I wish everyone in Georgia would watch and buy your book. My neighbors complain every year on their tax value increases but will never follow through with an appeal when I bring it up. I will defintely be trying to get them to get this book this year. The books does a great job explaining everything in easy terms and I think my biggest take away on assessing the value was “if I sold my house “AS-IS” right now, what would I get if they knew all its dirty secrets”. How would I buy my own house as an outsider, if I was the only buyer and I needed to negotiate it down. With that in mind, I am tackling my first ever tax appeal and probably writing a book on my homes issues with a graphic novel of photos. Best of luck everyone. Great video and book! PS: the end of the video cuts out just a few second early before you finish talking but is overall great info!
People like yourself who care about being gouged by the property tax system is why my videos are on YT and why I wrote the book. They are for people who care. And those people who don't care or don't want to learn will continue to get gouged by the government. I don't force anyone to learn about how to fend for yourself. The way I see it, people have to care enough about themselves and their money to do something about it.

I have a commercial property (B&B and small cabins) that is valued using residential comps. HAs anyone ever used a income valuation vice market value process?
When it comes to supplying documentation to corroborate the lower value, what sort of photos are recommended? I assume some that make the property look as "poorly" as possible?
I can't give long answers here. The short answer is you are correct. You want photos that show negative issues on the property. I have a book on Amazon called "Tax Freeze" which covers taking photos and other details about all the different steps in the GA tax appeal process. I also do a writeup to go along with photos.
I love the video! I'm filing electronically with Fulton Co now. There is a box that asks if I want to be 85% or at 100% of current assessed value. I assume I should say 85% unless there is some hidden meaning there that I will regret later?
The question applies to how much you want to be billed upfront during the appeal period. It doesn't change the final bill but some people prefer to pay more, others want to pay less during the appeal period. It's personal preference. No right or wrong answer here.

I don't understand the question. The appeal form are all black & white and you are supposed to send the original form you fill out. Regarding photos, BW photos are okay.

Yes, income valuation is an option and additional tool to prove your case.
