    A drone flyover of the entire property would be an excellent way to document your progress.

      This is a great idea, even the cheaper dji mavic ones support fully planned out flypaths. So could preplan it, let it just fly and video/picture of the property, and then just do the same mission every other day/week. Saves on having to fly by hand a would give pretty close to the same viewpoints across the property over time.

    I feel and understand your excitement! Enjoyed the "walk". At 79 most of my "mountains" are behind me but I love youtube because we get to experience things vicariously thru youtubers experiences. I remember several times when I approached new and exciting projects and many of our visions came true. Good luck to you! I'm going to enjoy it with you!!

    If you are not in a rush to clear out undergrowth, get some pigs. A little bit of electric fence strung from big tree to beg tree establishes a perimeter, move them as they clear it out. Joel Salatin has some excellent info on it.

    People generally don’t want all the land in the world they only want what borders what they own. My son and daughter in law started with 28 acres. And have several hundred now. We get to live on the property. Lots of trees to cut up. Hunting available. I am just so happy for you.

    Hi Jay, some things worth considering about the pooling water - 56:25, 1:14:40 these appear to be vernal pools which are critically important habitat areas for small animals (salamander and frog tadpoles, birds, predatory insects and larvae like dragon/damsel flies etc). They will be utilized by mosquitoes as well, but when left undisturbed there should be plenty of naturally occurring predators to keep their numbers in check. By filling them in you run the risk of throwing the entire ecology out of whack and the mosquito population could easily get out of control as they'll just find smaller puddles on your property to breed without the predators to maintain their numbers (a mosquito can breed in as little as a bottle cap worth of water or puddles 1/4" deep). Plus vernal pools are amazing places to continue exploring nature with your family when the wildlife that uses them is abundant.
    Also you could look at building/ installing a few dozen small bird and bat boxes strategically around the property. Bats alone will eat thousands every night and many bird species eat them too!
    The best mosquito control is supporting the health and habitats of the creatures that eat them. Let nature do the work for you ;)

    I recently bought 79 acres in Northern VA that is half pasture and half old growth hardwoods that had never been cut. What worked for me was to have a forestry mulcher come in and clear the underbrush in an area around where we planned to build our house. For areas away from the house that we still wanted the underbrush thinned I used a chainsaw to get the big stuff and an old flail mower for the small stuff and blackberries thickets. Next, for area where you only want trails a Stihl FS410 with a blade is exceptional and anything under 2 inches. Good luck and enjoy. I loved every one of the hundreds of hours I spent on my project.

    Hey Jay. Invest in a trade stear with a mulcher attachment. For all you need to do it will be far more effective than a tractor. I am working on a similar project in Louisiana. Had the tractor but added the other and it made a world of difference.

    At some point, if you wish to deal with the established ATV trail traffic, be sure to post the edges of your property as No Trespassing, No Access, No Hunting, etc. Also chain off existing trails that cross your property lines.

    Lovely little patch of paradise you've acquired for your family there Jay, looking forward to following your journey as you turn it into your home. In regards to your trails & drainage issues, I for mind, would suggest maybe making your existing trails a little wider and adding spoon drains on either side. As it's hard work cutting new trails and, given the amount of work ahead of you already, I'd be reluctant to cut any new ones, unless they were integral to your plans. Cheers and best of luck

    To avoid burnout take regular timeouts. Even if it’s only an afternoon. There’s a reason for Sundays and breaks. You actually end up getting more accomplished. Enjoy the journey.

    So happy for you Jay, looks like an incredible property! Loved seeing this video, please continue to document the entire process. I know I and many others would love to see it! We don't have nearly the size property, but we bought 11 acres of heavily overgrown wooded property 5 years ago and I am really wishing I had done a walk through video like this so I could go back and see where we started, it's come a long way already, would just be cool to see exactly how far! Props to you man, I'm excited to see what you do with it!

    Over 30 years ago I planted some eucalyptus trees on a swampy 5 acre property, built horse stables, a shed and a nice family home 🏡.
    Now I can enjoy seeing my handiwork still standing and doing its job on Google Earth and Street View. The trees are clearly visible providing shade for horses. No doubt Jay, you'll be able to see similar positive effects of your labour too in decades to come 😅

    Beautiful place! You're so right about MS being a beautiful place. I USED to live in HORN LAKE, MS in the early 90's and I used to LOVE to just cruise around the back highways between there and Hernando and back west to Tunica and Hwy 61...just a beautiful area.

    It just dawned on me that living in the country (farm land) for most of my life, I never had a place like that. Now (in a city), I do. I don't own it, but it is a great place to walk through. I've never been so close to a live, wild deer and rabbits in my life.

    Nice start! Just beginning to watch the video and noticed a lot of smaller trees and saplings. Since you bought a tractor, maybe invest in an attachment that would probably cost you little compared to hiring out the clearing. I saw it in Woodbrew and it can cut and clear brush and trees up to a couple inches thick. Plus it looks fun. I can’t remember the name but the company is located in Alabama. Definitely worth the $4-6K I believe they wanted.

