Spot on. I live in Buckhead 30327 and I don’t think people know how big Buckhead is. I love how you highlighted the neighborhood of Buckhead vs downtown Buckhead. Truly a hidden gem in the city of Atlanta.
Agreed. My partner commutes Alpharetta to the far side of lake Lanier. I would like to know why either the county or state gov are trying to control our population by installing yet more round abouts not to mention the 2 bridges on 85N which require you to drive on the left side while crossing the bridge *Pleasant Hill*. The DOT must know this will increase accidents unless the gov agrees to re-educate and recertify everyone's DL.
So true! The commute between Alpharetta and Atlanta can definitely be a challenge, especially during peak hours. Sunday mornings are a whole different story, though-nice and peaceful! Finding ways to beat that traffic, like adjusting work hours or considering remote options, can really help. Do you have any favorite routes or tips for making the commute a bit easier?
I grew up in 30328, Sandy Springs. Off Riverside Drive, 285 area. I’ve watch every part of Atlanta evolve. Holcomb Bridge was considered the boonies back in the early ‘70s.
We just moved to 30066. We moved from South Florida (Sarasota) 2.5 years ago and wanted to make sure we were in a good area for school since our son was 3 years old. He’s now 5 and we’re happy to have in a a great public school zone for next year. What I like most is the diversity here even in Metro Atlanta. It’s a big difference from where we moved. I work in Buckhead and it’s only like 25-30 mins for me. I love going through the back roads of Chastain park. Honestly, those homes are out of magazines. Always inspires me so it was great to see that come in as #1 because I definitely have seen with my own two eyes why it made it to the top.
No mention of Decatur...City of Decatur Schools, lots of the same amenities and it’s much closer to the city than Alpharetta/Milton, Roswell or East Cobb. Having to commute GA400 and the top end perimeter(285) is always BRUTAL! Those areas are nice but that drive is gonna get old really quick. City of Decatur averages 7-8 miles from Downtown, Midtown and Buckhead. Also, much closer to the airport which is HUGE for those folks who are always press for time tying to catch a flight.
Good point. I lived in Decatur before moving to east cobb and would have stayed if, at the time, I could have afforded the home I needed in the school schools I needed. Decatur is a wonderful place to live - I was just there last week! It didn’t make the top 5 wealthiest zip codes which is the only reason it didn’t make this list. Thanks for the comment!
@fbernard08 -- Decatur is also one of the most corrupt areas in metro Atlanta. There hasn't been a fair / honest election in Decatur / Dekalb in well over 20 years.
@@valeriebillings7248-- Some of it is I agree but most of it is old homes. Some of them date back to the 1920's & 1930's with some of them going back further than that. And every one of them are extremely way overpriced.
Agreed! Decatur didn't make the top 5 wealthiest zips in the Atlanta area. And the location of Decatur is convenient for sure. I lived there before moving to East Cobb.
Lived in downtown Atlanta 1970-1975 (ugh!). Moved to Alpharetta in 1975 when it had nothing but a walk-up Dairy Queen, an Exxon station and mom and pop store. GA 400 was only two lanes. Holcomb Bridge literally had a two lane bridge. Windward was nothing but agriculture and horse farms. Obviously I saw Alpharetta evolve into what it is today. Because of the wealth in Alpharetta, we were the cash cow to downtown Atlanta. Love Alpharetta but very expense to live there.
Alpharetta has never been the cash cow to downtown Atlanta. Alpharetta people drove to Atlanta to work and then leave. Buckhead is and always has been the cash cow to Atlanta.
Yea, I used to live in Alpharetta, and it is 30 miles from Atlanta to Alpharetta, BUT it takes over an hour to go from Alpharetta to Atlanta during rush hours. But yea, Alpharretta is a beautiful place to live and it's more populous than the previous decades. I was also shocked that you didn't include John's Creek on the list which borders Alpharetta. John's Creek used to be #1 on many list.
