  • Continuing on my "Living in Bali" series today we visited 2 brand new villas in the Nusa Dua area.
    Most homes in Bali are small but these 2 offer a look into what the market for property is like. Both properties are freehold, meaning you own the house and land fully.

    First house: Vocal doggie, hey! I'd have been driven mad if I'd bought that place. It is a tiny place with TOO FEW WINDOWS, Murray and not nearly enough ventilation. Plus, the kitchen's nothing really, is it?
    But, you showing us what's on offer was interesting. Thanks for that!

    it’s Better to lease in Bali rather than buy . More peace of mind if something goes wrong

    I vaguely remember a few chats, that a pool will cost from around AUD20,000+, depending on size and location, fully installed.

      They are advertising small inground pools from about $11k AUD

    A 6x3m pool costs around 8 to 10 grand AUD totally complete with filter etc.

    Interesting to look at these villas and get approximate pricing info. Thanks for showing us through. I am wondering though, with the opening of the new airport in north Bali, would it be worth looking up north for Villas to invest in? I read somewhere that around 70% of flights from Australia will be re-directed to the new airport once it is opened (2024/2025) so somewhere around 700,000 people will arrive into northern Bail in any given year - and that's just from Australia. Not sure about numbers from elsewhere

      There is no new airport. It has always been an election promises thought bubble and remains so after the February elections this year.

    Hello Muzza.
    In what area of Bali is this?
    And is it close to Jln. Raya, or beaches?
    Me, my wife and child of 4 years are seriously contemplating investing in a house or Villa in Bali. But been given prices that are way to high, by locals wanting to profit off ignorant bules.
    But my wife is from Lampung Indonesia, so we haven't fallen victims of any scheme, yet.
    So sort of looking all over for something affordable, and free from the hidden fees they often embed in the price when dealing with foreigners.
    So any advice and tips you might give is received with appreciation.
    I'm from Norway btw.

      Hmm...so you end up going backwards, then? No outright ownership - does not seem much point in "putting in a pool" when you do not own it!

    So you own the house ? What about the land ? I thought we couldn't own the house and land ? Or is it a forever lease on the land as I've seen when people want you out, you come back from being away and the house is trashed not much left ? Can you please explain how you would own it ?

      He can’t own a house in Bali as he is a foreigner. He will need to put his Indonesia wife name as she is a local. This will make his wife vey happy😂

      There are ways to own a house in Bali. If you open a business then the company can own the house. We will be doing an interview with a consultant to help you understand the legal difficulties later this month

      No the 2br units were outright sale (freehold)

      Freehold means you buy the house and land like at home. Leasehold means you never own the land and "rent" it for like 20 years

    Some interesting info here but please stop calling them Villa’s. They are not Villa’s, they are just plain Indonesian houses with no warranties or recourse for when they start to fall apart which will be sooner rather than later.

    Don't buy or lease a new home, you will find all the cracks and leaks in 12 months and no builder in site. The constitution of Indonesia forbids foreigners to own land full stop, is everyone clear. To set a PT PMA company total foreigner owned and you only need to invest 1 million Aud but this is only a lease in the company name and you can get around this, See the two Australians deported last week.
    I am married to a Indonesian and retiring in two years, so far our house cost 70 aud , 4 are, two bed rooms, 1 maids room, lounge/dinning and garage for one car, solar hot water. 70Aud was expensive because of were it is. 8x4 mtr pool was 20,000 aud . Local housing depending on where it is build is around 30/35,000 Aud. I have a Indonesian friend build in Denpensar and his budget was 2,000Aud but ended up paying 2500aud on leased land. Another friend built on the Bukit local house with 2 are of land 10,000Aud. Hope that helps

    If you buy a property in Bali Indonesia you are a fool. You are a foreigner in a country that does not have the rule of law. There will be issues with the land because only Indonesians can own land, similar situation exists in Thailand. If you like to live there fine, rent or lease the place.

      @@MurrayWilkinson1 legal consultant ? What's that going to do. You talk like you're in Melbourne or Sydney talking to an Australian lawyer/solicitor. They're not even equivalent. Bali is beautiful, been there many times as a visitor but you just can't go there and live there not as an individual.

      @@robertnicholson1409 I have met literally hundreds that live here permanently from all around the world. It's amazing how many experts there are out there.. you obviously know more than the 110,000 expats that call Bali their home..

      @@MurrayWilkinson1 Indonesia can take your property off you at anytime cancel your visa and kick you out of the country. Just because others are living there on an illusion doesn't mean you have security. Indonesia is not Australia. Australia has a robust legal system with rule of law... Indonesia does not.

      You most definately can go to Bali/ Indonesia and live there as an individual.
      You can never own the land✔️
      You can never own the house the way we understand✔️
      KNOW EXACTLY WHAT YOU WANT AND HOW YOU WANT TO LIVE IN BALI.
      GET THE RIGHT INFORMATION FOR YOURE UNIQUE CIRCUMSTACES✅️
      GET THE RIGHT ASSISTANCE TO MAKE SURE YOU HAVE THE RIGHT VISAS......IN THE CORRECT ORDER✅️
      There are so many different visas for so many different senarios.....I would NEVER try to go through the system on my own.
      It is too complicated....I am going there with the intention to enjoy all Indonesia has to offer....
      I DEFINATELY DONT WANT TO BE CAUGHT UP WITH LONG PROTRACTED VISAS AND THE LEGALITIES WITH PROPERTY AND GOVERNMENT LAWS....
      BUT IT CAN BE DONE REASONABLY SMOOTHLY WITH THE RIGHT ASSISTANCE....
      YOU CAN Buy FREEHOLD AND LEASEHOLD.....THE DIFFERENCE IS THE TIME YOU ARE LEGALLY ALLOWED TO HOLD " TITLE " AS EVENTUALLY IT ALWAYS RETURNS TO INDONESIAN HANDS.
