I raised the fence posts with our builder not being cut on an angle to shed water. His response was that they don't expect that to be done by their fencing contractors on any of their developments. As you say it's all the little things that add up. It's also about the excuses the builders come out with to defend poor workmanship. I'm currently being told by our builder that there is no need to provide a rigid extract duct from a bathroom extract fan and the flexi hose provided is well over 1.5 metres away and currently hung off duct tape. He also said there is no need to provide a condensate trap and waste. All this after I even provided them with the NHBC clause and extracts from the Building Regulations as evidence of the requirement. It's shocking how they try to wriggle out of remedial works, but I will escalate to NHBC if I don't get any further. The key point here is if this was a homeowner who had no knowledge of construction they would be fobbed off with lies from the builder.
Hi Elfin, We see this on a daily basis with developers, if they would follow the regulations and warranty provider's standards it would be a whole lot better for new build homebuyers.
