    My Grandparents lived their whole life in the 1200 square foot 2 bed 1 bath home they built and paid it off in the early 70’s. They raised 3 boys there. They ended up financially secure with zero debt and several rentals (my Grandfather was a brick layer and solo bread winner). This was in Southern California as well. They were very frugal. Nowadays A lot of people trade up using the equity ladder and always have a mortgage chasing bigger and bigger houses. Then they get to retirement still paying off a big empty house as all the kids have moved out, and can’t retire.

      Yes! Not realizing the interest they’re paying for each step up mortgage is funding the bankers’ 2nd, 3rd and 4th vacation homes.

    You may already know this, but, just in case: Shingles are pervious, so, a leak means a worn out, or, gapped underlayment that may be under good shingles, although, fixing shingles is always a good idea even if it wont stop a leak. The purpose of shingles is to protect the underlayment, which is the impervious part of a roof system. Its very difficult to get rid of leaks without fixing the underlayment, which is hidden under shingles.. The overcoat seal may do the trick after the whole roof is covered with it and then its a matter of how long such coat lasts exposed to the elements. If you dont care how it looks and its temporary, a good tarp over it can also buy some time.

    Where have you chosen to locate? I’m doing a salvage job in Lewes Delaware @the moment. Just an older man like yourself not giving up.

    Very curious. How much did you originally pay for this? Not many people as capable with a DIY philosophy as you are. How did you get to know so much practical knowledge? Can't learn this stuff by reading books or watching YT.