Nice video! Aside from #1, the other 4 neighborhoods are definitely not the wealthiest in Atlanta. For me, the wealthiest neighborhoods are Buckhead, Ansley Park, and Historic Druid Hills, all old money neighborhoods. An empty lot in Ansley Park is over a million dollar.
You're correct and the purpose of this video was to incorporate the top 5 wealthiest zips in metro atlanta but that would make the titel too long. When people relocate into Atlanta from other states they say they're "moving to Atlanta" not "metro Atlanta" so the video is more broad because of that. Thanks for your comment though!
Yea, but you are also closer to the crime. Small pockets of wealth in gentrified areas next to homelessness, crime, and ppl making less than $20-40k/year. We are good up here in the north metro (Suwanee, Johns Creek, South Forsyth County) where your money and safety is paramount and the best schools and most competitive kids who actually want to learn.
Good video! To be clear (for those who may not know), numbers 2 - 5 are metropolitan Atlanta cities/areas. They are not ATL proper. Lived in Alpharetta for nearly 6 years (‘03 - ‘08). It was beautiful. Loved living there. Lived there when the city of Milton was established as a former part of Alpharetta …
None of these, minus Chastain Park could be considered Atlanta. These are metro Atlanta suburbs. When you say neighborhoods, you think of Inman Park, Candler Park, Virginia Highland, etc.
True story, post Katrina I moved my family to a rental in East Cobb. Once they rebuilt I bought my first home in 30075 on 07' sold that in 2016 and bought my current home in 30005 in 2018 which has almost tripled in value. It is truly amazing over here. If they build this planned NHL Hockey Stadium next to Halcyon Im hoping it will mean a 5x value for me
I live close to Atlanta and I'm familiar with most of the areas you're discussing. You give great info to people looking to move to the Metro area, but you might want to include the major medical centers in different areas. I'm a retired RN and have had medical care at many Metro hospitals, or have taken family members or referred patients to these centers. Oh, don't forget Emory University and all their services, or the marvelous Children's Healthcare of Atlanta! Thought this might be useful for your customers and for your sales!💕🍑
I'm an RN . Looking for area close to hospital but not to close. I'm currently residing I California and planning to move to Georgia for the purpose of continuing my education. Emory University has excellent MSN program as I will be applying shortly. Thanks for memtion of hospital. Will post later regarding the video of the top five . I need to gather my thoughts right now
This is more about Suburbs than neighborhoods. I was expecting neighborhoods within the city limits of Atlanta. Buckhead, Morningside, Virginia Highlands etc.
Nice video. I live in 30188 - Woodstock, and I am right above East Cobb, and 7 miles west of Roswell, and I used to commute to Alpharetta for work, so I know these areas well.
When doing a video on Atlanta neighborhoods, it would be sweet to see neighborhoods that are in Atlanta. Also houses in Alpharetta look cheap when compared to say Midtown or Buckhead.
She got it right on only 1 neighborhood that’s actually in Atlanta …Midtown/ Buckhead Communities every other CITY she mentioned is not ATLANTA, She needs to do her homework AT-aliens don’t like outsiders claiming Atlanta 😡👎🏻
The new upper west side I’m surprised didn’t make it , that’s the new Buckhead with all the shops and breweries, and most houses start in around $800,000 for new construction 👌
Maybe next year! I agree - I remember selling a condo to a buyer for $350,000 and 4 years later we doubled his money. It's not the same without JCT KItchen though!
Also, what about 30345? When we looked for a house in Pope and Walton area, we found that the houses were less expensive there compared to 30345 ( Lakeside HS, although it seems the schools in 30345 are getting worse due to new principles and the addition to Lakeside)
I’m surprised Va Highland/Morningside areas (30305/30306) didn’t make the cut. They have been and will continue to be the most sought after areas ITP with $300-$400+ per sqft
Gainesville Georgia is one of the more affordable areas you can live in the north metro area. The median sales price is $420,000 and that would get you a four-bedroom, two bath home. But Gainesville also has some of Lake Lanier’s most beautiful and expensive homes. The highest sales price over the last six months in Gainesville was 2.9 million.
