    I cannot comprehend why all these developers price their properties in dollars when the ordinary Ghanaian worker is paid in cedis. Who are the target customer base? How many Ghanaians can afford these? Who is catering for them? Everything cannot be all about diaspora diaspora diaspora. What about the indigenes? No wonder there's so much corruption in the system. I don't blame them. At the end of the day, man must eat.

      It's a different structure. African Americans are wondering how the payment structure works. Is it just pay in full or do they right mortgages like in the U.S.?

      Oh so you don't own it? What happens after it's paid off in 86 years? Who owns the property? Do you have to renew the lease. That means you never actually own the land. Am I correct? Help?

    HE SAID HIMSELF THIS PLACE WAS BUILT TO RENT AS A "AB&B PLACE, NOT AN ACTUAL PLACE TO LIVE NORMALLY. BANKS, HOSPITALS, ETC ARE NOT THEIRS TO BUILD, JUST HOPE FOR. GHANA IS FILLING UP WITH THESE 'ARTIFICIAL ISLAND' REAL ESTATE HUSTLES, SHINY AND NEW LOOKING NOW, BUT BUILT FAST AND CHEAP AND MOST ARE NOT MADE WELL AT ALL FOR TROPICAL WEATHER AND WILL BE IN DISREPAIR IN A DECADE.

      Agreed! I bought a property in an estate and it was a mistake. So many problems! The houses are not worth the price. The length of time they want the money is also not long enough. It's just terrible in my opinion. Gov should really crack down on all this dollar price because most average Ghanaian can't afford these. It's not "only" $60,000 because most average Ghanaians can't afford it.

    Term is too short. Not all of us makes $3k- 5k per month. Average American make about $1500-2500 per moth.

      Some of my family members have already bought plots there and only had positive things to say about the process and the fact that it is titled lands so no litigation.

      You can get a house if you are in a common unity I know that one should not be an economical slave I not into the word of believe I know that if you are in the right common unity we can build with each other and you will not be at the mercy of the money blood suckers good quality too

    A 2 year mortgage is too short it should be up to 25 yrs as in the western world cmon now we are not talking about buying a fridge or a flat screen !!

    Why are people only building Accra area ?. The place is Choke, move Out of Accra to Other Regions, there cheeper Lands and less Traffic and Stress, Quality of Life Like USA and Europe.

    Not all of us here in the diaspora can come up with $42,000 in 12 months after paying their bills. Lol. It's good price but it just for the person who can just pay all at once.

    The prices are not much more than a new full size pickup truck. Very reasonable. Also don't forget you're buying into the road and infrastructure too, it's not just the unit itself that cost the developer a lot of money.

    My biggest concern is he kept talking about hospitals, shopping malls but they are not there. Will it ever come? May be not. After 86 years then what happens? And then you pay foe the house and they only give you an indenture for you to go figure out the title yourself? . Guys I am not sure about this arrangement. I personally will look into one that at least gives you all the documents that indicates it belongs to you after paying someone $75000.00 hard earned cash.

    The mortgage needs to be looked at 2 years repayment plan excludes a huge market extension of the terms of the mortgage would open up these property to a much wider market.

      The mortgage process is apparently different from the cash installment offers by the property developers. FNB bank offers up to 15 years. But if you prefer to have an arrangement with the developers themselves then you are given 2 years to complete payment. Hope this is helpful 👍

      It is called globalization. Ghana is becoming one of the hottest places in Africa that a lot of diasporans look forward to visit and retire. These homes look like they are expensive but they are not trust me. A lot of work has gone into the infrastructure and maintenance of the community. Those who are smart are buying and those who are not are complaining. You will not get this amount of home in America for that price for a new construction. In 5 years those who bought it will be glad they did.

      I think this is a great opportunity to get a home in Ghana. Some of us in the diaspora have realized that , buying a home saves you all the grief from greedy masons and family members who embezzle funds when they are put to the task of assisting in buying land and building a home from the scratch. Also some of us work in corporate America and we will not have the luxury of a month vacation time to use those time to come and chase masons around. Buying one of these homes gives you the peace of mind and you start to enjoy the home right away when you come for vacation in Ghana . plus you have your privacy instead of living in a family home.

    Beautiful development homes. No solar energy mentioned. Mortgage terms is too short. Can the mortgage payment be extended to 5 years.

      The mortgage payment process actually depends on the bank you taking the loan from. Some banks give up to 15 years. However where you prefer to have a direct payment with the developer, that is why you have up to 2 year payment plan.

      Aside that, where the individual prefers to have their own solar panels, I think you can engage the facility management team on the arrangements.

      Freeholds in Accra are nearly impossible to acquire now.. Most lands are leaseholds and are re negotiated with land owners once the lease is up

      @@kojomensah7474 I think it basically has to do with the laws governing lands tenure system. In Ghana about 80% of lands are stool lands where they are given for a leashold period of not more than 99 year lease as per the constitution of Ghana. Getting freehold will be quite difficult if impossible.

      Land in most parts of Ghana is sold on lease basis for instance 90yrs, 75yrs or 50yrs, therefore you renew the contract at the end of the lease period.
      NB: This doesn't mean you will lose your house at the end of the lease. What happens in most cases is that you pay a token amount to the land owners to renew the lease when it expires.

      In the UK, when you buy a flat, it is normally leasehold, after 99 years the lease expires.
      So this is similar, In the UK you can apply to purchase the freehold, the same may apply here as well,,,,,,,,that is the question to ask.

      In Ghana you re negotiate with the landowner. Note that is how the law operate in Ghana with respect to leasholds.
