I knew it’s customary in Italy to take the kitchen but I can’t believe they run off with light fixtures and walls. And then leave some stuff that they are coming back for? That would definitely test my easy going personality.
They were probably fake walls built without authorization. If you make major changes to your home but don't report them you can be fined and risk not being able to sell your home as you may not be authorized to do so. In Italy, every extra room in a house increases taxes and there are very strict anti-seismic rules and for the stability and safety of the home, you cannot make all the changes you want as you want, you need authorizations issued by professional experts.

We are glad you installed a security system as the previous owners don’t sound like honest people and with the excuse of picking up their stuff, might take some of your stuff as well ( watch out) we suggest you give them a time line for picking up their stuff , and if not just leave it all covered up outside down the driveway away from the house.

When you were in the outer porch area, I could really envision your dream of an open porch with outdoor kitchenette. It will be beautiful! So much nature to explore and having it right at your doorstep will be an awesome experience.
Yes, Nicki's idea of removing the outer walls of the large porch area sounds like a great beginning for a large dining-entertaining area. Also, her idea of an added outdoor kitchen area would make it very convenient.
Unless it is written into your sale agreement with the previous owner that they can leave their stuff and return later to get it, you have absolutely no obligation to allow them to pick it up and they would be considered trespassers if they did come. That stuff now belongs to you unless it is in the contract so I would keep what you want and toss what you don't. Given all they stole from the house, you sure don't owe them anything and you are a lot more tolerant than I would probably be in the same situation. I think you have done a super job making the house come to life even though you have been in such a short time. Every time you show the views, I am in awe.

I doubt very much if they would leave Positano where they have lived their entire lives. They have family and loads of friends. The other negative is that while NC go to Tuscany the parents have other family to look after them. However when NC come back to Positano there is no family in Tuscany to look after them! That’s not something you want to ask the neighbors to do!

They were probably illegal walls, every extra room in a house increases taxes so they probably never declared their construction to the authorities. In Italy you cannot sell houses in which there are illegal works and you also risk heavy fines, so before selling a house you must restore the house to its original state, it must correspond to the cadastral maps, otherwise the sale can be canceled and you risk big trouble with the law.

That second kitchen from the other living area would make a really nice mud room/laundry room!!!! You could have storage there for your coats and boots so they aren’t in the hallway, a nice spot for the dog bowls, and a big area for folding laundry.

Perhaps the missing walls were related to the missing plans? Maybe the previous owners realised that they needed to undo the things that had been done without permission.
In the US when you show a house everything that is fastened down can not be removed without agreeing on before the sale. These people would be in serious trouble for taking all the stuff you had not agreed on. You are very accommodating to these people.
In Italy you only sell the walls and floors, everything else belongs to the seller, unless there is a different agreement. From the lights to the furniture, everything belongs to them, the only thing they cannot touch are the bathroom fixtures. Naturally, no one even takes away the walls but in this case it is highly probable that they had been built without the necessary permits and therefore had to be demolished, otherwise the house would become unsellable and they risked a hefty fine. In Italy every house has a map deposited in the land register, if there were walls that were not on that map the house would have been illegal and unsellable.
What a great house and land. The more you show us, the more excited I get about all you will do to make it your own. Previous owners taking walls has to be the funniest and most ludicrous thing I have ever heard. I guess they had a special bond with their walls, sinks, cabinets and all. A 4X4 sounds necessary for this type of living as well as considering an ATV with a tandem trailer to drive around the land which can be used also for collecting & hauling the olives during harvest season. Exciting new chapter in beautiful Tuscany! 😀If I may suggest, I would create shelves in the section where the door used to be …place books, family pictures, etc.the table looks nice but there is no space to place a chair. It looks cramped next to the nightstand. In the main bedroom, I would create storage space under the curved ceiling. You can store clothes at the lower part.
The thing with the walls is bizarre, but in a way they did some work towards your new outdoor area, so it's one up to you 😄 That arch that Carlo made is so well-finished, you wouldn't know it wasn't there originally. It was a surprise to see there was a room and extra space downstairs, so you do have decent extra space to have people stay. That defunct kitchen space could just be a little private sitting room for the guests. It's all looking good!
I was kind of homesick for Positano but now that you’ve taken us on a walk outside I’m adjusting to “our” new home.😂 I can’t wait for spring to see it in full glory. I hope everything is OK back home. I was worried that Carlo had to go back for a family issue.
I think the bars on the windows have a practical purpose but until you decide whether they’re staying or not I’d be tempted to paint them white so at least from the inside your brain could trick your mind into thinking that they’re part of the window frames.. I love that your upcycling furniture to add not all new character to your lovely home and the doggos must think they’re in heaven with that amazing land that Carlo is uncovering in readiness for his 4x4 dreams coming true..I’ve never enjoyed someone else’s house Reno/move this much..❤️👍

