    I guess no one is letting go of their 3% home or buying a home if interest rates remains at 6% + , the only way people with 2-3% sell and buy is if rates fall to 5% or less

      That's a solid prediction however 2 things are happening that show evidence to the contrary: Jan home sales were up 3.3% from last January + the last 8 contracts I've been involved in were multiple offers...that's not what we were seeing this time last year. People who have been waiting to buy are coming off the sidelines in anticipation of rates dropping even though they aren't. And people have seen that despite rates prices continue to go up so locking in a price NOW and refinancing later makes a ton of sense if you can afford it.
