- We are building our Dream Home and in this video we walk you through the first part of our House Plans - our Open Concept Main Floor! We share our steps when creating our Custom Home design and layout, and explain our thought process for room placement and space planning.
When designing our custom home, we wanted to make sure that we really optimize our space, create a functional and open floor plan layout, and plan for all the rooms and spaces we need on our main floor. We really laboured over the design of our new home build and wanted to ensure that we are thinking about furniture placement, sight-lines, and the flow of traffic and movement between different areas in our new home. We discuss the trade-offs, considerations, and what to think about when creating floor plans for your new construction home.

What software did you use to draw up your floor plan for your home?
Hi Lady, These plan were done by the architect. I think he uses sketch up but honestly not sure for the plans.
Hi, having kitchen breakfast and family room common isn't there a problem of odor?
Not really. The space is big and plus we always use the hood vent when cooking and if needed can open a window. It’s very common these days to have open concept space where the kitchen is open to the other living areas. The benefit of everyone being together in a larger space outweighs any potential downside of odours. Plus hopefully the cooking smells good and inviting :)
What is the total sq ft of the main floor?
Antonieta it’s about 1,750 of living space + 400 sq ft for the garage.

I feel like all of the builders these days do the same layout - kitchen in the back joined with the tv/family room. Feels a little soulless but it's practical at the same time especially if you have small kids and need to watch them constantly.
