of a “mushroom effect” where the flood water can build up under the house and literally pop the house off its foundation and “floats away”!!!
    -> how do I mitigate BOTH???? Flood remediation AND crawlspace “proper” insulation/encapsulation??

      You probably already know that a layer of plastic on the floor won't do much to keep moisture out when a storm hits, but crawl space flooding isn't inevitable, and it's also not hard to avoid. In order to upgrade your crawl space, you need to take care of your exterior drainage first. Ineffective exterior drainage causes rain runoff to run toward your home and into your crawl space, rather than draining away. Inspect your gutters and down spouts, along with the land around your home. Investing in a sump pump should be your next step. Not all crawl spaces require one, but in flood-prone areas, these devices provide a useful backup when you cannot completely prevent water from entering. A drainage channel should be dug around the edges of the crawl space in order to direct water to the sump pump. The crawl space floor should be flat enough to prevent puddles from forming. If the floor isn't flat, level it out. You'll need to encapsulate (seal) the crawl space if you want it to stay dry. That means adding a vapor barrier and installing vent covers as well as an airtight door.

    How about putting the vapor barrier between the floating laminate flooring and the subfloor? So it protect the subfloor from anything from above?

      Francisco - Underlayment may be necessary if your vinyl plank flooring is installed over a concrete subfloor for three reasons. To begin with, it will give you a little added cushion to help make the floor more comfortable to walk on. To reduce the possibility of moisture rising above the subfloor, you may want to install an extra vapor barrier. Last but not least, underlayments provide thermal properties that help keep floors warmer during the cold months. Vinyl flooring installations over wood subfloors do not require moisture barriers, but an underlayment may add cushion or reduce sound. Depending on your HOA or apartment complex, a sound barrier may also be required. For added cushion and sound reduction, you can use an underlayment when installing vinyl floors over existing subfloors like tiles or linoleum. You will not have to worry about moisture in this case. It is important to fill in any grout lines and unevenness when installing over tile. Before installing over the existing flooring, you should ensure it is in good condition.

    So don't put vapor barrier on floor joists,so when installing insulation it being foam board of regular insulation how thick should the insulation be?
    And speaking of foam board ive saw someone online i think it was 1x2 cant remember but attached them to the floor joist to hold in the board what would you suggest what to do with any gaps fill them in with spray foam or will that also catch moisture?

      I think the R value has to be same for insulation regardless of type on the subfloor. If R19 is required in your area for example, that would be 6-inch fiberglass batts or 2 layers of 2-inch foamboard or over 3-inches of spray foam given R6.2 per inch for spray foam. Please keep in mind I am not a fan of any of these on subfloor simply because all can trap moisture/hide leaks and some house critters. That being said, I understand subfloor insulation can be necessary. Spray foam can be used to seal foamboard gaps. If you use caulk, make sure it is foamboard rated, some caulk will melt foamboard. Just monitor for leaks closely with any subfloor insulation. Hope that helps.

    I have mold in crawl
    I replaced all the floors and put plastic over the 3/4 main floor under the sub floor. It this ok? I eas trying to keep all air from getting into the house

    I had lvp installed in January . We have a crawlspace. They did put a vapor barrier in for the floors. This house is at least 30 yrs old of which we have been in for 17 and had zero issues with the floors. Early August we have large humps form in one bedroom and raised areas in another that are hard like swelled plywood. Had plumbers, hvac, Stanley Steamer come out and no signs of any leaks. Would you think it's the vapor barrier that caused this ?

      Is plastic in crawl space on subfloor or under lvp? Either way I would be suspicious. Also did you update HVAC recently? Sometimes that can add major condensation in crawl space.

      @@CrawlSpaceNinja The plastic is under the lvp. As for the hvac it has been in the house some years now. Also we had hvac come out to check for leaks and a leak detection company as well and no leaks were detected.

      I’m having the same exact issue just installed lvp in April, ripped it all out subfloor wet was dry when lvp was layed, ac ducts ripped up, no moister barrier caused this issue I am now installing vapor barrier on ground and all new insulation between joists with no underbellie

    I have to raise my floor up inch to match another floor in my house on the main floor so I’m confused on the installation. Do I do concrete flooring/vapor barrier/plywood to raise floor/engineered hardwood or is it concrete/plywood to raise up the floor/vapor barrier/engineered hardwood?