Great video, but I think this list is more so skewed to single family homes. To me, newer built single family homes that are more inward to the city (e.g. Virginia Highlands, Inman Park, Midtown) are more expensive than Alpharetta and East Cobb. However, because there are many townhomes and apartments in the city, it brings down the average value of the single family homes. Also, I imagine the single family homes within the perimeter will be more expensive on a price per square foot than Alpharetta and East Cobb because the average home outside the perimeter is bigger.
These are all good points. I focused on the highest household income so the type of housing didn't factor into the list I created. It would be interesting to run the most expensive attached zip codes---30305, 30309, etc..would be tops I'm sure.
Oakhurst in Decatur is a fantastic neighborhood! It has a charming, tight-knit community vibe, with beautiful historic homes and plenty of local parks. The walkability is a big plus, with great coffee shops, restaurants, and easy access to the Decatur square. It’s also well-connected to public transit, making it convenient for commuting. Overall, it’s a great spot for families and anyone looking for a vibrant community. What are you most interested in about Oakhurst?
What about Morning side? Some of my friends live there ( mostly GAtech professors with annual inccome 300k) , so I know how much the houses cost and how they look inside.
Good video. I grew up in Atlanta, 30317. I went to school in Buckhead. Garden Hills, Sutton & Northside, so I knew Buckhead would be #1 but I was surprised that Sandy Springs wasn’t on the list. I live in Decatur now & I thought it would’ve made the list.
I'm looking for a home in 30327 and 30305 area codes. Everything seems to start around $799,000.00. I would love to find something closer to $600,000.00.
Why not some of the neighborhoods in the city? Like Inman park, Ansley park near piedmont park, downtown Decatur area, candler park? I know those neighborhoods’ homes average well over $1 million.
For this particular video I wanted to incorporate just outside of the city as well. You're right....Druid hills, Ansley...would have been on the ITP list.
@kellycohomes oh that's wonderful! I have showed 5 homes in Chateau and each one was so different from the other. If your client likes the small town charm feel and maybe riding a golf cart to the grocery store, they will love it. It is a very quiet and family friendly area. The con (depends on how you look at it) would be there is quite a bit of construction happening with the new hospital and new developments. The road where Chateau Elan is under extensive construction. So, people may just want to be sensitive to the fact the area is rapidly growing and traffic can be a nuisance.
I enjoy your content. This video was a little misleading as 4 out of the 5 neighborhoods mentioned in the video are outside of Atlanta. I was expecting to see Atlanta neighborhoods like Morningside, Glenwood Park, Brookhaven and the likes. The majority of the neighborhoods mentioned are great for people looking to live outside the perimeter. That being said the Avalon area is great for shopping and dining.
Correct. When people are moving into the state from outside they say "we're moving to Atlanta" but they wind up exploring metro too. I simply took the top wealthiest zips in city of and just outside. Thanks for the comment!
Well, I live in Milton and have lived in Milton/Alpharetta since 2001. I am in Fulton County and pay Fulton County taxes which is Atlanta. Give us our own county if you don't want to consider us Atlanta.
Buckhead is the only neighborhood mentioned that is actually in the City of Atlanta. A more apt title for this video would have been Wealthiest Neighborhoods in the Atlanta Metro Area.
Good point- Alpharetta flows between 2 zips that fell in the top 5 wealthiest zips. 30305 would have been 6th on the list...Buckhead. Also, part of Chastain Park is technically Atlanta.
Buckhead is crime infested and would not even put it on this list. My list would be Milton-Alpharetta, Johns Creek-Alpharetta, Duluth-Sugarloaf, Cumming-Forsyth County, East Cobb and maybe Roswell. I gave 6 instead of 5 internet police 👮♀️.
