In most cases, registering for a government sale on Bid4Assets will require you to put forth a refundable bid deposit. But registering for a Bid4Assets account is completely free.
Good Job Sean.. However, in regards to the "Non-performing Bidder" fee, is $250 the norm or does this fee fluctuate from private seller to seller? Thanks again for a great tutorial.
Hi there! The $250 Non-Performing Bidder fee applies for all private real estate auctions on Bid4Assets. For personal property auctions the NPB fee becomes $100.
A government sale is any auction where what is on offer is being sold by a government office. On Bid4Assets this will most frequently be tax foreclosure and mortgage foreclosure sales.
@@bid4assets what does "debt amount" mean in the Sheriff Sale?? For example I'm seeing $1250...does it mean that is what the previous owner owes & I will have to pay it in order to get the property??
does one need 2500 dep for california per house that i plan on bidding on or is that just in general so i dont need 2500 per house i bid on before i bid
It is one deposit per tax sale. So if you wished to bid in say the Riverside County tax sale you would need to submit a single bid deposit for that sale. If you wanted to bid in the Yolo County you would need to send a separate bid deposit. All deposits are refunded in the event that you do not participate or do not win any auctions in the sale.
so in theory, if I win some land at 300$ because no one else bid, do I really get that land for 300$ or does the seller have an option to say no? i notice some don't have a full price tag
If it is a private seller they would not be able to reject the bid no. Government sellers (counties hosting a tax sale) can reject bids at any time for any reason. Though the most likely reason for that to happen would be if the original owner of the property paid the default taxes that were owed on it. At that point the property would likely be withdrawn from the sale.
Thank you for this it's very helpful 😅
Good to know. Now I understand autobid. Thank you
Do you have to pay to join the auction?
