      Do you live in the US? If so, what state. My sister has a frame house on either 2-3 acres with a large shop & a couple of other storage buildings. It’s a 3 Bedroom, 2 bath & a fireplace. Separate dining room & 2 porches. It’s in the country but within driving distance to several cities. They’re currently living in it until they find the right buyer & I believe she’s asking about $250k for it. Possibly more; I’m not sure, because it’s been a while since we discussed it. It’s been well taken care of. No children were raised there and there has never been any indoor pets in it. Let me know if you’re interested. I know there’s many factors to take into

      In Ontario Canada I can’t agree with this. With the amount of money for a 1 bedroom apartment the average person could make a mortgage payment, landlords are making a KILLING. Assuming rent in the states is a little more reasonable?

      Normal wear and tear is not the same as being a total slob. She had to have a few instances of trash removed, mow the yard and replace an intact screen back into a window. The judge would not have awarded the plaintiff anything at all if the defendant had paid last month's rent. That's the ONLY thing the judge ruled in her favor.

      I find that a bit weird. The homeboys the home. The cost of the home is what it is.
      If I rent a 4 bedroom for myself and my family, or rent a 4 bedroom for myself - I would expect the rent to be the same regardless.
      Your paying for the property/space/amenities etc.
      Regardless if there’s 1/2 people or 5/6.

      I don't know where you live because in my area of the USA you absolutely do need to pay more rent the more people you have. Leases will usually say you're only allowed to have X number of people living there, and if you want to bring in more the lease gets rewritten with extra charges.

    Renters can be horrific. My next door neighbor rented her house and in the matter of one month they destroyed the house and appliances, never paid one penny in rent, scammed the cable company out of thousands, and skipped town leaving the house full of garbage and with two dogs locked inside. They didn't even use garbage cans, just tossed their shit on the floor and used any surface as an ash tray. Power and water was cut and kin to the renters broke in and squatted for a few days. Trash people are just that, TRASH. Would never be a landlord. I get tired of hearing renters bitch about costs, not having a single clue what it takes to own a property.

      Sounds like your neighbor didn't do a good job of screening her renters. They sound like scammers and squatters. Yes there are some bad tenants out there but plenty good ones. And yes, being a landlord is NOT for the faint of heart.

    I hate tenants. I am one, since we moved in we repainted the house, did some upgrades and repairs with the consent of the landlord. He came in at renewal and was happy the house was in better condition. Than when we moved in. Didn’t raise our rent. When my wife was out of work and we were a few days behind he didn’t charge a late fee because his investment is being cared for. I had a rental, tenants were pigs and skipped out after 3 months.

    You could tell as soon as that defendant started talking she was a deadbeat freeloader that was gonna move in a boatload family and wreck that place. 3 kids and a husband and she wants to add a baby and another husband for 7 living there. 3 minutes in and I know she trashed that place into a pigsty when they finally were able to evict her.

      @@anndeecosita3586 It may not have been the distance. It could have been the amount of traffick. I worked 30mins from a job and it took an hour to an hour and a half during peek hours. Nothing like seeing your exit but it takes 20 mins to actually get there.

    Being a landlord is definitely NOT worth the trouble, ppl are irresponsible & cause damage & Deposits don’t cover it.. If u can do all the work yourself, it’s different, but still, 70% 0f my renters are problem ppl. In 25 yrs as a landlord it seems most renters lie, & pretend to be saints, & it’s a way of life. Deposits need to be more like $2,500.00. My last drug addicts, middle aged grandmothers, had a meth lab in my place. Yup. And the one woman’s husband was in the Army. She swore she had one arrest, when she had 17!

    Where I live, you can't legally increase rent just because someone else moves in unless your rent includes utilities, and then you can only increase based on utility usage increase.

    JJ is asking the plaintiff questions such as why did you buy the house, didn't you know beforehand how far the commute was, why did you want to sell the house? Those questions are irrelevant.

      That’s what I was thinking too but I think she was trying to rule out any counter argument from the defendant. Like “oh she just bought this house and is already selling it and is trying to say I’m the reason etc” like trying to rule out that the plaintiff didn’t already have plans to rent it out for a few months just to sue a tenant for repairs the house ended before it was rented

    The way I see it and I have encountered this several times in trying to purchase a home. A person buys a house, intending to flip, and decides to have it earn income in the interim to augment profits. No so uncommon. The downside as was for this inexperienced plaintiff it can and often does backfire with a bad tenant.

    The plaintiff is shading the truth as well. As for garbage you hire a dumpster. They usually run from about $150 up to 1k. for 30 days.NBD there. Broken screen? Maybe she's trying get some sympathy improvement money from JJ for the flip. Buys for 118k then wants 130K. Hmmm.

    She is kind of foolish for buying a home only to put it for rent a few months later. When buying a home you should consider it for your own sake. I get some people buy for investments, but seems like lousy planning on her end.

    How does she know the defendant actually caused the water leak seeing as how she only lived there three months before moving out herself. That could’ve already been there before she bought the house and just cause a problem when the tenant moved in 🤔

      She asked all those questions to see if the house was unliveable and needed repairs before being rented and to make sure she wasn’t pushing those repair needs onto a tenant, basically getting free repairs on top of rent and then flipping the house for even more, costing her nothing. It’s happened on this show before, it’s a legal theft

    Landlord would get information and run credit report on daughter if over 18, if credit rating is low, could say they can't move in, not raise the rent. Taking advantage of poor people. SMH.

    I was in my forties when I got Invisalign. Youngest out of four… my three siblings all had orthodontics, not sure why they just ignored me. I wanted Invisalign for cosmetic reasons, but it fixed my bite and jaw!! Resolving decades of teeth grinding and jaw pain. Wish I had gotten braces as a child

      More wear and tear. Also there are maximum per room occupancy limits. Any time you have a person added they incur a risk that you will have to evict them when everyone else leaves.
