Take a guided tour around this garden room with me, Martin Baker. This project was fully completed by Baker's Timber Buildings, at our client's home in Surrey. Featuring a shower and toilet room, this garden room is designed around an open plan kitchen and lounge. Finished in ral: 7016 with the tricoya cladding, along with the EPDM roof. This insulated building qualifies for our 10 year guarantee and has a 50+ year life expectancy. REF: 5441

Pull down bed in same room would be fine. Basically just like that garden room (with a bath instead) on some private land. Nice and compact in open space. Suit me just fine.

I’m in the US. Most structures like these are built as a “pool house” here. Not common unless there is also a pool. Very nice.👍

Appreciated the craftsmanship but didn't understand the building. However, when you opened the doors and looked out towards the house it totally made sense. Nice job.
I really like the look of this - What size roof joists are used in this project as the roof line looks very sleek! Does this comply with Permitted Development rules?

Very nice, but the only thing I didn't like was the Liverpool shirt on the wall, not your fault Mr Baker. The connecting Patio makes for a great entertaining area.Your client must be very pleased.

How did you get around the kitchen & shower. Or is it hush hush up to customer?
Dave Evans no if the building is unregulated then the plumbing is falls outside of regulations to. We have had this confirmed by 2 independent council officers. Essentially with unregulated buildings it’s not what you do with them, it’s how you use them. The must be ancillary not primary to the dwelling and therefore you can not use it as a bedroom for example. Hi love the look of this building. I'm interested if you put fire retardent board on the outside on the 2 edges that are on the non boundary sides and how are you able to achieve 3 meter height please?. Thanks
Yes we did, and the hedge is not the boundary so we could increase the height as more than 2m away 👍
For toilet, shower, kitchen, it would need planning permission? I'm looking at something like this since having to work from home.

With the Toilet, Shower, and a full kitchen unit, wouldnt this be classed as fully self contained by the Planning Department?

So is there a septic tank for the toilet? Or how do you run the waste water for the toilet?
On this particular project, the drainage naturally flowed into a chamber. But sometimes we need to fit macerator pumps. I hope that helps

Where is the stove? What is that building across from this one? Is it the other half of the house?
ShowBizJunkie the rooms are to well insulated for a stove, so we use a single convector heater and yes the brick building is the house , it’s about 6m away from the back of the house. Hope that helps.
@@BakersGardenBuildings if its the heater at the edge 9f the counter then it is dangerous. People walking towards the bathroom can accidentaly touch the heater. The heater should have been been where the sink is
ShowBizJunkie the heater metes the regulations and the clients request. These are installed after the building is erected and decisions On positions of heaters, sockets and lighting can all be made with the client present. So were this to be your building you could’ve fitted the heater in other places. I hope that helps 👍

Ezura hello no. Not in the uk assuming it’s under 2.5m high and less than 50% of the garden. This particular one was further away than 2 m from the boundaries and that means we can add some hight within the rules. 👍

Awesome build, but I often am left bemused, why a cost isn't attached to these build video's. People need to know so they can budget for their own project. A rough estimate would be sufficient.
Hello Shahid, thank you for your comment, the reason I do not put costs within the main text is that prices move depending on material costs. This particular project has been live for 3 year and in that time the cost has increased by approximately 10%. As I hope these videos inspire for many years to come I do not wish to give miss information. If you were Looking to replicate this entire project today, including base, building plumbing for shower room and kitchen the typical cost would be approximately £60k for a complete turn key contract including vat. with options starting around £40. Hello , we have complete projects (base, electrics, buildings and finishing, starting from £18k and going up to £70k, as this is the largest allowed, had the most expensive door options plus the plumbing this would be at the top end of range

solidn6 hello, there are so many factors that affect the cost that we cannot a account for without a site survey however as noted above, for a replica of this project you should budget around &70k inc vat. For a complete project.

I contacted you earlier this year as I wanted one of these for my garden based in London. It would have been one of a few jobs I wanted done, others being small builds. After waiting for a month and after I chased about my email, you literally read the first job ( which was small), said it was something you couldn't do and just dismissed the rest of my query.
I found it shocking after waiting for so long but put it down to the fact that you don't need alot of business to sustain your company.

If I remember correctly you wanted a small porch attached to your house , if this is correct, then I’m afraid this is not something we offer. Thank you for your response. No I didn't want a small porch so don't think this was me. I wanted a shed, a cabin like in the video and then another build off my kitchen. You said you couldn't do anything which was attached to a building. That was fine but then you didn't comment on the other jobs which you advertise like the build in the video.
This was the main job. I just found it strange for a company to not go ahead with the biggest job which you seem to specialize in. Not a big deal, just very odd.

What a beautiful addition to that wonderful garden. That whole project of garden and building must have been over £200k if it was all completed by contractors.
You’re talking less that 40k for the garden room , the paving and the rest 5 k or so. 200k would near buy you the house 😂😂😂
@@0223eoin Not around there it won’t!!, That’s not what you would put in £200k property. Surrey is an expensive area.
a small extension might have been better, why do you need a tv and kitchen 5 metres from your house which has a tv and a kitchen, they look great bu tin reality how much use to you get for £40k or whatever it was, an extension can be used 365, half the year this would be locked up and shut in, disconnected from house. good for teenagers den i guess though if thats the reason.
Andy thanks for your comment and question. Due to the nature of this property they were not allowed to extend any further plus it would of compromise the rooms they had. I remain in contact with these clients and understand it is still used daily all year round.

I don’t get the purpose of this building at all? It’s very nice don’t get me wrong, but kitchen, bathroom and living room area? It’s a pool house with no pool. They’d of been stung a fortune for this and I’m not sure how useful it would be. Before you all jump on my nuts im not saying I don’t like it, I do like it a lot.
