How I Find Motivated Sellers (And Get Them Calling Me) - Step 1: Getting The List

    Finding motivated sellers is the NUMBER ONE PRIORITY as a real estate investor. This video will show you a simple, step-by-step process that you can use to find these property owners and get them calling you.
    In my mind, a "motivated seller" is a property owner who is willing to do at least one of the following things:
    - Sell their property for a VERY low price (when I say low, I mean REALLY low. Think somewhere in the neighborhood of 10% -- 30% of market value)
    - Sell their property with VERY flexible terms (i.e. -- we're looking for a seller who will finance the property for you, require no money down, and charge 0% interest)
    Obviously, these types of sellers will have to agree to a pretty ridiculous offer. They'll have to sell their property almost entirely on your terms and in your interests. Things that, in theory -- no sane person would ever be willing to do.
    If you want to make your next real estate investment a "sure thing", you need to be in a position where you have virtually nothing to lose and everything to gain. The seller on the other hand, needs to be in a position where they are willing to lose everything and walk away from their property with very little or nothing to show for it.
    It all starts with your ability to find a targeted list of property owners. Let me reiterate, we're not looking for just ANY property owners. We're looking for people who are statistically more likely to sell their property.
    Keep in mind that all of this information is of public record. You or I could literally look up any of these properties in a matter of minutes and find this kind of basic information.
    As you can probably imagine, this data is used by many different people and companies to create bulk mailings. If you've ever gotten a piece of junk mail before, chances are -- they found your name and information from this kind of information database that contains these public records.
    It is very important to have current information and the right recipients on your list. If you don't apply any narrowing (or if you're working with outdated information), you'll end up wasting a lot of time and money.
    With this in mind, I like to target my lists based on a few key characteristics:
    - Property owners who live out of state. People who live out of state tend to be much more disconnected and disengaged from their investment properties. Many of these people had to move away unexpectedly and for whatever reason, they just don't care about their property. These people have a vested interest in liquidating as soon as possible.
    - Property owners who don't live at their property (absentee owners). For obvious reasons, people are much more likely to part with an investment property than they are with their personal residence. Don't expect people to sell you the roof over their head for pennies on the dollar -- it usually won't happen.
    - Property owners who have owned their property for 10 years or longer. On occasion, I like to sort my lists with this criteria because properties that have been owned for a longer period of time have a much higher likelihood of being owned free and clear. When properties are owned free and clear, the owner has more equity to play with, which gives them more freedom to sell their property at a HUGE discount.
    - Property owners who have delinquent taxes. Many of these owners are at the end of their rope financially. They literally don't have the time or money to wait for a higher offer. If they don't sell the property to you, they will lose everything to tax foreclosure. Of course, you'll have to take care of the taxes once you buy it -- but these delinquencies will oftentimes give you a lot of leverage to make a lowball offer.
    - Properties that are in the right price range. If you're not interested in buying a million dollar property, then don't solicit to people who own these properties. It's that simple. If you have the ability to screen out the properties that are clearly out of your price range to begin with, then do it! You'll only be wasting postage if you mail to property owners that you never intend to purchase from.

    Collier.Lee and Hillsborough counties all do Assessments...Assessments was something that you see from HOA's commonly do as well.I would just like to here your thoughts on this subjects...Mark Podoisky talks about Dew Diligence and staying away from HOA and restrictions but these things can catch you by surprise.You may have discussed some of these? ...Thanks

    Im not seeing from any of the land invester videos where that they talk about assessments...Cape Coral had a 20k assessment for water sewer in 2013 which leaned property and gave them 20 years to pay.Property owners were upset and fought to no avail.God forbid anyone gets caught in one of these property nightmares,,,Also building in Collier and Lee county impact fee's for building is for Collier 25k Impact fees ( Only when you build) are for the impact you have on infrastructure. these moneys will pay for schools parks fire etc.In NC some of the county require a perk test which tells whether the ground is fit for sewer drainage if the land doesn't perk then you can't build... this was years ago not sure what technologies might have changed the playing field with off the grid ideas for sewer/water options.

      ***** OK yeah...How do you avoid a property that has an assessment that is up and coming ,or how do you find out that this is a PERC testing issue with the property...Do I pull teeth by call building inspection department ,county planning board etc.I dont believe that this will show up on any real estate searches sight??

    Thanks so much for making this video, the website itself if very clunky if you're not familiar. When pulling an "out of state" list, I see all the property addresses that are all within state. When I click on the link to the address it displays the sellers out of state address in a separate window. Is there any way to populate the list with the sellers out of state address? Otherwise the spreadsheet isn't much help. Thanks again!

    For anyone looking for sites to do Comps, I can only say that the main sites that "some" investors use, Zillow, Realtor.com, Trulia, are the most inaccurate of all the sites as far as doing comps is concerned. This comes from many investors who state that these sites are worthless for doing "accurate" comps. Site X, mentioned below is in a different league compared to the usual sites, and of course, it is not free, but like anything else, it it has true value, it will not be free. I am doing a trial now with Site X, and I know seasoned Real Estate Investors who swear by it.

    Another very useful video. If the county is unable to send lists with vacant land only, or with absentee owner only, but can only send all tax delinquent properties, can that list be scrubbed against another software list ( like from propstream or data tree, etc.) somehow to vet out the vacant land only + absentee owner names info for a scrubbed list that would be more efficient for a mail campaign?

      Yep, I've talked to people who have done this. It's definitely time-consuming, and I'm not sure if I would ever go about it this way unless I could find someone else to do it for me at a cost-effective price, but in theory, yes, I think it's doable.

      Aha :D strangely I know another trick that not a lot of people know about and it is called affiliate marketing. Besides maybe all of your viewers should try the same with the code lpg and see the results. Would be better if you were more transparent next time and just tell the people that you earn money with promoting AgentPro247. Of course then you also need to convince the people that you are not biased.

When "no address" appears after you click the "view records" button, does that mean that the property for the address doesn't exist and therefore you wouldn't be able to find it in Google Earth or Google Maps?

    Ok so Seth I have a big question. I'm a young guy looking for raw land for homesteading in Michigan (I'm from Ohio and I want to get out) and I heard somewhere that you actually started doing the tax delinquent list method (getting a list from agent pro/ the county of the TD properties and mailing the owners of those properties etc.) in Michigan.
    Now you are saying here that on agent pro you can't search for TD properties in certain states -- key one being Michigan. I'm just trying to make sense of this. I know you get a lot of questions but can you please explain to me if it is impossible to get the TD list for properties in Michigan counties from Agent Pro, or will the Michigan counties not give out the list at all due to some law?
    If you could put my mind at ease with an answer one way or the other that would be very awesome to know so I don't waste the meager funds that I have on something like agent pro.
