Heatwaves and Mivan Construction The Mivan technology enables extremely rapid construction, improves durability and earthquake resistance, and reduces wall thickness and increases carpet area in high rise buildings. The Mivan construction technology essentially comprises a highly durable aluminum formwork fabricated in the shape and layout of the building including the walls, columns, beams, and slabs. It is extremely modular and uses the same formwork for all the floors of the building. The steel reinforcement is fixed within the formwork and concrete is poured into it to make the different members of the building. When something sounds too good to be true, it is. As good as Mivan construction sounds, however, there are some disadvantages: High modularity comes at the cost of extremely low flexibility. The initial cost of making the formwork is prohibitive and therefore is only suitable for skyscrapers or extremely large sized projects. But those are not its biggest disadvantages. The proverbial cake is taken by thermal insulation. Mivan construction technology uses reinforced cement concrete as its only material. Since the entire building is made with concrete and steel, both being materials that offer notoriously low thermal insulation, energy efficiency of such structures is almost zero.
I don't agree with him.... every construction have pro n cons but which is having more pro and less con... 1: Breaking inside walls and moving here and there is not as per govt norms... we shouldn't move/break. 2: Its big issue when outside plaster leaving the walls... how many societies are repairing immediately.Mivan will not be having such plater issues 3: Very very less heat absorption in Mivan 4: Build/finish quality 5: Best thing is that it can bear around 8.5 magnitude earthquake. 6: Building quality will be more durable compare to conventional structure. The sound insulation in MIVAN is horrible. I live in a MIVAN high-rise and have found that the sound damping is zero. Pls beware of buying MIVAN flats. This construction does not damp sound and sleeping in your own flat will become a challenge. The noise of TV of kids running upstairs is clearly heard downstairs.
FYI,You can change the inner layout even if you are living in mivan. I am living in mivan and change my inner layout also. Sorry to say with product enhancement things are improving. I was earlier living in dwarka which was having conventional construction. Mivan is much better.

He is real estate seller and I can see it's becoming hard for him to sell non mivan hence making this video. Go and check build quality yourself. Wall can't be moved but house will remain there for longer. In non mivan you can move wall and after few years all the walls go away.

(Personal opinion) I think Mivan construction is better than conventional. Amit Sangwan's point of view is "Andar deeware tod fod k violations karna is a bad practice" which I feel relevant indeed. By doing violations we not only risk our lives but also fellow residents of whole building. Good video anyways. It should be opened for healthy debate.
Only con is modifying house design later on, but that is known from day 1. So if you like the plan take it otherwise don’t. This is pretty mature technology. I have seen places in Europe and USA , using it always. So if you have to compromise on future plan modification vs quality of construction, then Mivan is definitely better
The biggest problem is indian mindset of Hathda maar technology of local guys. They don't use proper tools. Even for putting a painting we use keel and hathoda...

Even in MIVAN, many internal walls are made of Cement or concrete bricks. They are just partition walls and can be modified/ removed without affecting structural safety of building. All outer walls are of cource concerte. I fear there would be many constraints in electrical, plumbing modifications during Interior works.

Yes...I remember in Thailand Mivan was doing such buildings including villas during 1994 - 1995 using aluminium formwork...the major disadvantage is that you cannot remove any partition / non load bearing wall that people generally do. I think they are in India for few years now mainly in South India

What builders are doing they are selling mivan project rather at high price, and charging high maintenance..even the actual maintenance on mivan construction is almost nil.. So yes... Remedial Measures In external walls, ties used in shutter connection create holes in wall after DE shuttering. 5) These may become a source of leakage if EXTREME care is not taken to grout the holes. 6) Outer shuttering in no case Should Expand more than.25cms as It will lead to uneven load distribution 7) The sheathing with full live load of370 kg/m² should not deflect more than 0.25 cm and the joists with 200kg/m² of live load should not deflect more than0.25cm. 8) Maintaining the Integrity of the specifications is of extreme importance for uniform distribution of load. 9) Height to place the concrete. In Mivan Technology of construction the concrete is placed from height of 3 meter in shear wall and compacted using vibrator, now as height of placing concrete is more there are chances of segregation in concrete resulting in Honeycombing and cracks in wall. 10)Due to box-type construction shrinkage cracks are likely to appear around door and window openings in the walls. It is possible to minimize these cracks by providing control strips in the structure which could be concreted after a delay of about 3 to 7 days after major concreting. 11)The problem of cracking MUST BE AVOIDED minimizing the heat of hydration by using flash. 12)Concealed services become difficult due to small thickness of components. 13)Frame work has life of 200 uses, and should never be used more than the recommended time can we ensure this from Indian Builders 14)Cleaning of framework of Residual concrete, requires extreme precison,It should be never be scraped or grinded by grinders for cost saving. as it changes the dimensions of surface. But should always be cleaned by specified chemicals which are expensive. 15)Each and every Square foot of concrete Should be of exact required STRINGENRT specification as whole of the structure is self-supporting with thin walls. Less Scope Of Alterations - Alterations or modifications are not possible as all the members are cast in RCC. Can Have Contraction Cracks - Shrinkage could result in cracks on walls and slabs. This can be prevented either by reducing the heat hydration by using fly ash or by using control strips on the structure. I am not against Mivan but it can not be used to jack-up the property prices