    Good for you. We bought a couple of acres of Forrest last year and in the process of building a house on one end of it. Bought a mini excavator and it worth its weight in gold. 3/4 of our property is steep so the tractor won't work for us. Cut a trail with a couple of switchbacks and we enjoy hiking on our own property.

    You can add a waterwheel hydroelectric generator to your creek to get electricity to add lighting for your camp area. You don’t need to rely on just that little waterfall.

    If you have a Mosquito Abatement in your area they may come out and put mosquito fish in there during the season will eat all the larvae and get rid of the mosquitoes

    I've got some land that started just like that, from going in with just machetes, to chainsaws and wood chippers to find where we wanted to build, to hiring out some of the smaller stuff to get mulched. I like watching these transformation videos. Careful who you get to harvest the pines, they'll say whatever you wanna hear and do whatever they want afterwards, atleast here in Texas. I was limited on who I could get by the amount I wanted to clear, many wanted 10 acres minimum. I was expecting to have hardwoods dotting the area we had harvested as I was told they could do, that didn't happen, still dealing with damaged trees that were left damaged or pushed and now leaning and WILL fall or have to be dropped before they decide to topple.

    I'm looking forward to starting down a similar path in a couple years. I really enjoy living in a high-rise condo, for a while anyway, but I really want to go back to living in the woods where I can't see a single neighbor and I can build anything, any time, as loudly as I want. Until then, I'll just live vicariously through you.

    What a gem of a property!!! I'm so excited for your family.
    So, along.with your channel, 2 of my other fav's are Andrew Camerata and Outdoor with the Morgan's. Both do alot of outdoor work, albeit opposite ends of equipment. Andrew buys the cheapest and is able to fix everything, and he's opposite of your attention to detail, more of a 'if it works...', while the Morgan's is new equipment, without a spec of dirt, firewood business and sawmill.
    Regardless, with the amount of work you have in front of you, invest in the biggest mini-excavator with a blade that you can afford. You can drop trees, make roads, trench utilities, build burn piles and general property maintenance. 2nd would be a skid steer with tracks. If you're lucky, you'll find gravel, sand or rock on the property you can use for road building.

    Thank you! And we do have a lot of sweat to give but the time part isn't guaranteed--enjoy the time you have with your family... and I am so happy for you that you are living your dream. But really, snakes?! Ain't no way in the world I take that walk in Mississippi... I saw the biggest ball of snakes I ever care to see (one is too many) in Vicksburg... had nightmares about it for years. Oh, and by the time I watched this there was "only" 10K views---that says a lot about the person you are. Even in this video I learned! Thank you!

    I’m sure it would be expensive, but if you had a company come out and scan your property with lidar, you would have a 3D map with all of the elevations of your entire property and you could plan out all drainage ditches accordingly.

    I wish I didn't live so far away, I'd bring my sawmill in and help you cut and mill logs on half. I also have a skidloader with tracks that would be great for building a road and trail system through the land. I'm a outdoor guy too.

    A controlled burn will help you assess your trees as to what harvesting and what you need to think out to aid future growth, also ONX mapping or similar program will give you a good track record of how you trails.

      I’m not outdoors in the least, but my dad and stepmom have some property outside Rochester NY they built a home and kennels on. They dug a pond (since they own it and not AFAIK looking to sell it to make it a lake). They have a few trails they made over the years and some tree stands on the property for hunting from.
      Good luck and I look forward to watching what video you make of the progress. And as previous comment I am replying to mention ONX maps are cool. I took a look at the app after hearing ads for it on another YT channel.

      I did go posting the property when I was a kid shortly after they bought the land and before the house was built, so hunters would learn it was no longer open for them to use (without permission)

    I have a bandsaw mill. If you can afford it in your budget get fully hydraulic. And something big enough to lift an oak 12’ log. And a set of forks. So excited for you and your family!

    Pretty Cool Jay. I know they are expensive but I would suggest renting a forestry mulcher to get your initial trails established. An important part of land management is having access. You probably have that on your plate already but people tend to put it off because of $$$ but once they do it they always say why didn't I do it sooner. You don't have to do everything just get a good perimeter access trail and then later on do it again when you have had time to think things out. Just a suggestion. Can't wait for the fun to ensue.

      Of course, a skid steer and mulcher would drastically cut time. But financially it isn't in the cards right now. Until it is, sweat equity is where it's at!

    Hometown Acres, out of the Carolina's, has a great couple episodes on selective harvesting his acreage. May be worth your time to learn from his experience.
    Most important takeaway is getting to know and trust a forester who will protect your property in lieu of overharvest and pilage your property.

    Super excited for you and your family, Jay!
    Might want to see about bringing in a forestry expert and maybe an arborist, too to come out and check out your property to help you decide what/where you should thin and leave, etc. Shawn James (MySelfReliance) here on YT did that on his property up in Canada and he learned a lot about his land.
    And if you've got hunter stuff on your property, you might want to get some orange vests to do your wandering around until you're sure you've cleared it all out (and maybe even after).

