My parents have been house hacking sice 1991, cut their mortgage down over 75%. The house is now valued over 4 times the original cost and still hacking.
How do you maintain the property in the Bay Area? What are the costs of cleaning and repairs after each tenant leaves? With such long-term rentals do you have a way to make sure the property is being well treated by your guests?
Can you do a tax video. Strategic tips, llc vs s corps, and how you guys set up your structure to keep taxes from eating away at your profits? Great info and vids I’m a happy subscriber!
Property Taxes will more than likely go up to around $6k after reassessment upon new purchase price, so around $500 per month. Just FYI, Dallas and surrounding counties will use purchase price as new assessed value, and rates are around low to mid 2% effective tax rates here so you have better idea when analyzing deals!
Do you choose Airbnb over just renting out the Bay Area house for airbnb marketing reason? Or just to leave it available for you to return to that location later if decided? (I hope I made my question clear lol) I’m asking Airbnb vs renting out the homes with lease.
Why u settles on Dallas? Im just curious cuz I'm also thinking of goin to Texas and was thinking Austin or Dallas. I prefer to not deal with cold temp and snow I hear the winter Dallas can get below 50 and still get some snow. Is that true? Austin is further south so it should be a bit better right? Also what are the diff vibes in each area? I hear Austin is like more hipster n yuppie type which I would think if u like were in bay area u are already around that and want that same thing.
Instead of "referral fee" ask for a "rebate" from your buyers agent. Im not a realtor, but have an agent that puts any offer in for $4,000. Ive used realtors that gave a 1.5% back when closing. Nobody should be letting your buyers agent to get 3%. your giving $$$ away for nothing. Many realtors are offering a 1% listing fee now for Sellers.
I rather do a new build in TX than buy a “substandard” (for me) home. I would have extra thick walls to lower my energy bill. Also add solar electric & solar heat collector. Good luck 👍🏼👍🏼👍🏼

You also keep adding debt. Cashflow is always nice in a booming economy, but we saw what happens with over leverage in 2007. Best of luck to you guys
