    Bloody hell, the landlord need her head testing, she is lucky anyone is leasing her units at all in this current climate, and she is lucky to have people like you running your business from there because the site always looks clean and tidy an a landlords these days would give the right arm to have tenants like you!
    The mind boggles but probably the push you need to better your business!

    • @friendlyhorseuk7220
      @friendlyhorseuk7220 3 года назад +1

      Probably the site hasn't got planning permission for the sale of cars . If not, landlord isnt going to risk it

    • @paula200
      @paula200 3 года назад

      The point is that she has already let the unit. There is nothing in the car sales for her, as that element is effectively a sub-let between the tenant and chops. Seems like all parties are understanding of the situation, which is good, because after all, it's a little bit self inflicted as car sales are not allowed from the site, which was known beforehand. Good that she's giving some time to sort it out and relocate.

      Be careful with selling them from home, depending on how hot your council is you may have to get planning permission for change of use from residential to business or at least add it to your use. You may also have issues with your home insurance and you don't want to give them any excuse to have an easy out if you were to make a claim.

  • @alancampbell1008

    Think a free repair on the Corsa as it was basically a glue job is good business sense for goodwill especially as they've been good customers. You're being generous on that Alto putting a warranty on it...I'd expect the 30 day or 1000 miles if I bought that and the customer pays for anything beyond that. Shame the landlord has put the brakes on but to be fair I guess it wasn't in the terms of the rental, fair of them not to put an immediate stop. Guess it's just forced your hand to take the steps you were going to take anyway, wish you luck James on finding somewhere more suitable.

    White Vauxhall Corsa - definitely free of charge, repeated customer, word of mouth goes along way towards a good reputation. - But it wouldn’t hurt them to place a £10 note in your tea boat or supply you with a few packets of biscuits!!
    It’s a real shame about having to find another location ......but “every cloud has a silver lining” .... are there any petrol stations locally that have just closed down, they might make an ideal car sales area? You come across as being an extremely hard working person - and very determined to succeed, it could be the making of you! All the best! 👍🙏

    Onwards and upwards for yourself now. It may seem harsh she’s told you to wind down on car sales. But in truth you would be better off in a bigger unit where the cars can be kept inside. It would make viewing in winter more pleasurable for potential customers. I manage in a retail environment myself and find if items are displayed correctly, even things that sell in low volumes. They will sell if displayed and priced competitively. As for the header tank, do it in good will.

    The vast majority of Bona fide motor traders prep the cars properly. Gone are the days when you threw a bucket of water over it and put a bandage on the exhaust. It's went full circle where almost every niggle has to addressed whereas the private sellers are expecting retail money for a car that hasn't even been cleaned properly let alone mechanically inspected on a ramp.

    You are such a nice guy, and I like your videos. I would like to give you some friendly advice: Appearance is everything. And to be honest, your shop
    doesn't look very professional and would probably not pass a fire inspection. In your next shop, throw some fresh paint on the walls and
    get some proper shelves, so you don't need to have everything on the floor, it doesn't look very good. And throw out the trash every day
    instead of collecting it in the corners. This will make a good impression on customers as well. I really hope you don't take this the
    wrong way, just trying to help.
    I used to have a shop for many years and in the beginning it looked a lot like your place, then I had some fire inspectors come visit me one
    day together with the land lord and they were not impressed to say the least.
    Oil, paper and sparks is a disaster waiting to happen. Put yourself in your landlords situation, would you like to be responsible for that?
    I cleaned up the place and did some investments, best thing I ever did, working in a clean and nice space is so much better for you.
    Good luck mate!

    Planning permission rules were recently changed - merging some categories and splitting others (though also depends what is in the lease agreement), Also I presume no sale prices are shown on the cars so its tricky to prove where advertising for and contract etc actually made. I guess what the use of the units is intended for is the mechanical workshop - which is what they are being used for bar the final five mins of cash changing hands !

    If the Landlord knowingly accepts rent despite your infringement of the user clause then it could be seen as effective acceptance. Similarly, if you can show the premises are not used for the visiting public then one assumes you remain compliant with planning as well as the user clause. This could just be managing agents doing their duty? Maybe no further action?

      The issue is we don't know why the landlord doesn't want car sales there. There could be a very good reason or even a legal reason. Also she never hid the fact that she didn't want car sales from the premises and it is her property at the end of the day - however shortsighted it seems.
      That said for someone who doesn't want car sales or even a workshop she has done well to have four car related business on her land! Doesn't look ideal for tea rooms either...
