    Going for high rise is like changing from a 4g plan to 5g plan.
    You have to do it.
    As a structural engineer, I have designed several towers. Design of structures is fully compliant for all possible earthquakes in the region. Hence there should be no fear of higher floors.
    High speed lifts of speed 2.5m/sec complete one floor in about 1.2 secs. A 32 storey tower shall have two lifts and one service lift. Thus you won’t face issues with lift.
    Uninterrupted power supply helps continuous operation of lifts.
    Why sacrifice, the wonders of higher living such as privacy, safety, cool breeze and unobstructed city view for old fears.
    I say this because, I am trying to sell a 1st floor apartment and am finding it difficult because the building is now shadowed by adjacent apartments. There is no sunlight. First floor is relatively unsafe and I pay for lift, even though I never use it.

    Low maintenance charges in low rise, distance to travel while boarding your car, low risk during natural calamities like earthquake, office spaces in basement, low dependency on lifts which at times get risky with small kids getting stuck in high rise, maintenance of low rise building is less challenging than high rise, etc. These are some of the advantages of low rise

      If you want to buy exclusivity, then you buy high rise.
      I bought a 1st floor flat in 2005. Today I am not getting market rate as adjacent towers have overshadowed it. I am paying maintenance but not using the lift. There is less privacy.
      The only customer I get are senior citizens. Young crowd is looking for new high rise.
      Finally it is your choice.
      I will pay a premium but go for high rise only.

    Agree with all the points except mivan. Mivan only provides cost and speed benefit when it comes to low rise buildings. That added strength helps in case of big towers. However, bricks are better in insulation from heat and cold so we are better off with a well constructed brick building incase of low rise buildings

      As bricks become costly and good quality soil becomes rare, brick work will stop eventually.
      MIVAN gives you rooms without column and beam recesses.
      MIVAN gives better finish because of absence of plastering.

    india is a predominantly a hot country mainly in the cities like delhi, kolkata, chennai, noida, gurgaon. 9 months of high heat. so what kind of direction of the flat and floor height will keep the flats cool overall in a highrise during summers ? which direction will have the least amount of sun exposure ?

      North facing balconies and windows hardly get any sun so that's what you need to check. However, lack of sunlight makes your home depressing so I think south facing is best. Little bit extra power bill is worth it

    New low rise projects are gated with all amenities, mivan construction, view of pool and park, maintenance same as highrise.. also less scare during earthquakes.. trend is changing

      It's not possible to give garden view and pool view to a large number of floors in case of low rise as only 4 floors could be created at one location. Now assuming you have 10 plots throuh which pool is visible then only 50 apartments could have that pool view . Compared to that you can create 30 floors with the same view by combining 2 of those plots. So you can make 5 towers and 150 apartments could have the view of that central greens and pool

      But what about land ownership. Way more divisions of land in case of high rise

      @@vishalkanwar2333 land ownership is anyway a technicality in these cases as it's valid only when for some reason your building collapses. Even in that case it's not like you can sell that land separately or build anything you want. You can simply rebuilt your floor which could be done even in the case of a high rise. Point is that technically you own more land but in reality you only have the right to your own floor so end result is not much different in both cases.
      There could be a remote possibility that someday government changes it's zoning laws and you are allowed to construct a 50 floor tower on the same plot where you have your 4 or 5 floor low rise but that's a far fletched remote possibility and all the disadvantages of a floor are very real which affect us every day

    - [ ] Many places in the country builders are doing brisk profitable business with construction of 3 floors. It was in Haryana that buyers were getting better deal because of price divided in 4 floors. So now more plots are demanded to cater to same number of buyers, rates will rise to 33% in comparison to 25 % earlier and fools are rejoicing that plot prices are going to fall, losers all the way their hard earned savings as always.

    I totally disagree this point.
    When in Emergency it will be hassle to climb stairs,
    During emergency to get to ambulance or help will be tough,
    As Floors goes up, The air pressure increases, For old people with Lung/heart problems this is dangerous.

      Top floors have lot of benefits but some drawbacks like heat and possibly seepage from terrace which can be avoided if you are in 2nd top. So I personally like second top as perfect floor no.

      I bought a 1st floor flat in 2005. I am finding it difficult to sell because of 1st floor.
      Due to advent of high speed lifts, greater privacy, city view, cool breeze, higher floors are in demand.
