    During my first few years as a real estate investor, I found that one of the biggest time-wasters I had to deal with was my research process.
    Why? Because in my mind, in order to feel comfortable sending out an offer on any property, I had to know everything there was to know (this was my first mistake). As a result, I used to spend a ton of time making sure that I understood every possible thing about a property before making an offer. I would leave no stone unturned.
    An abundance of caution isn't a bad thing per se, but I eventually figured out that this approach was hurting me.
    You see , in order for me to be profitable in my business, I actually had to close a deal every once in a while (I know, sounds crazy right?).
    In order to close a deal, I had to get some accepted offers.
    For every ONE accepted offer I got, I usually had to send out a lot of offers, and I had to do this on an ongoing basis (not one offer per week... but more like a DOZEN offers per week).
    ...if I wanted to crank out this kind of volume all by myself, it wasn't a good use of my time to spend several hours researching each property before I felt "comfortable" enough to send out one offer. The math just didn't add up! If I wanted ANY hope of getting anywhere in this business, something had to change.
    Let me tell you from experience that when you're offering somebody 10% -- 30% of their property's market value (like I do), a lot of them are going to say "No." That's just part of the deal when you're fishing for motivated sellers and offering them virtually nothing for their property. A general lack of acceptance shouldn't take anybody by surprise.
    Once I came to this realization, I knew that I had to cut the fat out of my research process. I just didn't have an hour or more to spend researching every property I came across! If I didn't make some drastic changes, I wasn't going to survive as a real estate investor.
    After a lot of fine-tuning and experimentation, I was able to whittle down my research process to what I considered to be the most important factors. These were the essential pieces of information that needed to be known in order for me to determine:
    1. Whether Or Not To Make An Offer
    2. How Much To Offer

    Hi Seth, great info on searching for property details - I had a few questions :
    1) Does AgentPro247 pull this data straight out of MLS ? Is this similar to a Realist report that a realtor generally pulls out when we inquire about a property ?
    2) Does the report include any additional lien information on the property along with the mortgage info ?
    3) What is a good place to get a comprehensive title search to be able to determine if the tile is clean on the property?

    He Seth, this is an old video so you probably won't be revisting this one, but in case you do ---- will you, or someone else who views this, let me know where you are arriving at the $300 ( three hundred dollar transfer value ) that you say the owner paid for this property, because when I'm looking at the screen, it says the transfer value is $2,850,000? What am I missing. I'm not understanding. Please explain.

      ma theresa Antonio Hi Seth, got a question..in AgentPro..in which part of the search box will I hit to filter those 2 years delinquent... is it in the recording date that I need to put month and year like for ex. 01/2012 to come up records that are delinquent for 2 years and more? thanks

    Seth, I am having a problem getting set up on AgentPro247. We tried it Saturday, and then backed out before putting in credit card information, deciding to wait until the first of the month. Now I can't seem to get the discount. Is there a new Partner #? I used CFGRSH when I started on Sat., and then today trying to get it set up, and it doesn't give me the discount. Also, it has a place for a promotional code? Is that something I need as well? In AgentPro247's disclaimer (or whatever you call it) it says "Each Document and/or Leads Package includes 5 Profiles" - I'm not sure what it means by "document, and Lead's Package. That isn't saying with the program I selected (Profile Package), we only get to check out 5 People or properties per month, is it? Thanks for your help. Irene Wright

    Hello Seth.. When your making your offers.. 10, 20 , 30% Is this a lease with option? Can you help me understand the mechanics of this deal that allows you to be able to make such a low offer... I am new to investing and would like to talk with you... I have taken steps/action..       Its an answer, but make sence no.. it just raises more questions for me. So Is this percentage just to gain title? Do you now have to negotiate with the bank? What is the LTV? Is your approach to the bank based on the Possible loss they will encounter with an unstable mortgator or the possible cash sale ... Where do we go from here? By the way, thank you for responding

      ***** My wheels were spinning after i responded. to try and figure it out.. let me guess.. the percentage offer is how you get title and how the home owner pays their taxes and walk away with credit intact.. so then I assume the mortgage is under 100% LTV.. so you can find and investor,sell and make a buck.. howd i do?
