Steep driveways in Atlanta are a no because of the ice storms.
No flipper would use only licensed contractors! 😆 Where would the profit be in that? Majority flippers do the work themselves. I wouldn’t buy a flip AND I wouldn’t buy a house that was sold multiple times within a few years either. Screams of investors manipulating the market by buying a house short term then selling it back double what they paid having done very little to it to make a profit and screwing the property taxes for the rest of the neighborhood houses
You listed the homes we should not buy in Atlanta. The houses you showed are what is available in the nicer areas. What is left? What kind of homes should we buy in Atlanta?
Moved here in 2014 from Michigan and living in one of the suburbs. Don't regret one bit. Atlanta is so much better than Michigan and so much better than other big cities like Chicago and New York. Love it here. The lush green forest, the mild 4 seasons, the diversity in people, culture and food. And the friendly people. Will never move back up north. The key is live and work in the suburbs and you'll be fine. Living and working in the suburbs will eliminate most of the regrets you listed.
When I was looking for a home to purchase the initial major point was the sloping of the driveway. My son's house has a fairly flat with slight decline from the 2/3 point downwards toward the back of the driveway but alongside the entry to the garage. When we first moved in and it rained, the garage was flooded because of that slope. I would have expected a French drain to have been implemented starting at the sidewalk from the driveway to the front of the house, constructed across the garage entrance to the back of the property, which could have alleviated that flooding issue. Simple enough to implement but since it wasn't it caused issues. So many common sense ideas if folks need to prevent damage. Its been rectified somewhat with a drain attached to the roof eves at the front corner of the garage leading across the garage entrance which is now closed in for extra living space. Works just as well, but would have to be adjusted if it were to be opened up again to function as a garage.

Lakewood Heights is a transitional neighborhood that which is ideal for first time homebuyers and which will be a nice neighborhood in a few years especially since it’s close to the South Side Beltline and The Sawtell mix use project
Have lived here 30 years in Buckhead. Atlanta used to be great but the crime, roads, and traffic are horrific now. Unless you like hip hop culture, trust me, stay away. Shootings happen very often. Its just not a good city any longer.

I grew up in 30327. My family moved there in 1955. Today the pretentious residents in this area hardly know their neighbors and all have alarm systems to protect against crime. The city of Atlanta is a traffic snarled cesspool of crime. We escaped in 2012 for good
i watched my parents lose their home equity to demographics three times, first house college park, second in Jonesboro, third in Henry. Locusts.
I've lived in a lot of places, but I've never seen as much crime as I have here in Atlanta.

What a salesmen.
Wait until the lawsuit filed against three corporate landlords that collectively own 19,000+ single family homes in Georgia only "for rent" get busted up and have to sell off all that real estate. Let the housing bubble burst! I love a good reality check.
Gas competitive? On price per therm, sure, but what you're actually getting is a choice of middle man. My "per therm price" is usually about $7 of my $80 bill. The rest is nonsense fees to Atlanta Gas Light which they ALL have. Meanwhile there is zero choice in internet since they all seem to piece out the market. Ethnic food is also stupidly expensive here. In DC you can get a banh mi for a few bucks. Here? $15. It's crazy. The second I moved from DC my auto insurance cost has tripled. The only thing cheaper here WAS housing and now it's barely cheaper.
Atlanta is a great place to live if you can tolerate hip hop culture. That means you will smell of weed on almost every drive you take and violent crime is common. Throw in some street racing and loud rap music playing from the car next to you at a stop light and you get the point. The roads are terrible absolutely terrible as is the traffic. Don’t say you weren’t warned.
Atlanta sucks. Have lived here 30 years in Buckhead and can’t wait to move out when my kids finish school. So many problems.
We moved from Los Angeles to the suburbs of Atlanta (Lawrenceville) 3 years ago and the only things cheaper here are 2 things only: housing and gas. For the rest of services …way way more expensive here. Example: dog grooming L.A. $45 in GA $80-$90, in L.A. there are tons of open air flea markets with tons of deals on many things year round! Here ZERO bargain spots and flea markets are few and don’t have any deals. L.A. has tons of small cheap taco trucks all around city (we could get 10 tacos for $11 in L.A.). Here, there are only luxe type food trucks where the cheapest meal is $15! 2 tacos $25! The list goes on and on….I miss L.A. 😢

I’m not sure who said you need to make $53k a year for California, that might be if you live in the valley or Sacramento but LA and Bay Area, not even close. I made that back in 2015 and I was struggling to not get further in debt (student loans being my biggest debt). So I don’t think that number is accurate for the major metro areas. - anyway I just commented on another of your videos a few minutes ago. I am a California native. My husband is originally from Montreal but we met in San Francisco. Our commute was around 3hrs a day. We were exhausted and didn’t do anything after work and it started to affect our weekends. When we started talking about having kids I realized I wouldn’t make any money if I went back to work and I’d actually lose money. The cost of daycare and commuting would have left me with almost nothing after taxes and paying those things. Not to mention that daycares close at 6pm but I didn’t get off work until 6:30 or later. So I would have had to pay someone to get my baby from daycare. I wouldn’t get home until around 8-8:30 most days and my hubby worked with me. Anyway we talked about it and he asked to be transferred. There were 2 places in the US and Alpharetta was the one he chose. I’m glad he did because North Carolina is the other and it snows there more than here and I don’t do snow lol😂. Anyway the cost of living is much better for us. We couldn’t afford a house in California and here we have a beautiful house. I don’t mind the weather differences here. Usually the non sunny days it’s raining or it’s warm but not sunny so it’s different but it’s not bad. Although I’m white I was worried about racism, coming from such a diverse area and having a rainbow of friends I didn’t want to be surrounded by people who say bad things about people. I don’t want to raise kids in that either. Jobs here though, my hubby had one but I haven’t found one that pays decent. I get offers that pay 1/3 what I made in California, I knew I’d have to make a bit less but 1/3 less is not a number I’m willing to accept. Overall though we are happy living here.
My hubby and I moved here in late 2018 from the Bay Area because our commute to San Francisco was 1hr to and 2+ hrs home and we were exhausted. Luckily the office is in Alpharetta and not downtown so pre Rona his commute was 15/20 minutes. The humidity is horrible but our neighborhood has a pool and we have AC. I hate the cockroaches, we have a wooded area in the backyard so it feels like they are just waiting for us to open the door. We can’t open our windows, WTH is up with the screens not fitting in the frame, they lay against the window not keeping anything out! On a happy note my allergies are better here than in California. I’m not a night owl but on occasion, usually when I’m sick, I eat later and nothing is open that’s frustrating when you’re sick and hungry lol. The mosquitoes here are huge. My hubby asked what they were when we first saw them. Our cars were covered and he didn’t believe me when I said they were mosquitoes 😂. The cost of living is better than the Bay Area. We were able to buy a house. We couldn’t afford one in California. We are a little north of Atlanta but we are about the same,e distance as when we lived in the Bay Area to San Francisco, the bonus is we don’t have to work downtown.

I lived in metro Atlanta from 1983 - 2014. I really enjoyed living there up until about 1998. By 2010, I was ready to leave. Luckily I got out in 2014 and I am very much enjoying small town living. When the traffic is bad here, it can sometimes take 15 whole minutes to get across town LOL.

Suwanee is a great town! It's close to Lake Lanier, has great schools and has lower taxes (if you're on the Forsyth side). I should shoot a video about Suwanee- it's where I first started selling homes way back in 1999-2000!

For people doing research. This is incorrect. These are NOT the most Affordable Suburbs in Atlanta. these places are great but they are not the cheapest at all. Keep looking.