I just love this wonderful piece of land and all that it contains. It feels so comforting and I don’t know why. It’s the trees, I think and especially the olive trees and the long driveway. And the other little outside buildings make for a mystery. I love the house. The little changes that are being made are making a big impact. It’s like finding little treasures along the way. I love the now big room, because they snatched the walls. But, the things you can do in that huge space will be marvelous. I love the pieces of furniture you’ve found. Indie and Holly love this place. They have moved in and proclaimed themselves game wardens. They are exploring everywhere..A 4x4 will be great to have on the property and be a real work horse for you. We are retired with one car and have found times when we need a 4x4 and are still waiting for prices to come down. But you known what has really hooked me about your home is the sunset that God paints especially for you and Carlo to enjoy. It’s astonishing and different each night. You have your own artist and what a wondrous gift He leaves with you to say Good Night. Love, Your Texas Neighbor. I cannot believe they took the walls! When I was selling my house in the US, my real estate agent would not even let me replace 2 beloved knobs on a closet door. Kudos to you and Carlo for getting so much done in such a short period of time, plus all the bamboo he chopped...be careful because bamboo grows quickly...that is why it is so sustainable. You two are very creative, I bet you will be able to make things especially for your garden from bamboo.

I really hope you've changed all the locks. This happened to us in Spain with our holiday home - one day, about 4 months after they'd moved out, the previous owners came back and took a window! A WHOLE bloody window! We called the police but they did nothing.
Personally... as lovely as Positano and your home there is, I don't think I'd ever want to live anywhere else but your Tuscany house... access is much easier, the surrounding area is never ending, the dogs have plenty of places to roam, it's a dream. You are so blessed to have the choice of 2 but I'm team Tuscany 😊 Maybe you could rename channel to Positano Diaries and Tuscany Tales. ❤
i just happened to come across Tuscany diaries a few weeks ago. I then went back and binge watched all the Positano diaries on you tube, I am now caught up ! That house really is like a Tardis, I got lost! The plan for the northside porch is brilliant. You'll really appreciate it in the summer. The land itself is just incredible as well. What comes to my mind after today's video is that you've given yourselves breathing space both inside and out, especially out...land made for roaming around. Just lovely. Amazing how different real estate deals are in different countries. In the US, I can assure you that nobody takes sinks and plumbing out of a house when they leave and the comment about if the previous owners are coming back for the small kitchen cabinet...that wouldn't happen in the states. If you leave it, it's no longer yours and would be property of the new owners. So glad you both are enjoying your new home.
Everything is looking great, how much fun you must be happy! When you are remodeling that porch area, please consider leaving the wood about 3 feet up and then having screening above that. That last couple of feet of wood from the floor up will stop rain from blowing in and keep your fine things dry.

You know, Nicki, I've never said this (and I've been watching you guys for like 2 and a 1/2 years now) but Carlo reminds me so much of a younger version of my father. I'm Puerto Rican, so of course, my father was Puerto Rican. People thought he was Italian. And when I look at Carlo, he reminds me so much of my father. My father knew some Italian as he worked with Italians for many years in Chicago. He died at the age of 93. You guys are doing a great job there at your new house. I hope you get your 4x4 soon. You are being nice with allowing them to come back for the illegal shed and removal of the wooden deck but a time limit should be made and enforced. I'm sure you're wanting to be nice neighbors and not cause waves but I would be concerned with these people being on your property and thinking something is theirs and it is not. The views are breathtaking and I'm beginning to veer towards them being better than Positiano. Both of you can now use the energy on the renovations instead of the 500 step energy. Coming along very nicely. While videos can be deceiving, really looks like the house is huge 👏 about that closed off patio, since it’s the north side of the house, you may want to hold off on taking down the walls, until you fully experience the weather conditions. It may have been closed off for a practical reason.
Hi from Australia; re your curtains or anything that needs to be stored. Get some vacuum plastic packs and with a vacuum clearner, suck the air out of your bag packed with your curtains, and they becomes a very lightweight package you can store or squeeze into your luggage because all the air is sucked out and the bulk is seriously minimised. Good luck. !!!!

