    Just landed my first listing yesterday!!!! And I had the same realization afterwards!! It's all about confidence. Everything holding you back is confidence. My dad was on the phone with me and said he was planting some viburnum. "VI-VUR-NUM" he said. "I don't know, whatever it is."
    I said back to him, "No Dad, be confident! You said it the right way. There's a lot of people who would have said it the wrong way and not thought twice about it."
    .. And that's when it hit me. There are a lot of people out here that are confident with what they are doing, even though they are doing it poorly. They are successful because they have the brass to JUST DO IT. and that's what any of us are going to need to make it. If you stumble, make it a dance. This is your song.

    OMG! This is brilliant! So simple, legal, but at the same time, not as obvious! Technically all sellers have the right to terminate the contract, and give you a boot, but no one talks about it! Just brilliant!!

    As a realtor in my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

      You are right! I’ve diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above $830k in net profit across high dividend yield stocks, ETF and bonds.

      Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Melissa Terri Swayne for the last five years or so, and her returns have been pretty much amazing.

    Confidence is a generic term. It's like using the word health. It's a partial truth. You can be 1000% confident the property will sell at a certain price point, but guess what? YOU'RE NOT THE ONE DECIDING WHAT THE PRICE WILL BE.
    If all I had to do was set an appointment and "be confident" in the price and the home owner did what I told them because, "I was confident", I'd be taking two listings a week. The word confidence is overused and damn near meaningless. No one cares if you're confident. They care about getting more than their house is worth.

      I'm going to side with the commenter. Two weeks ago was my first full year I made 236k with what Brandon has taught me. If you show up with energy explain in detail why you would range the house between these prices assure them at some point that your not the agent for everyone and if the don't want to list you understand if they think your not a fit then move on and continue, also build a giant pipeline so as you are looking for present buyer/seller you already have a lead generation that spans several months to a year in the future so why you waiting on those dates to roll around? You can look for new buyers/sellers to stick in those slots. lots and lots of phone calls will get you lots and lots of people you just got to stay on top of it. If I at 24 years of age can do it I know you can there is no one that has a reason why they can't make the commitment to work the job like they want to make it. if people acted as if they was going to lose everything tomorrow 50% still couldn't make it. It's the hard truth you gotta have the fire to say it with your chest
