  • As the housing market experiences fluctuations, understanding how to navigate buying foreclosures is becoming increasingly important. In this video, we demystify the process of buying foreclosed properties in Montana, giving you a comprehensive guide and important tips to consider before making your investment.
We take a detailed look into Montana's housing market, noting that, contrary to popular belief, foreclosures aren't as abundant as many national news outlets suggest. We provide crucial insights into the differences between foreclosures and short sales, along with an explanation of the trustee sale process specific to Montana.
We delve into the vital aspects of buying a foreclosure, such as the importance of thorough inspections and the implications of bank addendums. We underscore the need to be aware of potential issues like unseen property damage and the bank's 'as-is' sales conditions, highlighting risks and providing tips to avoid costly mistakes.
Whether you're considering a government loan like an FHA or VA or financing the house through other means, we provide important advice to ensure your investment is secure. We also warn about potential pitfalls, like frozen and broken pipes during the winter months.

What would be the best route for someone looking to pay cash for a foreclosure? Would you suggest finding a realtor or is there a list of auction dates I could view? Thank you!

Per the Fed this week it looks like interest rates aren't gonna get any better this year so likely few will be willing to take the leap. Cash buyers aren't as effected of course. This year will probably be a slow market but home builders seem to be doing okay.

I feel as if people educated themselves and showed up to the court house steps and bought these properties they would save a fortune. That is how Id do it and my friend bought a house he flipped at 11k. If you know how to fix a property you don't need to tour it. It would be nice to tour it but you are missing the point of not having to compete at all with a bank or even take out a loan.

Typically can't get foreclosure inspected by an engineer as part of the sales contract?

If you buy it at the courthouse, you can't do any inspections. Once it is listed on MLS, you can do inspections before purchase.