@@rebeccagutierrez1960 They didn't steal the walls, they probably had to demolish them because they had built them without the permits issued by the municipality. In Italy every house has a specific plan, the map is kept in the land registry offices and you cannot modify it in any way without first obtaining specific permits, otherwise the house becomes unsellable and you risk a large fine and even a criminal complaint.

In Italy you cannot sell houses in which there are illegal works and you also risk heavy fines, so before selling a house you must restore the house to its original state, it must correspond to the cadastral maps, otherwise the sale can be canceled and you risk big trouble with the law.

That second kitchen from the other living area would make a really nice mud room/laundry room!!!! You could have storage there for your coats and boots so they aren’t in the hallway, a nice spot for the dog bowls, and a big area for folding laundry.

Perhaps the missing walls were related to the missing plans? Maybe the previous owners realised that they needed to undo the things that had been done without permission.
Probably the reason why it took so long to get all the permits for the sale is that some irregularities in the house needed to be corrected.
In the US when you show a house everything that is fastened down can not be removed without agreeing on before the sale. These people would be in serious trouble for taking all the stuff you had not agreed on. You are very accommodating to these people.
Same in the UK
In Italy you only sell the walls and floors, everything else belongs to the seller, unless there is a different agreement. From the lights to the furniture, everything belongs to them, the only thing they cannot touch are the bathroom fixtures. Naturally, no one even takes away the walls but in this case it is highly probable that they had been built without the necessary permits and therefore had to be demolished, otherwise the house would become unsellable and they risked a hefty fine. In Italy every house has a map deposited in the land register, if there were walls that were not on that map the house would have been illegal and unsellable.

What a great house and land. The more you show us, the more excited I get about all you will do to make it your own. Previous owners taking walls has to be the funniest and most ludicrous thing I have ever heard. I guess they had a special bond with their walls, sinks, cabinets and all. At least the emptier the house, the less you have to remove to make it yours. Love Carlo’s happiness when he was speaking about wanting a 4x4 all his life to drive on his land. Ciao
A 4X4 sounds necessary for this type of living as well as considering an ATV with a tandem trailer to drive around the land which can be used also for collecting & hauling the olives during harvest season. Exciting new chapter in beautiful Tuscany! 😀If I may suggest, I would create shelves in the section where the door used to be …place books, family pictures, etc.the table looks nice but there is no space to place a chair. It looks cramped next to the nightstand. In the main bedroom, I would create storage space under the curved ceiling. You can store clothes at the lower part.
Perfect with shelves. Move the desk out. Too jammed in with night stand there. Would have made a better closet
The thing with the walls is bizarre, but in a way they did some work towards your new outdoor area, so it's one up to you 😄 That arch that Carlo made is so well-finished, you wouldn't know it wasn't there originally. It was a surprise to see there was a room and extra space downstairs, so you do have decent extra space to have people stay. That defunct kitchen space could just be a little private sitting room for the guests. It's all looking good!
I was kind of homesick for Positano but now that you’ve taken us on a walk outside I’m adjusting to “our” new home.😂 I can’t wait for spring to see it in full glory. I hope everything is OK back home. I was worried that Carlo had to go back for a family issue.

For the scratches on the wooden desk.. try rubbing a piece of a walnut over the scratch. I’ve used it on lighter colored wood and it does the trick.

