      Its not builder its from sales team you must have got. They can change shift any time. Do talk to the site engineer for that take in writing and are they allowing you to do that before possession. If not you will be doing on the risk that society will not allow you after possession.
      If the partition wall of adjacent flat is made of bricks then you wont face any issue. Mivan wall is very hard for any changes.
      To make a hole of 2inch for ac fitting took 3hr and 2500rs in mivan wall.

      @@homelogica977 AC fitting toh builder karwake deta hai...he is saying that no alteration/holes you will be needed to do...and even if needed it will be done on free by our maintenance team
      Talking about Nirala estate phase 2 here , where they have opted for full mivan.

      Before mivan was introduced all the high rise towers are made on rcc only. So it all depends on the developer and his construction quality. You can see big developers like hiranandani and Shapoorji mumbai construction which are more than 50yrs and still standing as new.

    Very nice video, I have 2 questions : a) can we identify if its a mivan or brick just by looking at the building or do i need to ask the builder. b) since in india people dont follow that many rules, so do you think opting for mivan would be a good idea as it doesnt allow any personal construction like altering the design of the rooms etc.

      A) In initial stage it can be seen but after painting one cannot judge just by seeing that its a mivan or brickwork.
      B) Not exactly true but yes one can go for mivan. If the layout is not upto your mark dont go for that property. Try to get a property made as per your taste. And believe me any such property is liked by every client. In mivan you cannot break the wall but you can add anything without breaking.
      So my point is dont think for alteration while checking property as its a compromise in the layout which you are accepting on your cost.

    Very well explained. My question - In MIVAN built flats, can we change electrical points, lay few electrical lines in walls as we normally do for any interior walls ? Plumbing lines also. I got contradictory answers from others. What other constraints in MIVAN from interior works point of view ? Would appreciate your response. Thanks.

      Well in mivan construction flats are made in 2 style by developers.
      1) Every wall is pure concrete. So you ask the Electric guy or plumber can it be done in the pillar as the walls are as strong as pillar if made of concrete. The answer will be NO as it's too difficult to dig the line space in concrete pillars. But if you are doing interior that wireing can be done behind the interior and you can get your plug position in new places.
      2) Builder build outer wall with concrete but inner are regular brick work to separate rooms, bathroom, kitchen etc so in this kind of structure you can easily make alteration.
      Hope this must have cleared your doubts about this.

      In the flat if I have Mivan exterior walls, and I want to make one plumbing pipe for washing machine through the Mivan wall (from inside to balcony outside), is there a safety issue? Same question for creating channel for electrical wiring/switches in Mivan wall, is there safety issue?
      (Interior designer says they can drill with machine so there is no difficulty, but is it safe for structure?)

      @@saichandra1360 drilling a hole through the wall can be done it will not effect the structure strength. We also had to do core cutting in wall for split AC in our flats which is a mivan construction. As long as you are not completely breaking a wall or trying to make a bigger holes for new window or doors fittings, its safe to do such modification.

      Well some developers make internal walls of flat by Rcc bricks if that's the case in your property you will be able to do changes. If it's internal walls are also mivan then those are load bearing walls and you can't do changes that means you can't break it but you can always add something in interior.

      And yes, for all three question yes you can do this.. what you can't do is removal of any portion of wall completely or trying to alter the design by removing a part of wall is not possible in 100% mivan construction but in hybrid where internal walls are made of bricks, its possible.       There is no such test results i have with me. But cylinder blast should not impact much on this construction.. the construction is earthquake proof and duble the life span against the brick work structure.

      No such issues of heat will be faced in mivan. If construction + builder are good, you can opt for the top floor also. Apart from heating, leakage is another reason why people avoid top floors.

      1) yes they are warmer in cold days and comparatively colder in hot summer than a brick house.
      2) As per my knowledge termite eat wood so as they are made of concrete its termite proof also.

      No heating issues. I have been living in mivan property for the last 4-5 yrs. Never felt any such issues. Just to counter the new technology, the builder whose property is made in bricks, their sales team will give you such silly excuses. As the outer walls are thick, they dont pass the heat.

    How much time is needed to construct a 22 story building with mivan? And how much is the waiting period after slab?

      A 22 floor needs almost two and a half to three yrs to make it from scratch. And another year to completely finish the job.
      After each slab season to season, it diff, but 45-60 days min is given.

      In mivan, there are no issues if you choose the top floor flat also. As already the top floor slab is thiker than usable floor to support extra weight of other things. Water proofing is also done, so there is no leakage. Reflective coting is used to prevent it from heat and full privacy and marvelous view you get from top..

    Is there any concept of semi mivan technology. I was about to purchase a property. The builder said the outer walls are made of mivan and inner from AAC brick work? Is it a good decision to go with this construction?

      Yes developers do call it hybrid construction. They do it for 2 reasons.
      1. To save the cost.
      2. If internal walls are not mivan then alteration is possible as per client demand or after delivery.
      Yes you can go ahead this is not unique, its a common practice by many developers.