    I have a large lot of forest land I've been developing for about a year. A couple of thoughts: hiring a tree mulcher is expensive but probably worth it for just a day since it goes really fast. It was $2500 per 10-hour day in my area. After that you have an area to work from and make burn piles. After the initial mulching I'd recommend renting a 3-5 ton mini excavator with a thumb. I've done clearing myself with just a chainsaw and with a mini ex. With a mini it goes 3-4 times as fast, especially if you have a helper to cut trees to manageable pieces. If you don't want to deal with hardwood suckers in some area after you clear, you can do "hack and squirt" herbicide application to larger trees and wait 2-3 weeks for herbicide to get to the roots; then you cut. Glyphosate 50% will work for most trees (not all), but if you want extra potency, add Imazapyr 5%. Hack and squirt is effective most of the year, except early spring when sap flow is very strong - it can wash out the herbicide from the cut.

    You seem like you would be better served purchasing a small excavator and Bobcat than to have someone come in and clear the property.

      Pay the difference in cost between paying someone to clear a driveway and 2-3 acres vs a small excavator and bobcat and I'll be glad to put them to use.

      It sucks taking on debt, but certain debt is good debt.

    Interesting story about chemicals... My dad used to own a farm, but now just lives on ~3 acres out there. One year, he noticed that when the neighbor farm sprayed their field that it hurt his trees. My dad was fine with it. He said that all he had to do was cover up the trees before he sprayed and problem solved...
    Similar story, when I used to live in my small hometown, they have a steel foundry, and I was talking to a guy that I knew well that live near it. He was telling me about the paint peeling on his car and that he found out that it was when the foundry was burning off stuff at night that the EPA doesn't let them do legally. They paid him to have his car clay-bared a few times a year, and problem solved again...
    I was actually proud of East Palestine, Ohio for no just brushing that train accident off because they felt fine so it couldn't have any ill effects to them... I don't know why people in my home town trust crap that kills trees and peels the paint on your car. I'm happy that you don't trust that crap either.

    I believe those are May Apples to the left as you are talking about getting to know things better. We have them here in West Virginia. They pop out of the ground this time of year. The “apples” the produce are edible. Only the plants that are forked set fruit.

    I would check and see about getting a logger to cut and clear some of your pine and hardwoods. I know the crew that did my brothers, they were very focused on getting in and taking down selected trees. as a bonus you could get some of the areas prepped for clearing were you want to get pastures.

      We already tried that. Pine is down right now. No money in it and nobody around here wants a job this small. We're going to keep them for our own timber, most likely.

    Check with the EPA if that property is classified as wetlands with a creek and standing water. I know in FL if you have water on your property the EPA and Army Corps of Engineers regulations can be a nightmare.

    Not going to lie, I'm a bit jealous. I'd love to be able to do the same thing. But I'm super stoked for you, Jay. Ideally, I'd find some land with more relief, and I'd build a MTB snd running trail all around and through the property

    I wish that I lived closer to you to share my experience of creek/river side living. So much I have learned living beside an open water front. As a child into adulthood and then again as an adult. Two heavy things I can share, try to be extremely minimalist when cutting wood down by the river. Even the sampling. Let them grow. The tree will eventually either die or get taken by the river. You need a lot of saplings to take over and then the strongest will be the main tree. Secondly, our bodies chemistry changes roughly every 7 years. So I was once reactive to poison ivy, then I got used to it as I grew up on the river. But then lost my negative reactions. But then later for the reaction to come back to me. Hopefully you and your family won’t have any bad coming to you with it, but just know it may come when you don’t expect it, specially if they\you don’t interact with it for awhile.

    This is great. Some may not like seeing this type of video, especially on a woodworking channel but I do. We used to lived on a 5-1/2 acre wooded lot and being an former avid mountain biker and trail builder I enjoy seeing this stuff and thinking and planning of what could be. Remember, leaves of 3, let it be. That wasn't poison you touched but good to know poison ivy doesn't affect you anyway. Itll be interesting to see this natural canvass take shape into Bates acres!

      @@JayBates just make sure you nail down the poison ID before you get to the point that you're out there some day and nature calls and you grab the wrong leaf. Don't ask me how I know about that. 😬

      Bonus tips: leaves of 3 (with the two outer leaves looking like thumbs) is one variety of poison ivy. I'm not sure if Mississippi has poison oak or not but I'm not familiar with that variety in Illinois because we don't have poison oak here. But the other poison ivy variety is the vine type that grows up trees. If it's a hairy looking vine, it's poison. It's the vine is not hairy then it's most likely a wild grape vine which your kids will have fun swinging on. I know mine do!

      Oh, also, you'll want to check those briar sections you've encountered this summer. I would bet some of those thorny bushes might be wild raspberries and blackberries. At old old house we would pick tons of them every summer. One summer we collected 40 lbs of black raspberries in our backyard. We had an endless supply of jam! 😋