I just love this wonderful piece of land and all that it contains. It feels so comforting and I don’t know why. It’s the trees, I think and especially the olive trees and the long driveway. And the other little outside buildings make for a mystery. I love the house. The little changes that are being made are making a big impact. It’s like finding little treasures along the way. I love the now big room, because they snatched the walls. But, the things you can do in that huge space will be marvelous. I love the pieces of furniture you’ve found. Indie and Holly love this place. They have moved in and proclaimed themselves game wardens. They are exploring everywhere..A 4x4 will be great to have on the property and be a real work horse for you. We are retired with one car and have found times when we need a 4x4 and are still waiting for prices to come down. But you known what has really hooked me about your home is the sunset that God paints especially for you and Carlo to enjoy. It’s astonishing and different each night. You have your own artist and what a wondrous gift He leaves with you to say Good Night. Love, Your Texas Neighbor. I cannot believe they took the walls! When I was selling my house in the US, my real estate agent would not even let me replace 2 beloved knobs on a closet door. Kudos to you and Carlo for getting so much done in such a short period of time, plus all the bamboo he chopped...be careful because bamboo grows quickly...that is why it is so sustainable. You two are very creative, I bet you will be able to make things especially for your garden from bamboo.

love it❤ When we leave our second/winter home in Fiji to come back to NZ we let off a bug and spider bomb. This cleans up all of them that will breed while you’re away. If we are away for a long time we get a friend to repeat this for us. It helps keep the livestock population down.☺️

I really hope you've changed all the locks. This happened to us in Spain with our holiday home - one day, about 4 months after they'd moved out, the previous owners came back and took a window! A WHOLE bloody window! We called the police but they did nothing.

i just happened to come across Tuscany diaries a few weeks ago. I then went back and binge watched all the Positano diaries on you tube, I am now caught up ! Beautiful family and places, Can’t wait to see the finished kilt hen. In the US when people move unless its written in the contract, everything that is in the house when you take possession is yours

That house really is like a Tardis, I got lost! The plan for the northside porch is brilliant. You'll really appreciate it in the summer. The land itself is just incredible as well. What comes to my mind after today's video is that you've given yourselves breathing space both inside and out, especially out...land made for roaming around. Just lovely. It's also a great help that Carlo knows how to do so many things. Those second hand stores and markets are serving you well. (I was gobsmacked that they took the walls!) Thank you for the tour. Amazing how different real estate deals are in different countries. In the US, I can assure you that nobody takes sinks and plumbing out of a house when they leave and the comment about if the previous owners are coming back for the small kitchen cabinet...that wouldn't happen in the states. If you leave it, it's no longer yours and would be property of the new owners. So glad you both are enjoying your new home.
Everything is looking great, how much fun you must be happy! When you are remodeling that porch area, please consider leaving the wood about 3 feet up and then having screening above that. That last couple of feet of wood from the floor up will stop rain from blowing in and keep your fine things dry.

I'm loving the development of everything. You know, Nicki, I've never said this (and I've been watching you guys for like 2 and a 1/2 years now) but Carlo reminds me so much of a younger version of my father. I'm Puerto Rican, so of course, my father was Puerto Rican. People thought he was Italian. And when I look at Carlo, he reminds me so much of my father. My father knew some Italian as he worked with Italians for many years in Chicago. He died at the age of 93. You guys are doing a great job there at your new house. I hope you get your 4x4 soon. I've been even watching the commercials that pop up here to help.$$

I burst into laughter when you said, "No comment" about Wallgate. You are being nice with allowing them to come back for the illegal shed and removal of the wooden deck but a time limit should be made and enforced. I'm sure you're wanting to be nice neighbors and not cause waves but I would be concerned with these people being on your property and thinking something is theirs and it is not. The views are breathtaking and I'm beginning to veer towards them being better than Positiano. Both of you can now use the energy on the renovations instead of the 500 step energy. You both make the world a happy place with sharing these videos with us.

While videos can be deceiving, really looks like the house is huge 👏 about that closed off patio, since it’s the north side of the house, you may want to hold off on taking down the walls, until you fully experience the weather conditions. It may have been closed off for a practical reason.

Hi from Australia; re your curtains or anything that needs to be stored. Get some vacuum plastic packs and with a vacuum clearner, suck the air out of your bag packed with your curtains, and they becomes a very lightweight package you can store or squeeze into your luggage because all the air is sucked out and the bulk is seriously minimised. Good luck. !!!!

@@rebeccagutierrez1960 They didn't steal the walls, they probably had to demolish them because they had built them without the permits issued by the municipality. In Italy every house has a specific plan, the map is kept in the land registry offices and you cannot modify it in any way without first obtaining specific permits, otherwise the house becomes unsellable and you risk a large fine and even a criminal complaint.
Also I recommend changing the locks and putting in a security system for unwanted visitors!