      Its like saying can we cut a little part of my RCC pillar, as its not looking good in my Living room. You can do that in RCC and mivan both nothing will happen in short run but eventually you are playing with the structure strength. So the facts given by me in the video is not my thought process they are the facts of engineering team.
      Mivan structure is much more stronger than RCC no doubt in that and thats why life span of Mivan is much more than RCC structure. Hope it has cleared your doubts Sir.

I am not sure but not very comprehensive explanation. Is there any layman video which I can refere to understand it better.

      As i am not a civil engineer so will not be able to explain it in any better way.
      My advice will be check with some civil engineers who are in construction field. May be they can clear your doubts.
      And if you are not convinced that mivan is stronger than RCC thats ok there are lot of property still made in RCC. If you by any chance want to go for it that will be available in market.

    Sir, New Gurgaon mein 20 floors ki building mein ek flat lene ka soch rahe hain. 2013 mein construction start hua tha fir kisi reason se 3 floor pe ruk Gaya, 5 years ke liye. Fir 2018 mein start hua, 2022 mein complete hua. Builder is reputed, but red bricks are used. Do you advise me to book an apartment in it, if I liked the layout and finishing?

      Red brick is not bad it has been used from a long time and if developer is good and reputed and you have liked the Layout also, so you can go for it.
      My concerns will be the property started in 2013 and Layout and feel of project is already 10yrs old. My suggestion will be check for New Property in same budget look if you have any good option in ready Possession. If then also you like this one go for it..

      @@homelogica977 I highly appreciate your genuine response. The builder is Bestech, a reputed one in Delhi NCR, the layout is very good. They have in-house way of construction and maintenance of the property. I was just skeptical for the 4-5 years of lag of construction. Probably, will do some more enquiry about the quality and then decide.

      I'm working with them so I can say mivan bahot strong or long lasting h aaj ki date me har builder mall ho ya society sab mivan hi use krte h brick work old dates ho gya h koi hath bhi nhi lagta use . Or na buyer leta h ab wo

      I will suggest that if you have to choose between two projects where everything else is the same, then you can go with mivan construction. Which is better than the brick or AAC BLOCKS. But it doesn't mean that all the other projects which are not made in mivan are not at all good. Depends on the builder and project.

      MIVAN is a construction type its not compulsory to make a building under mivan.
      No such guidelines given under RERA act.

      Yes building which are taller has to be made in mivan. Upto 11 to 13 floor hight i have seen brick work. And 15 and above builders start using mivan as they are more stronger.

      Pune fall under earthquake zone 3. Seismic zone is around 100km from pune.
      For individual construction, this MIVAN technology is not used as it is way more expensive than conventional.

      Usually if you see RCC brick work has been sactioned for 35 to 40yrs and this mivan is 75plus yrs by authorities..

      Its a pure myth that mivan flats are hotter than brickwork.
      If you think logically you will understand the things like this are done by people who are making property in brick and want to have such stories to prove that they are doing right thing.
      Mivan is not only strong but handles cold and hot weather way better than brick work.

      Mivan will be costly as its completely made of concrete plus the technology and structure is imported.
      Sorry I will not be able to tell you per sqft costing as I am not a civil engineer.

      Yes sir.
      in old brick work tower there is always a chance of leakage and seepage from walls which gives bad smell in rainy season and extra cost of putty and painting on every 2nd year if not every year. in mivan no leakage or seepage.
      The walls of mivan are very strong so if you have internal walls of flat is also made from it you wont face any privacy issues and its sound proof also.

      That means you have used substandard quality products while construction of the building / wrong implementation of layout. These can be cause of the problem.
      For example, only installing airbags and seat belts in the car will not ensure a car safety rating to 5 stars.

      It's not the technology which is responsible. It's a poor quality and substandard product. If technology is a problem, then why is lodha still using it in its other new projects
      I have been living in mivan construction rented flats since 2007 and have never faced any such issues.
      Niether i get paid for this video, nor the standard of video is such that anyone will pay me. Its the general idea and update of the market given..

    Sir I am booking a flat in an under construction property. It is one tower with 26 floors based on Mivan (phase 2 of an already delivered project)
    Everything else is already there like club house etc.
    It’s 26 floors, 1 tower with two 3500 sq feet flats on each floor and tower that is pending. They have just started construction.
    The builder claims 3 years delivery time. Do you think it can be done in 3 years?

      Claims have no meaning until they are written in your agreement or given the same to RERA.

      @@homelogica977 in the Rera it mentions 5 years but the builder says it’s standard to mention 5 years. It’s just one remaining tower with 26 floors that’s left.
      If we just talk about construction- do you think a 26 floor tower could be made ready by them in 3-3.5 years?

      As a developer, if he wants, he can complete it in 2.5 to 3yr easily.. but still my suggestion will be ask him to write the dates in the agreement. Or else if he defalts, you can not hold anyone for verbal commitment. The person whom you are taking is employee, and i know even he can switch his job after your sale also.

      After 64k views and so many comments i got this that you dont understand half of things and you studied from MIT Pune.
      Well one thing i can assure you nothing wrong in MIT PUNE as i hav completed my PG in 2007 from MIT pune.
      I speak hindi and used some terminologies which is used in construction field and tried to be simple, so the new buyer in market can understand the technology and decide accordingly.
      Still mark the time line where you had difficulties in understanding will try to simplify further.