Lady seems nice. However info given (if it is literally supposed to be the top five wealthiest neighborhoods) is incorrect. Chastain is the only one correct for the most part. And the shopping she showed related to Chastain is not even in that ZIP Code. Bottom line, nobody in Atlanta that knows real estate would say those first four zips are the best we have. They may be nice and have a few multi million dollar homes and country club sprinkled in there. But they are not where the Multi million dollar homes are lined up side-by-side for a very long drive.
I live in Alpharetta, zip code 30004, surprised to hear you say this is referred to as horse country; maybe more so on the Milton side of 30004; not Alpharetta side. We do have some of the best schools as well 😊
I think you should have considered 30005 as a combination. Nothing beat's Tuxedo Park. For its exclusiveness. It also offers its own private security and mail delivery hold service.
I grew up in 30327. My family moved there in 1955. Today the pretentious residents in this area hardly know their neighbors and all have alarm systems to protect against crime. The city of Atlanta is a traffic snarled cesspool of crime. We escaped in 2012 for good
There are places she didn’t mention because they don’t sell homes very often, and when they do, they are gone quickly. Brookhaven… the real Brookhaven. It is wealthy Buckhead.
To be be clear Alpharetta, Roswell, East Cobb is not Atlanta. Anywhere outside the perimeter, particularly Alpharetta, you may spend hours in traffic DAILY. And this also depends upon where you work! This is NOT Atlanta!!!!! These are suburbs of Atlanta which require a great deal of driving as traffic here is RARELY clear.
Not trying to be a smart a** it’s 3 zero, zero, zero 4.Zero is a number “O” is in the Alphabet. So please forgive me but I had to correct. Really enjoyed the video 🎉
I’ve had my ey on bulkhead for a while even have inquired about a few homes. It’s the shopping, & chasten park for me. However I like that East Cobb is not as popular

I'm looking for a home in 30327 and 30305 area codes. Everything seems to start around $799,000.00. I would love to find something closer to $600,000.00.
I have some ideas. Reach out to me at 404-606-2219 or kelly@kellycohomes.com.
I've lived here 40 years. I would not move here unless you can find something close to work/telecommute, traffic here is brutal.
Could you cover areas within the perimeter - ITP?
Sure! I'll shoot another video on the wealthiest ITP zips. Great idea!
@@kellycohomes Thank you!
Surprised E Ponce/Emory/city of Decatur area is not on the list.
Cascade is not on the list? Like how
I'll have to go back and see where that zip fell on the list. I know 30310 didn't make the top 10 but I opened it up to metro atlanta.
The list is top 5 and Cascade is not top 5, that’s why.
So much crime in Buckhead though..which is why so many are leaving
It seems to have finally gotten better after being so post covid!
Hello great video what about sandy springs.
Thank you! A bit of Sandy Springs was included in 30342.
John’s Creek is pretty expensive too.
I'm not sure how you determined the list order since usually median house value are what's important.
Great video! I live in Braselton, and Chateau Elan Estates will blow you away. Very expensive but gorgeous homes.
I'm actually showing a client Chateau Elan next week! Can you tell me more about the pros and cons of living in Braselton?
@kellycohomes oh that's wonderful! I have showed 5 homes in Chateau and each one was so different from the other. If your client likes the small town charm feel and maybe riding a golf cart to the grocery store, they will love it. It is a very quiet and family friendly area. The con (depends on how you look at it) would be there is quite a bit of construction happening with the new hospital and new developments. The road where Chateau Elan is under extensive construction. So, people may just want to be sensitive to the fact the area is rapidly growing and traffic can be a nuisance.
WOW!!! HAPPY HOLIDAYZZZZ!!!
MY FAVORITE HAS ALWAYS BEEEN BUCKHEAD❤
I think I was expecting a little more except for #1.
You did a very good job. Kodos to you. Keep up the good work. Gary
Thank you!
None of these locations are in Atlanta! With the exception of Chastain/Buckhead, all others are OTP
Ive been in all those areas. Theyre all nice. Buckhead is definetly the least safe one.
Buckhead is the only neighborhood mentioned that is actually in the City of Atlanta. A more apt title for this video would have been Wealthiest Neighborhoods in the Atlanta Metro Area.