      We Never put any vapor barrier on the subfloor, Even if it was above the subfloor, you could still run into the same issues.

      @@CrawlSpaceNinja What do you in a situation where you have a wooden subfloor above a wet foundation? My foundation floods in heavy rains and adventually drains with the sumppump. Im installing some expensive wide plank solid hardwood flooring later this week and really dont want it to cup so was thinking about putting some elephant skin roofing underlayment on top of the subfloor before installing the hardwood? Or would it be just safer to paint the top of the subfloor?

    What about a pole barn style house that is 3 feet off the ground? Putting plastic down on the dirt I don't think will be adequate? Or am I wrong here?

    When building a shed with treated floor joists, is it okay to put poly on top of the joist before floor sheathing to protect the plywood from moisture? Then the plastic will be directly tight to the floor deck, and only the treated joists are exposed. Please let me know!

    Im in south Louisiana. I built a house four feet off the ground on piles. OSB subfloor and I want to install hardwood pine flooring.
    A) I have no clue what to put between the osb and pine.
    B) I was thinking to staple a vapor barrier under the house across the bottom of the floor joists but..
    Also was considering Red Guarding the whole osb subfloor on top and possibly under the house.
    Why is their no solid information or best technique in practice for this? Any suggestions before I screw it up with one of my ‘solutions’?

      I install hardwood and custom inlays. Standard underlayment is fine. Pine flooring has more defects that will catch your underlayment and rip it up so use caution. Also test your psi on your nailer as pine isn't a hardwood and you can easily split out the bead or worse it looks good than throughout the day you start hearing them break out and little Rebecca starts stubbing her toe on the sharp lip or the wood pinches the bottom of your foot when your groggy on the way to a late night bathroom break.

      I would not staple plastic to the underside of subfloor. The potential of trapping moisture and creating mold is great. Homes on piles are tricky and I understand the issue of fixing this is a humid environment is not well documented. Dehumidification is not possible unless you seal foundation. Plastic as you mentioned is tempting but as I stated will cause moisture/mold. Doing nothing will also cause moisture mold because the subfloor is exposed to the elements. I hate to say it but a closed cell spray foam may be a good option but you will need to make sure all joists and subfloor are dry prior to applying but research this first please. If there are any weatherproofing contractors in Louisiana that want to offer advice, please do.

    What about for people that live in areas with high levels of water I live at the bottoms of a hill not right at the bottom but we only have two house lots between our house and the hill. So for me we are constantly having 2 feet of water I have a pump but that dose not solve the problem of moister. The people neglected the house before we bought it the joist are soft from water damage no termites that I can tell of just water rotting. Soo I want to figure out what I should do before I go an spend 1000 dollars on supplies we need this fixed this problem so it dose not happen again I would never do it over the insulation I heard it’s better to do it under the insulation. If you do not recommend this the only thing I can think of is getting oil base paint and doing the bottom of my house every other year. I need to put a vapor barrier on the dirt floor though but with the amount of water sometimes under the house it sometimes feels pointless to do. Sorry for the long message just looking for some advice I am knowledgeable dyi person but no one can solve everything with some advice sometimes.

    Have you ever encountered a situation where a home inspector gave the homeowners any problems because they couldn't see the entire foundation walls in the crawl space after being encapsulated?

      If the termite gap is not there then the inspector will mark it against the inspection, so there MUST be the termite gap, you can call your local pest control company to get the termite code for your area.

      @@CrawlSpaceNinja good video. The subfloor I remove was a 3 layer process. It was made up of 1, 3/4 sheet of plywood a layer of black felt paper and another layer of 3/4 inch plywood. I’m going back with a tongue and groove layer 3/4. Do I need to put the felt paper down also?

    can confirm. lived in a manufactured home where rats chewed the plumbing and it saturated the insulation and subfloor. trapped gallons of water. the smell was disgusting