Totally disagree, seepage come always from shaft area or washroom where grouting is not good....and let me tell you one thing you dont know so much right but try to put your wrong theory.

You are correct...1.. Mivan gives project speed and reduces cost.
Cons:. What builders are doing they are selling mivan project rather at high price, and charging high maintenance..even the actual maintenance on mivan construction is almost nil..
So yes... Builders are playing with mivan technology.. bhai.. taj mahal , lal kila to chuna patthar se bana hai abhi bhi waise hi hai... Disadvantages of mivan : 1. Heats lot means high electricity cost. 2. You cannot put a nail in the wall... Bhai ghadi kaise hang karoge wall pe,.also Photos, LED..many wall mounted things .. dikkat hoti hai mivan wall mein drill karna .. Many other issues.
1. Only advantage is less seepage.. because it's non porous unlike brick which absorbs water. 2. Fast construction.
But. Agar builder accha material use kare.. to brick wall se bhi acchi quality aati hai..its all about material used...
Mivan mein bhi builders jhol kar rhe hain... Less material and steel using some... Usmein to pura structure hi girega... Conventional building mein to kam se kam skeleton hota hai .. mivan mein puri building hi structure ho jaati hai... 🥴🥴

1) Number of holes will be more in the vertical wall, outer wall which is in direct contact with the rain, hole should be grouted by Non Shrink compound.
2) The formwork requires number of spacer, wall ties etc. which are placed @ 2 feet c/c; these create problems such as seepage, leakages during monsoon.
3) Due to box-type construction shrinkage cracks are likely to appear.
4) Heat of Hydration is high due to shear walls. Remedial Measures In external walls, ties used in shutter connection create holes in wall after DE shuttering.
5) These may become a source of leakage if EXTREME care is not taken to grout the holes.
6) Outer shuttering in no case Should Expand more than.25cms as It will lead to uneven load distribution
7) The sheathing with full live load of370 kg/m² should not deflect more than 0.25 cm and the joists
with 200kg/m² of live load should not deflect more than0.25cm.
8) Maintaining the Integrity of the specifications is of extreme importance for uniform distribution of load.
9) Height to place the concrete. In Mivan Technology of construction the concrete is placed from height of 3 meter in
shear wall and compacted using vibrator, now as height of placing concrete is more there are chances of segregation in concrete resulting in
Honeycombing and cracks in wall.
10)Due to box-type construction shrinkage cracks are likely to appear around door and window openings in the walls. It is possible to minimize
these cracks by providing control strips in the structure which could be concreted after a delay of about 3 to 7 days after major concreting.
11)The problem of cracking MUST BE AVOIDED minimizing the heat of hydration by using flash.
12)Concealed services become difficult due to small thickness of components.
13)Frame work has life of 200 uses, and should never be used more than the recommended time can we ensure this from Indian Builders
14)Cleaning of framework of Residual concrete, requires extreme precison,It should be never be scraped or grinded by grinders for cost saving.
as it changes the dimensions of surface. But should always be cleaned by specified chemicals which are expensive.
15)Each and every Square foot of concrete Should be of exact required STRINGENRT specification as whole of the structure is self-supporting with thin walls.

Baklol, builder flats me kaun naksa change karwata hai, in mivan material cost is higher and labour cost is less, it means you will get good material

Less Scope Of Alterations - Alterations or modifications are not possible as all the members are cast in RCC.
Can Have Contraction Cracks - Shrinkage could result in cracks on walls and slabs. This can be prevented either by reducing the heat hydration by using fly ash or by using control strips on the structure.
I am not against Mivan but it can not be used to jack-up the property prices