Hello good ❤❤❤❤
You mentioned Alpharetta twice. Those zip codes should have been combined and a location within the city proper should have been included.
Good point- Alpharetta flows between 2 zips that fell in the top 5 wealthiest zips. 30305 would have been 6th on the list...Buckhead. Also, part of Chastain Park is technically Atlanta.
Zip code 30004 & 30005.💚💚
30327 is more Sandy Springs
So this is mostly metro Atlanta, not Atlanta proper. Roswell, Alpharetta, Milton, Marietta… those are towns outside the perimeter
What about Sandy Springs and Vinnings
Vinings didn't make the top 10. Sandy Springs is included in 30342.
How you not mention Druid Hills or even Gwinnett !?
I live in Alpharetta, zip code 30004, surprised to hear you say this is referred to as horse country; maybe more so on the Milton side of 30004; not Alpharetta side. We do have some of the best schools as well 😊
Yes, the Milton side although there are parts of Alpharetta that do have horse farms still!
no john's creek?
interesting Sandy Springs did not make the list
It did actually, the chastain park/sandy springs area is the wealthiest.
Alpharetta/Milton!
30067 is better than 30068, it has top schools and the Atlanta Country Club and also the Chattahooche River.
The perfect homes for some of our collectible design pieces! Stay tuned for our new pop-up location nearby! 🤍
I think you should have considered 30005 as a combination. Nothing beat's Tuxedo Park. For its exclusiveness. It also offers its own private security and mail delivery hold service.
Yes, I also love the area around Northside and Mt Paran Rf.
I feel like it should go without saying that when we say Atlanta we mean the metro Atlanta area.
What about John's Creek?
Johns Creek has 7 zip codes shockingly. Part of 30005 is Johns Creek which made the top 5 list.
If you’re interested in buying a $350,000 home for $800,000, Roswell is the place for you!
Zip codes do not have OO in them ie 30068
Says who?
It's so funny to see what's considered a wealthy neighborhood in Georgia is no comparison to a wealthy neighborhood in Florida
How is that?
Ansley Park is probably more expensive than any of these areas, and you are in town
These are the close outer skirts of ATL. 30 min on a good day.
I live in 30075 (East Cobb). Absolutely love it. I’m half a mile from Fulton county line and double the tax rate.
Not if you work from home..
i watched my parents lose their home equity to demographics three times, first house college park, second in Jonesboro, third in Henry. Locusts.
John's creek and Sugarloaf should have made the list.
Buckhead has bad crime, but beautiful homes!
Hoods for the 🤑
*Not seeing a lot of diversity in your video. This isn’t good for business. Please provide lists where you feature more diverse populations.*
Only one of these neighborhoods is in Atlanta, all of the others are suburbs.
Not trying to be a smart a** it’s 3 zero, zero, zero 4.Zero is a number “O” is in the Alphabet. So please forgive me but I had to correct. Really enjoyed the video 🎉
Forsyth is the wealthiest country in Georgia.
Is it still the most racist? That Oprah documentary was crazy……
@@xenthoughtbrandceo Times change. That Oprah show was a LONG time ago. My neighborhood is a total melting pot.
Your so pretty
The video says top wealthiest neighborhoods in Atlanta, then proceed to name wealthy suburban cities outside of Atlanta city proper.
You are correct. I included areas just outside of Atlanta as well.
I’ve had my ey on bulkhead for a while even have inquired about a few homes. It’s the shopping, & chasten park for me. However I like that East Cobb is not as popular
Have you checked out the Vinings (ITP) and N Buckhead near Mt Paran Rd, even west Moore’s Mill rd, It’s so beautiful!
I’m confused to how is this titled Atlanta Georgia?? These places are not Atlanta
Except for Buckhead
Right maybe misspoke and said 30 minutes instead of miles
O= Letter....0= Number... Sorry, it was killing me😅
ACK! Sorry- bad habit!
