Wow the changes you made since I was there last May look outstanding. It looks like our advice on getting the drone updated worked. You and Ness have a wonderful 2025. I can't wait to be back to visit with you folks.
Good to hear from you Art. Sorry to report but the firmware update didn't fix the issue as well as any of the other suggestions but thanks for trying. DJI recommended me send the controller in to an authorized service center and if they can't fix it back to Hong Kong to DJI.
Such amazing landscaping. Patio looks nice without railing, more open. I believe in Hawaii those red palms are called Flame Palms. That wall being a different color adds depth and contrast. Have you considered but might be too late is faux painting the posts to look like wood? I’m also retired but find it hard to keep up with the landscaping. I might have “there’s always tomorrow” syndrome. Sadly what we call landscapers here in SoCal are nothing but mowers and blowers. Any real landscaping has to be done by myself. I’m the only one that still maintains my homes gardening on the street. Maybe the whole neighborhood.
Lucky for us having house helpers and yard helpers is relatively inexpensive compared to the west. We have part time helpers who help us relax now and then. Regarding the faux wood, we have that on our floating stairs beam but I decided to go with the real thing for the outdoor living. Just my preference and I like woodworking.
About 3 meter spacing and yes, they could closer but it was setup like that for symmetry and to align with the palms on the opposite side of the fence.

Happy new year James! You have a truly beautiful house !!! I learned from your experience, also from the experience of traditional Filipino houses: in the Philippines, the roof should well over-extend the perimeter of the house, so rain can't get anywhere on the sides of the house. Also, stairs going up into the house is always a mess and need maintenance. I would choose, also for old age, a nice architectural ramp. I like the idea of tiles on external walls. Looks nice and very durable, maintenance free. Thanks!!!!

Originally the land cost P2,600/sqm back in 2010. Property here now is P10,000/sqm. Original build cost of Villa Feliz was around P9m back in 2017.
